We are also pleased to annouce a great new book we are excited to have contributed to, How to Buy and Sell in the Bahamas. It's a wonderful resource for those who are looking into buying or selling Bahamian real estate and want to know more.

Luxury Island Living
Live inside a piece of art!
Kayu Maya from beach
This unique home (see our listing XS10901) takes island living and elevates it to an art form. Located on beautiful Staniel Cay in the Exuma Cays of the Bahamas, with amenities that can be hard to find in a tropical getaway, this home has all you dreamed of, and more.

The builders and designers took elements from luxurious beach resorts around the world and created something utterly distinctive from these inspirations. The pinnacle of island living, Kayu Maya is perched atop a 40' ridge line on a one acre lot which runs from its own secluded, white sand beach to a creek with protected docking.

Kayu Maya Living RoomThis 7,000 square foot abode greets you with an impressive facade curving into an entryway that is immediately welcoming. On your left is a serene courtyard water garden - an oasis within an oasis. Then, the open plan living room with its jaw-dropping views and, like the rest of the house, a seamless transition from living space to nature. Immediately outside of this space is a glittering infinity-edge pool and an ocean view bar, both of which seem weightlessly suspended over the clear turquoise of the sea below.

Kayu Maya CarvingsEvery beam, window casing, cabinet and railing was hand carved by a team of over 100 craftsmen.  Balinese and Indonesian designs are intricately carved to create astonishingly meticulous details. All other details, from kitchen cabinetry and stone countertops, to the furniture and door hardware were custom-made and designed in Indonesia, adding to the feeling that this residence is truly singular. In the kitchen, modern appliances are ensconced in the warmth of natural materials.

Kayu Maya BathroomOnly a few steps from the heart of the home, the large master suite includes a bathroom that conveys absolute relaxation. The master bathroom incorporates the traditional luxuries of a Jacuzzi tub, shower, private water closet, twin sinks, with the most surprising feature of all - a private outdoor shower nestled into the gardens.

Whether you have a large family, or just enjoy entertaining guests, there will be more than enough room for all. Next door to the master suite there is a bedroom with spectacular views and its own bathroom, and in the West wing of the house, just across the courtyard water garden; there are two more bedrooms and bathrooms for added privacy and comfort.Kayu Maya Bedroom

Additional space for guests is also available in the spacious two bedroom guest cottage next to the creek and directly opposite the two 40 feet docks. Boaters will be tempted by these state of the art facilities, which can accommodate boats as large as 70 feet, in a creek that has been dredged to a depth of 8 feet at mean low tide.

Kayu Maya OutdoorsKayu Maya is perfectly situated for you to enjoy the outdoors at any time of day as both sunrise and sunset can be watched from the plentiful terraces. On the sunset patio and garden, turn on the fire pit, light up the grill, and settle in to a refreshing drink.

Staniel Cay has just enough amenities to make tropical living comfortable without losing the charm of an Out Island. These benefits include: a 3,000 foot airstrip for ease of travel, an adjacent marina, a restaurant, a church, a post office, retail shops and a boating supply store. The natural surroundings also provide a smorgasbord of activities for guests of the island. A nearby favourite is Thunderball Cave, an underwater cavern where scenes from a James Bond film were once shot. The area also has some of the most amazing dive and snorkelling sites, and also the Exuma Cays Land and Sea Park, a marine and land reserve teeming with wildlife.

HGC Update:
How to Buy and Sell Real Estate in The Bahamas
A Great New Resource for Real Estate Advice
by Matthew SimonWe've just discovered a hot new release that will be sure to help home-buyers and investors alike.

Matthew Simon, the author of How to Buy and Sell Real Estate in The Bahamas, says of his book, "it walks the reader through the process of buying or selling real estate in the Bahamas, explaining how it is similar to and different from the process in the U.S. With this knowledge, readers know what to expect, so the process is no longer mysterious or intimidating."

Simon, a graduate of Williams College in Massachusetts, first worked as a corporate strategy consultant before becoming a full time real estate developer. He developed several hundred units of apartments and condominiums in the Boston area and began his own real estate agency, The Boston Realty Group (now known as the South End Realty Group.) Simon now lives in Florida and is currently developing Buttonwood Reserve (see listing ES10700), a condominium community in Eleuthera, Bahamas.
Matthew Simon first became interested in the Bahamas almost by accident. "I met someone from Nassau who happened to be shopping for a house lot. I was amazed when she told me how inexpensive oceanfront land was on many of the islands. I knew the Florida real estate market well, and given how close the Bahamas is to Florida, the prices were a bargain. I started researching real estate in the Bahamas. I spent many hours on the internet, spoke to other Americans who had bought property there, and grilled the local real estate agents. I flew to the islands and looked at land.  Soon I was making offers. It was a lot of work preparing to invest in the Bahamas. And you know what? In spite of all my efforts and experience, I still made costly mistakes. Why? Because I didn't realize how much I still didn't know."
Simon says that those interested in buying Bahamian real estate generally assume one of two things, that buying real estate in the Bahamas will be just like buying it back home, or that buying real estate in the Bahamas (or any foreign country) will be too difficult, complicated, and fraught with risk.  When in fact, buying real estate is different but not difficult or complicated if you have the basic information.

This is why he's compiled all his best tips and the information he gained through trial and error, in one great place. It includes money-saving tips, and also a where-to-buy section where some of our own HGChristie agents, Neil Aberle, Wendy Rowe, Rhonda Waton, and especially John Christie, were able to make some helpful contributions.
This book is available for purchase in both a print version and an e-book online version.
Every copy of this book comes with fifteen minutes of free email support. If the book doesn't answer your questions, Matthew Simon will answer them himself, says Simon, "I can see the book is helping people, and that feels very good."

HGChristie Agents Visit Royal Island

HGC Agents in Royal Island

(from left to right: Rhonda Waton, William McP. Christie, John Christie, Elbert Thompson, Iola Knowles, John Constantakis, Jackie Kemp, Phillip Williams)

Our agents recently got the exciting opportunity to tour the exclusive new luxury development of Royal Island, Eleuthera. On July 29th, the HGChristie agents took a Bahamas Fast Ferry to Spanish Wells where they were then transported via a Royal Island vessel to the gorgeous island itself.

This ideal second home location will feature such deluxe amenities as a world-class golf course, marina, and a hotel and spa. Elbert Thompson, one of the attending agents, said, "From the moment of my arrival on Royal Island, I could tell this place was unique. Lush vegetation, rich soil, and great elevations with spectacular views of the island and nearby cays make Royal Island a truly special place. The availability of world-class amenities is a wonderful bonus that makes owning a home on Royal Island an envy of all who visit."

Another attending agent, Iola Knowles, said, "I thought the trip was great. It was very informative and nothing prepares you better for selling a product than experiencing that product first hand."

This fabulous trip culminated in a wonderful lunch provided by the island before the agents were taken to Harbour Island for their return trip. Overall, a spectacular day was had by all, and the new development proved to be as beautiful and idyllic as anyone could dream of.

With the Introduction of a Brand New Resort Development We are Expecting Great Things from Cat Island
Within the next few years, Cat Island, Bahamas, will be coming into its own - and that may prove to be a very advantageous thing for us all.

Cat Island is the sixth-largest island in The Bahamas and has the highest elevations of the entire island nation, providing some of the most beautiful perspectives on Bahamian waters and cays that can be found.

An exceptional new resort development, The Cat Island Golf & Beach Resort, is soon to be created by a group of investors, Cat Island Partners, Ltd.  This amazing property rests on 1,906 acres of land adjacent to Fine Bay, Cat Island and has more than 2 miles of white sand beach.

This project is to be done on a grand scale, including single-family residential home sites averaging over an acre each, village town homes, an apartment complex, a tennis centre, a 200 room J.W. Marriott Hotel, a Monte Carlo-style boutique casino, a full service beach club with multiple swimming pools, a beach cafe and cabanas, and the recently announced PGA VillageŽ. Phase 1 of this resort, of which the PGA VillageŽ will be a part, is projected to cost approximately $200 million and is anticipated to take 3 years to complete.

This resort will be remarkable in that it will have the first-ever PGA VillageŽ to be developed outside of the United States.  The goal of this village is to focus on golf while providing world-class, luxury resort experiences to its members and guests.  The PGA of America, in its press release announcing the development of this new PGA VillageŽ, also announced that they plan to host PGA of America member championships at the new Bahamian facility - another sure draw for golf enthusiasts and the average tourist as well.
"The PGA Village in the Bahamas is an example of the global growth of golf and will be a premiere destination for PGA Professionals and the golfing public," said PGA of America President Brian Whitcomb. "We are excited about the impact it will have on the Bahamas as a tourist destination as well as the employment and golf opportunities it will create for the island."
With everything that this new resort community will have to offer it is doubtless that it will attract many tourists and will also interest potential investors in this relatively unknown island. This presents the perfect opportunity for Bahamians and non-Bahamians alike to take advantage of what could become a popular tourist retreat. A resort on this scale could be a wonderful catalyst for local employment and the country's economy as a whole.
