Oahu Rail and Real Estate

Live-Work-Play 'Aiea featured in the video is a thoughtful planning approach to a mixed-use neighborhood where retail shops and markets, a walk-to-work office community, residential living and public open space and gathering areas create an "Urban Village" where people will be able to live, work and play.

June 2011 Real Estate Update
Sale pending

During May, sales of 243 single-family homes and 330 condominiums were reported through the Board's MLS, decreases of 15.3% and 10.3%, respectively, for single-family homes and
condominiums from May 2010. The median price paid for island properties in May was $595,000 for single-family homes and $290,000 for condominiums, decreases of 0.8% for single-family homes and 4.9% for condominiums, compared to the same month last year. According to the Days on Market indicator, sales closed at a slower pace last month compared to a year ago with single-family homes listing for 31 days up from 27 and condominiums listing for 36 days up from 28.

"While median prices in comparable Mainland markets have dropped significantly, Honolulu's prices have been holding up relatively well," said Joyce Nakamura, President of the Honolulu Board of REALTORS®. "Moreover, pending sales for both single-family home and condominiums are significantly up from last year, which demonstrates the continued demand for island properties."

Summer Time Energy-Saving Tips

Energy Saving Tips

The average home spends about $1,900 a year on energy costs. But you can lower your energy bills and help save the environment at the same time with these following tips:

Be a speedy chef

  • Nothing is more energy efficient for cooking than your microwave. It uses two-thirds less energy than your stove.

Push a button to wash your dishes

  • Surprise! Your dishwasher uses less water than washing dishes by hand. Then let dishes air-dry to save even more!

Fill up the fridge

  • Having lots of food in your fridge keeps it from warming up too fast when the door is open. So your fridge doesn't have to work as hard to stay cool.

Eliminate wasted energy

  • Turn off appliances, lights and equipment when not in use. (Save: 2%)

  • Unplug electronic devices and chargers when they aren't in use. Most new electronics use electricity even when switched "off." Turn computers and printers off at the power strip. (Save: 1-2%)
In this market there are many questions regarding changes in lending programs, tax incentives, and distressed properties.  It's one thing to read about them in the news, but another to find out how these issues personally affect you.  We'll be glad to have a complimentary consultation where we can discuss your current real estate needs.

As always, thank you for your support and graciously referring your friends and family.

Sincerely,

Choice Team
