May 2011 Real Estate Update
Monopoly Homes

During April, sales of 229 single-family homes and 379 condominiums were reported through the Board's MLS, decreases of 19.6% and 6.7%, respectively, for single-family homes and

condominiums from April 2010. The median price paid for island properties in April was $585,000 for single-family homes and $305,000 for condominiums, an increase of 3.5% for single-family homes and a 0.7% decrease for condominiums, compared to the same month last year. According to the Days on Market indicator, sales closed at a slower pace last month compared to a year ago with single family homes listing for 34 days up from 26 and condominiums listing for 34 days up from 24.

"Median prices are holding pretty firm in the current Oahu housing market, at $585,000 and $305,000, in April," sad Joyce Nakamura, President of the Honolulu Board of REALTORS®. "April's data shows that there is enough demand, albeit lower than last year, to maintain our residential price levels. We continue to experience a stable environment for both buyers and sellers."

5 Ways to Increase Your Miles per Gallon (MPG)
Gas PricesAs gas prices soar to record highs, drivers are trying to find ways to increase their mileage on each tank of gas. Whether it is keeping tires properly inflated or combining trips, here are 5 ways to increase the efficiency on your gas.

Keep your vehicle well maintained

A car in poor running condition will use more gas than one that has been tuned up. According to Advance Auto Parts, a dirty air filter can reduce gas mileage up to 20%. They also note that spark plugs in poor condition can reduce has mileage up to 12%.

Find the best prices

Before heading out to fill up, search the web to find the lowest prices in your neighborhood. Gas price information websites like gasbuddy.com help you find low gas prices.

Don't go out of your way to save a few pennies

If it's convenient to shop at a cheaper place, do so. If not, don't. On a 10 gallon fill-up, saving 5 cents a gallon on nets you 50 cents. It doesn't make sense to go a mile out of the way to find cheaper gas.

Don't top off your tank

Trust the auto-shut off. Over-filing can lead to wasted gas.

Use a gas credit card

Gas station credit cards can be a good way to save a few cents per gallon. Just be sure to pay off your balance at the end of the month!

In this market there are many questions regarding changes in lending programs, tax incentives, and distressed properties.  It's one thing to read about them in the news, but another to find out how these issues personally affect you.  We'll be glad to have a complimentary consultation where we can discuss your current real estate needs.

As always, thank you for your support and graciously referring your friends and family.

Sincerely,

Choice Team
