Greetings!  

 

Here we are entering into the final quarter of the year.  2012 is winding down quickly, however, the rental market continues to be smoking for investors.  In the first 6 months of 2012, we rented 262 units, or roughly 10 per week.  Currently, our vacancy rate is 6.1%, and the pace shows no signs of slowing.

 

We are looking forward to continued success with you, and wish you a lovely Fall season.

Furnace Work Orders

 

Colder weather means that we will see an increase in furnace-related work orders.  Furnaces have been turned off or not used during the summer and issues may come up when they are fired up, especially if they are older units.

 

The average life of a maintained furnace is 15-20 years.  If your property has an older furnace, watch your Owner Portal for furnace-related work orders.

Selling your investment home?  Here are some tips for success:

  • Be sure that other agents can access the home - increase your house's marketability!
  • Hiring No Zone is a good way to ensure that the property is secure, while allowing access.  The lockbox is built in to the security door.
  • Be sure to maintain the property - keep cutting the grass and cleaning up the landscaping.  A little curb appeal goes a long way.
  • Keep the utilities on while the home is on the market.  Things like lights and heat will help your buyer make the right decision.  There is nothing worse than bumping around a dark house in the winter where the temperature in the house is colder than the outside temperature.

City Inspection Reports

 

Please note that the average wait time for an inspection report after a city inspeciton is 10 days.  Once the report is received by our office, it will be posted to your Owner Portal.
