It's Spring!  Here in Michigan the grass is green and the flowers and trees are vibrant.  The Tigers are playing baseball at Comerica Park, and life is good.

 

This month we have some helpful advisories to share, and real estate services to offer.  Beatrice is our Employee in the Spotlight.  Beatrice is new to our company, so be sure to say hi to her when you call or visit.

Don't Be A Victim of Deed Fraud

 

Wayne County Registrar, Wayne County Sheriff and Wayne County Prosecuter have teamed up to form the Deed Fraud Task Force to investigate and prosecute deed and mortgage fraud within Wayne County.

 

Deed Fraud occurs when someone forges someone else's signature on an instrument transferring any interest in real estate.  The forged document does not have to be recorded for the forgery to occur.

 

Mortgage Fraud occurs anytime someone obtains money from a mortgage company by using a fraudulent deed or by misprepresenting material facts in the process of applying for a mortgage.

 

Anyone can be a victim of deed and/or mortgage fraud.  If you believe you are a victim of deed and/or mortgage fraud and your property is located within Wayne County, call the Deed Fraud Task Force hotline at 313-224-5869.

Tips For Reading Your Statment

 

In this column, we will provide tips for reading your Owner Statement. The tips are based on real customer service calls we receive, so we know there are more owners out there with the same question!

 

Q. Why is there a water bill expense on my statement? 

A. If GPM pays the water bill for your property and then charges the Tenant, the amount of the bill first appears on your statement as an expense.  Once the Tenant reimburses the charge, the amount appears on your statement as income.  The Tenant has 30 days from the date the charge is posted to their account to pay the bill.

 

Q. Can I have a copies of invoices from outside contractors, such as plumbers, pest control companies, and heating & cooling companies.

A. Yes!  PDF copies of invoices from outside contractors can be found under the bills tab on the Owner Portal.

Investors Beware
 
We have received calls from investors who purchased real estate privately - without the help of a Realtor or a title company - and now find that back taxes, that were assumed to have been paid, are due.  Back taxes could be in the hundreds or thousands of dollars.  Guess what?  They are your responsibility now.

The best money you could spend on your investment, besides the cost of an inspection, is the cost of title insurance.  Don't find yourself after the closing with an old lien or outstanding taxes or past due water bills.  The title company will make sure that the home is free of encumbrances, that taxes are prorated, and that utilties are paid up to the closing date.  In addition, you will be protected against future title issues.

Garner Properties recommends that at the very least, you secure title insurance prior to closing on your investments; however, the best advice we can give you is to call Teressa Harbin, Director of Marketing and Real Estate Sales if you are considering acquiring real estate.
