As we come to the end of an exciting year, I would like to take the time to thank you for your business and support in the past years and to give you some insight into the changes we are planning in 2012. 2011 RECAP As many of you know, we have grown quite a bit over the last few years. 2011 was not exception with 30% growth and a number of changes. Here are just few highlights from this year: - Restructure of the Maintenance Department - We put an in-office coordinator and 2 new staff in place;
- New move in procedures - Developed procedures to help our new tenants feel as welcome as possible;
- Expansion of the Rehab Department - We now have 3 crews to handle major rehab projects through our 4 Diamond Services affiliated company;
- New Client Services Department - Dedicated staff to address client questions and concerns;
- Dedicated Account Managers - As part of our Client Services Department, large portfolios are assigned to an Account Manager for ease of communications and service;
- New Marketing Department - Dedicated staff to market vacant rentals; and
- New office to serve metro-Phoenix area - We made the first step to expanding our services nationally this year by opening an office in Arizona. We offer property management and real estate sales and marketing services in that location.
2012 AND FORWARD The entire team at Garner Properties & Management has worked very hard these past years to build the foundation of the best property management company in the country. Although things are not yet working perfectly, I can say that we are making strides and moving in the right direction. I would like to stress that we are continually analyzing our operation and making changes to our systems in order to improve our company and ultimately provide you with the best service possible. Our entire company is focused on a 5 star customer service program this year. As 2012 progresses, you will see more changes in our procedures and systems that are designed to help us to achieve our service goals. In addition to customer service changes, here are a few other areas we will be focusing on this year:
- Vacancy rate of 5% - With our new marketing programs and staff, our goal is to get our overall vacancy rate to 5% or less;
- Faster rent-up turnaround - The Maintenance Department has put systems in place in order to get our turnaround of move-out to rent-ready to an average of 15 days or less;
- Client training program - We will offer on-line portal training to our new and existing clients through our Client Services Department; and
- Sales & Acquisitions program - Our Director of Sales & Marketing is a licensed Real Estate Agent through our brokerage. She will assist investors and clients with dispositions and acquisitions.
We are proud of our accomplishments of 2011 and excited about our goals for 2012. We will not waiver in our dedication to serving you, our clients, and we thank you for giving us the opportunity to work with you. |
