Greetings!  

Remember when you were in school and your teacher asked you to write "What I Did On My Summer Vacation"?  It's been 2 months since our last newsletter, and although we have not been on vacation, we have a lot to write about!

We have new faces in our office, and you will get a chance to meet them in our "Employee In The Spotlight" section in upcoming issues of this newsletter.  This issue features Jean - look for Jessica H., Julie, Jeff, and Danielle in future issues.
 
If your property is vacant in the cities of Detroit or Inkster, we now offer storage of your mechanicals for extra security.  Read on!
Added Security for Inkster & Detroit Properties

 

Due to the increase in break-ins of vacant properties in the cities of Detroit and Inkster, Garner Properties & Management will now start offering the removal and storage for furnaces, hot water tanks and air conditioning condenser units.

 

In the past, the NO ZONE security doors have been enough of a deterrent to prevent criminals from breaking in to a vacant home and removing these items.  Times have changed, and we are recommending the complete removal of the furnace and other valuable items.

 

Garner Properties & Management will remove and store the furnace, hot water tank and A/C condenser for the following prices:

 

     Hot Water Tank and Furnace - $350

     A/C Condenser - additional $150, plus cost of  Freon

 

Prices include re-installation of the units when the property is rented.

 

We know that it is very unfortunate to have to absorb these costs, but this is cheaper than having to purchase the units new.

 

Once the items are removed from a home, a laminated sign will be posted on both doors informing everyone that the furnace, hot water and all copper plumbing have been removed from the property.

Winterizing Vacant Properties

 

Despite the beautiful Fall weather we have had, it is that time of year already.  Starting mid-November, we will winterize vacant properties according to HUD guidelines to ensure that plumbing supply lines and fixtures are not damaged by frozen water.  Winterization includes a thorough and complete draining of the plumbing and heating system; non-toxic anti-freeze added to all of the plumbing traps and fixtures; and toilets and sinks tagged.

 

If you handle your own maintenance, or if you require approval for us to handle maintenance, please contact us if you would like Garner Properties to winterize your vacant properties.
