Jessica
Our Employee In The Spotlight this month is Jessica Zilka.  Jessica is the Client Relations Specialist.  She assists homeowners with the contract process, portfolio management, and lease renewals.  Jessica is the point person at the company to answer any questions, solve any issues, or address any concerns from homeowners.  Click here to see more about Jessica and the rest of the GPM Team.
ON-LINE RENT PAY IS AVAILABLE

Tenants who wish to pay their rent on-line may do so by logging on to the Tenant Portal.  One-time payments may be made by credit card or checking account draft (convenience fees apply).  If you set up Auto Pay with your checking account, the convenience fee is waived.  If you do not have a login for the Tenant Portal, click the SIGN UP button on the Tenant Portal and fill out the requested info.  Login information will be e-mailed to you.

We would like to take a minute to thank you for giving us the opportunity to assist you in finding your home.  We don't always say it, but we enjoy working with you and we appreciate you.

We have new team members are Garner Properties that we will spotlight in future editions of the newsletter.  In the meantime, you may be greeted by Dawn the next time you call the offices.  She is our new Administrative Assistant.  Be sure to say hi.

Rain Rain Go Away!

The spring rainy season can wreak havoc on the city sewer system and, more importantly, your drains.  To avoid your sink, tub, toilet, shower, or floor drains from backing up, please keep these areas clear of hair and debris.  Backups can also occur becuse gutters are clogged with leaves and dirt.  Please keep your gutters clean.

 

If you are still experiencing a backup or flooding, please contact us and we will address the problem.  We found a very comprehensive article about ways to avoid a water problem.

Lease Renewals

Lease renewals are sent out on a monthly basis, depending on the expiration date of your lease.  We try to give Tenants at least 30 days' notice of a renewal.  When you receive your renewal, you have a few options:

  • You may sign the lease renewal and return it to us.
  • You may do nothing.  If you do nothing, your lease will continue on a month-to-month basis and your rent will be slightly higher than if you signed the lease renewal and returned it to us.
  • You may vacate the property.  If you decide to vacate, you must give 30 days' written notice (regardless of when your lease renewal was received), provide us with a forwarding address, and turn in your keys in order to be eligible to receive a copy of the Move Out Checklist that we complete when determining the final move out costs.

We hope that when you receive your lease renewal, you will decide to sign it and return it to us.  We, and the property owner, love long-term Tenants.

Always Be Ready

Emergencies can happen anywhere at anytime.  Your emergency can be anthing from a scraped knee to a devastating fire.  If something happens to you or your family, are you ready?  What would you do?  We found a great article which makes suggestions about what items to have on hand, imortant phone numbers to have handy, a plan in case something were to happen, and where to get valuable information so that you can avoid surprises.

 

Once you set up your emergency kit and plan, you may never need to use it.  Wouldn't that be great?  On the other hand, it's comforting to know that if you do need it, it's there for you.

 

Don' forget your mother / wife / sister / daughter / grandmother this week.  Mother's Day is May 8.  As always, we appreciate your business.
