Greetings!  

We would like to take a minute to thank you for being our clients.  We don't always say it, but we really enjoy working with you, we appreciate you, and we welcome the opportunity to assist you in marketing your properties.
  
We are continuing the momentum of the first quarter with increased showing appointments and lease signings.  We are also increasing our marketing efforts and exposure.
  
Unfortunately, we, along with the rest of America, are feeling the pinch of the soaring fuel prices.  To that end, we have announced below that we are increasing maintenance fees in order to be able to provide the same level of service.
  
On a lighter note, we have new team members at Garner Properties that we will spotlight in future editions of the newsletter.  In the meantime, you may be greeted by Dawn the next time you call the offices.  She is our new Administrative Assistant.  Be sure to say hi. 
Rising Maintenance Costs

Due to the sustained increase in gas prices, we are being forced to increase our maintenance fees by $2.00 per hour.  We apologize for the increase, thank you for your understanding as we all try to meet our expenses in these tough economic times.

Vacant Property Registration Ordinance

The City of Detroit has amended the Property Maintenance Code with a new ordinance called the Vancant Property Registration Ordinance.

 

All properties that are vacant for 30 days or more must be registered with the Buildings, Safety Engineering & Environmental Department to receive a Certificate of Registration of Vacant Property and must obtain an Exeterior Certificate of Compliance by passing an annual inspection.

 

If your property is actively being marketed, it is registered with the City of Detroit as a Rental and has a Certificate of Compliance.  We will not register these homes that may be between tenanats as a Vacant Property.

 

If your property is off the market and vacant, we will register your property with the City of Detroit as a Vacant Property to avoid fines according to the guidlines of the information sheets below.

Lawn Maintenance

 

Seasonal lawn maintenance on vacant properties is about to begin.  We will start off the season with a 7 to 10 day rotation, and then every 2 weeks beginning in July.

  • If Garner Properties & Management handles the maintenance of your property, we will automatically maintain the lawn.
  • If you prefer to maintain the lawn yourself, please notify us.
  • If you handle the maintenance of your property and would like Garner Properties & Management to maintain the lawn, please notify us.
  • If your property is a condo or apartment and the lawn is maintained by an association or there is no lawn, we will not maintain the lawn.

Our fee for lawn maintenance is $27 per cut and includes basic service - mow & blow.  As we mentioned in the article above, we have had to increase the fee this year due to increased fuel costs. 

Don't forget your mother / wife / sister / daughter / grandmother this week.  Mother's Day is May 8.  As always, we appreciate your partnership.
