ON-LINE RENT PAY IS AVAILABLE

Tenants who wish to pay their rent on-line may do so by logging on to the Tenant Portal.  One-time payments may be made by credit card or checking account draft (convenience fees apply).  If you set up Auto Pay with your checking account, the convenience fee is waived.  If you do not have a login for the Tenant Portal, click the SIGN UP button on the Tenant Portal and fill out the requested info.  Login information will be e-mailed to you.

February is a busy month at Garner Properties.  We have been answering winter-related maintenance calls.  But, we have some good news for you - Punxsutawney Phil did not see his shadow this year on Groundhog Day and that signals an early Spring!
Pay Your Rent On-Line

Paying your rent on-line is quick and easy.  You can set up your on-line payment to be a One-Time Payment or you can set it up to Auto-Pay your rent.

 

We recommend Auto-Pay - it will save you time, money and it will make this part of your life stress-free.  Ensure that your rent is paid on time, every time.  End the last minute trips to the office to pay your rent.  Also, with Auto-Pay, you won't have to pay the convenience fee that applies with making a One-Time Payment on-line.

 

How do you sign up for Auto-Pay?  Just log on to the Tenant Portal of our website.

 

Don't have a logon for the  Tenant Portal?  Follow the prompts, and we will send you one.

Regular Maintenance Saves You Money

Regular low-cost maintenance of your rental property will save you big money in repairs in the long run.  As Tenants, you are responsible for replacing things like furnace filters, smoke detector batteries, and keeping drains clear of hair and debris.

 

Did you know that clogged furnace filters can cause the heat exchange to fail?  Furnace repairs can be very costly.  Replacing a $5 filter could save you $500-$1000 in repairs in the event of a failed heat exchange.  We recommend changing furnace filters every 3 months.  Be sure that you select the filter size that matches your furnace, and install it correctly (look for the arrows on the edge of the filter which help you determine the correct position).

 

The US Consumer Product Safety Commission recommends testing your smoke detector monthly and changing the batteries annually.  Smoke decectors that work properly may seem trivial, but the consequences of not doing it can be devastating.

 

To prevent clogged drains, click here to read a great article we found.  We also found a new product on the market called a Zip-it that will grab hair and soap that is lodged in the drain.  We found it at Home Depot for $2.50 and also on-line at Amazon.com.
