We recently contacted property owners to let you know about new requirements of the City of Detroit regarding Lead Based Paint.  We have a program in place for testing and removal.  We recently reviewed our program and we are able to reduce the package price by approximately $100 without diminishing efficiency or service.  Call us today to schedule a visual inspection.

It's hard to believe that 2010 is coming to an end already.  Time goes by so fast.  At the beginning of the year, we made some market predictions - some good, some bad.  Here we revisit our predictions and review the market's progress over the past 12 months.  We will also discuss the benefits of creating an LLC for property owners.  Finally, we are proud to tell you about the successful launch of our regional office in Warren Michigan in 2010.
Market Predictions for 2010 - Revisited
crystal ballIn our January newsletter, we predicted that we would not be able to increase rents due to the battered economy and increase in foreclosures.  In fact, beginning in October, we are increasing rents on new leases and lease renewals.  We also mentioned that the Section 8 program was expected to reduce voucher amounts in 2010 and landlords with existing Section 8 tenants would be forced to reduce rent charges or lose thier tenants.  In fact, tenants with existing leases did not have their voucher reduced until the lease expired.  This may have caused a potentially long-term tenant to have to vacate a property that they could no longer afford once their lease expired.  However, our Call Center Agents are standing by to place new tenants into the vacated properties and assist the displaced tenants in finding a new home.
Is It Time To Set Up An LLC? 
gavelYou are not only a property owner, but you are also an entrepreneur.  As such, it may be beneficial to you to set up an LLC - or a Limited Liability Company - to protect your personal assets from damages and other losses from your business.  Consider setting up an LLC over the rental properties so that your personal property, such as your home, car and other assets, are protected from the unpredictable demands of owning rental property.
