Welcome to The Call Center! |
Over the past year, our market share has more than doubled. With
more than 150 tenant prospects coming through our office each day, it became
apparent that we would need full time staff members to field the calls. In
November, we went live with The Call Center-an automated telecommunications system
that routes incoming property inquiries to Leasing Specialists, and all other
calls to our general operations staff. This system allows our Leasing Specialists
more one-on-one time with tenant prospects and has already lead to better
matches with our available inventory.

Rent Projections for 2010
|
As many of you are aware, 2009 was not kind to Detroit. Foreclosures
plagued the area and unemployment soared to more than double the national
average. As things stand right now, it does not look like 2010 will bring about
the rate increases we all have been holding out for. The Section 8 program is
expected to reduce voucher amounts yet again, and this year, landlords with
existing Section 8 tenants will be forced to reduce rent charges or lose their
tenant. A reduction in public assistance surely means that landlords will have
to be even more competitive to fill their vacancies, but, we are hopeful that
the market will at least level off by the time we are ready to welcome 2011.

Track the Status of Your Tenant's Eviction
|
When it comes to the rental business, credit screening only
goes so far. Circumstances change, and even the best tenant can fall behind. Tenants
for whom we have had to start the eviction process now have any relevant court
documents posted to the Owner Portal. This new procedure is especially helpful to
our clients since the ability to track a tenant's eviction status is now just a
few clicks away. Of course, we understand that things can be quite stressful if
your tenant has a pending eviction case, so we are also sending email
notifications explaining the process and what to expect throughout.
