We are very excited to announce and deliver the first issue of our monthly newsletter. The newsletter is designed to update you on changes in our company or new policies. PropertyWare Owner Portal pw logo
Most of you have already seen it and we have been getting a lot of positive feedback on the new Owner Portal for PropertyWare. This portal offers a simplified view of your portfolio information and is very user friendly. All monthly statements will now automatically be posted to your portal and available to view at any time. You can also use the report area to run your financial and work order reports.
 
The new Conversation tool is a great way to communicate with us. When you start a communication, your post will automatically be delivered to most of our staff. This allows us to respond to you in a timely fashion while recording all responses in a central location. Please take 10 minutes and explore your owner portal. Rent Projections for 2009 
It does not look like things are going to change any time soon. Although the rental market is still very strong, we are charging rental rates that we were charging 5 years ago. Please keep this in mind when doing your proforma projections.

Over the past 6 months we have seen an increase in Section 8 tenants. This is good news because the state provides a steady- guaranteed payment every month, but on the flip side, the increase has caused cuts in voucher amounts. Three bedroom vouchers are starting at $725 and topping out at $800. At this time, Section 8 is not allowing for any rent increases upon lease renewal either.
 
As far as collections go, we have tightened up our policies for tenants with past due balances. Phone calls are now placed to any tenant with an outstanding balance and a payment schedule is set up. If the tenant does not comply with the payment schedule, we are filing for eviction immediately. We are making every effort to identify and stay on top of "problem" tenants and, as always, forward any collected rents to you in a timely manner.
