It was great to see so many of our friends at the Mississippi Wildlife Extravaganza, August 5-7 in Jackson. The Extravaganza is the local event which sends the signal to hunters that dove season opens in a matter of weeks, and that deer and duck season are just around the corner. Even though we will all suffer through several more months of blistering heat, the Extravaganza is also the wake-up call for hunters to start working on their duck holes and food plots.

As landowners, or potential landowners, we often want to jump right into   what we need to do in the way of deer harvest guidelines (i.e. size and numbers of bucks we should harvest, doe quotas, etc...), and an immediate game plan for the development of the property. However the professionals generally look at the overall long-term picture. They know that each landowner should develop a broad plan for the management of a given property before considering such things as deer harvest guidelines.

Bill Tomlinson's Perspective

 

Bill Tomlinson has managed the timber and wildlife for Scotland Hunting Club, Inc., ("Scotland") located on the Big Black River in Yazoo County, since 1998. Bill pointed out that excerpts from his most recent deer harvest summary regarding Scotland indicate member willingness and desire to have a long term plan for growth and development of trophy quality deer. He also noted that Scotland is located in Yazoo County, MS on the north side of the Big Black River in one of the best, if not the best, areas in Mississippi for trophy buck potential.

In Issue II of Larry Smith-Vaniz Realty, LLC's Land & Hunting Reports, we generally discussed access and its importance. Additionally, we touched on "easements" as a means of access. In this issue we will discuss easements in general as they relate to access.

 

What is an easement? According to Black's Law Dictionary, an easement is described as "A right of use over the property of another." Insofar as an easement for access (generally ingress and egress) is concerned, an easement is the right of one person to pass through the lands of a neighbor. In the instance of landlocked property, an easement for ingress and egress from a neighbor gives the owner of the landlocked property the right travel through the lands of that neighbor.  (click to read more...)
