From Condominium to Gated Community, the common thread is people. A diverse village is created within each association. Finding ways to educate and encourage members, and at the same time protect and preserve their physical assets, can be challenging as well as rewarding.

TW Rent

Here's how to succeed, even in today's challenging rental market. A tight rental market faces many first-time renters today. As buying property loses its allure for some, increased demand and lower rental vacancy are driving up prices throughout the country.

Questions

The board of a homeowner association has various and sundry tasks. To understand what those tasks should be, it's critical that the board understand what the HOA "thing" really is. And often it's not what most think it is. Here are some of the myths.

Finances

HOA boards are faced with a challenge. They have limited time and resources, yet must meet the financial obligations of the reserve study by following a funding plan that provides adequate member contributions and additional revenue from prudent investment of reserve funds that reduce those member contributions.

INDUSTRY HEADLINES

Plenty of parks, affordable housing and no state income tax help Henderson rate as one of the best places in the country to live, according to a survey by CNN Money. Henderson checked in at number 66 on the annual "Best Places to Live List," its first time on the list since it came in 84th in 2008.

Some HOA's require vehicles to park inside their garages. But does getting something out of your garage involve running an obstacle course or seem more like a treasure hunt? Is your garage like a time capsule of layered storage against the walls? Unless you are the owner of a Garage Mahal, your garage is likely pressed for storage space.

If you're looking for an apartment, the monthly rent is probably your most pressing concern. But the answers to other key questions can make the difference between a dream home and a rental nightmare. Here are eight questions you should ask your prospective landlord. And remember: Get everything in writing.

So you have a new member in the family, the 4-legged type. You want to start off on the right paw when creating a pet-friendly home. Sharing a space with a human, much less a pet, is never drama-free, but with a little guidance and dogged diligence, there's room for both dog and owner to live in harmony.

Posting the first annual increase in five years, home values rose slightly over this time last year, reports Zillow, the online real estate site. In fact, nearly one-third of the 157 metropolitan areas tracked by Zillow showed annual price increases. This is good news for homeowners who have been waiting to put their houses on the market.

Got a bottomless budget for your dream kitchen? You could pay for the sleekest pro-style appliances, the most luxurious stone countertop, and the trendiest hardwood flooring and still end up paying again to fix things that break down, crack, or dent.

In this day and age, one can easily get educated about homebuying online, on your couch and in your pajamas -- and while watching "House Hunters International," no less! Yet there are still nuances and insights on the process that are best communicated one to one, from a human professional who has been through this process dozens or hundreds of times.

2011 and 2012 may well go down in history as "the years of the short sale." Through the first six months of 2012, Fannie Mae had completed 38,717 short sales, and in 2011 it completed 70,025 total. If you are in a situation where you owe more on your mortgage than your home is currently worth, chances are you have at least thought about short selling your house.

These home improvement projects may not be the most expensive, but it doesn't make them less important. Often, projects that cost less than $500 involve work that maintains and protects a larger home system worth tens of thousands of dollars. Unfortunately, these projects are also the ones that are most commonly neglected by homeowners, who imagine that they have plenty of time to get things done.

Would you - or do you - have your children share a room? Sometimes room-sharing is a choice, and other times, it's a necessity. After all, not every home has one bedroom per kid. But whether by choice or necessity, similar issues may arise when you set up roommates of the non-rent-paying variety. How can kids get alone time? What if they have different bedtimes? What if they fight over toys or space?
