Viva Mexico 

 

Every September in Mexico is "El Mes de la Patria" (the month of the nation). This year Mexico celebrated its 201st anniversary of Independence from Spain on September 16th. On the evening of September 15 at 11pm the President of Mexico emerged onto the balcony of the Presidential Palace, Los Pinos, in Mexico City, to lead "El Grito" - the traditional cheer of "Viva Mexico, Viva Mexico, Viva Mexico!" Here in Puerto Vallarta, our Mayor led El Grito from the Presidencia, our City Hall, as the attending crowd joined in.

 

September is also "El Mes del Charro" (the month of the Mexican cowboy), but so much more. Charros and the popular Mexican event "Charreada" are revered national symbols of Mexico. Many colorful events are featured to celebrate the charro, from parades to rodeos with exciting competition events.

The new pedestrian bridge across the Cuale River, linking the Isla Cuale near the Cultural Center with Gringo Gulch, is well under way. Take a look at the progress! We don't know the exact completion date yet, but we hope it will be soon. This is a great addition to our neighborhood and will likely become something of a landmark in Puerto Vallarta. It will certainly make for a lovely stroll in the area!

Puerto Vallarta is a happening place to be right now! We are nearing the end of our rainy season and have heard from many friends who have already made travel plans for their upcoming vacations in Vallarta. What about you?

 

Sports enthusiasts can make their way down for the Pan American Games that PV will cohost with Guadalajara this October. More than 40 countries from the Americas will compete in 36 sports events, and in PV you can watch Sailing, Triathlon, Open-water Swimming, and Beach Volleyball while you yourself enjoy the beautiful beaches and magnificent weather.

 

We have some good news for Mexico. A recent edition of The Economist states that the World Bank ranks Mexico the easiest place in Latin America to do business! Also, last year the economy grew by 5.4%, recovering much of the ground lost in 2009, and exports to the United States, having fallen by a fifth, have reached a record high. Some of these facts were reiterated in Mexican President Felipe Calderon's "Informe Presidencial" (Presidential Address) on September 2nd, asserting his government's strong commitment to an open and competitive business environment that will attract international investment, and to continuing with internal reforms that will stimulate job creation and improve social welfare.

 

Rivera Cuale is also seeing good progress! In late July we released our very first, and one-of-a-kind, studio unit. Four New Limited Edition Units! Our rapid success this summer with the sale of more of our smaller, affordable units, has led us to once again redesign some of our larger available units. Whereas a couple of years ago prospective buyers wanted extra rooms for an office and guests, the reality today is that prospective buyers are looking for 1 and 2-bedroom condos.

 

Rivera Cuale has responded to this trend. In working with the market's needs, we have now created two more type D limited edition corner condos. Both offer around 1,200 square feet of interior space, 2 bedrooms and 2 baths, one set of which is a wonderful master suite that opens onto the terrace. Unit 101-A on the garden level offers extra high ceilings, a huge, almost 700 square foot wrap-around terrace with private, jetted dipping pool and direct walk out to the swimming pool and lush gardens. Puerto Vallarta on Top in Housing Study

Great news for those considering investing in real estate in Puerto Vallarta! In a recent study released by IMCO (The Mexican Institute of Competitiveness), Puerto Vallarta rated as one of the top of 402 municipalities in Mexico for long-term appreciation potential of housing. The study presents the very first Index of Municipal Competitiveness in Housing (INCOMUNV) in Mexico and quantitatively and objectively measures a municipality's capacity to increase the value of housing in the long run.

 

Across the 402 municipalities, a mere seven achieved a competitiveness rating of High; Puerto Vallarta was one of them (and was one of only two municipalities rated as High in the state of Jalisco). 

 

In previous newsletters, we have touted the high quality of life in Puerto Vallarta and right here at Rivera Cuale. We also have said often that Puerto Vallarta offers great real estate investment potential. This study answers the question: How does the quality of life impact the competitiveness of housing?

Hot Enough For You? - Urban Heat Islands

Urban Heat IslandVery often when visitors come for the first time to Rivera Cuale, they are astonished by how agreeably fresh and breezy it is in comparison with the surrounding urban area. How can this be? If you turn on the local weather report, you'll probably notice an odd trend. Temperatures are often a few degrees higher in cities than they are in their surrounding rural areas. This temperature discrepancy is the result of a phenomenon known as the urban heat island effect. As the name implies, the effect makes cities into islands of heat.

 

The main cause of the urban heat island is modification of the land surface by urban development that uses materials that effectively retain heat. At Rivera Cuale we have always been conscious of our surroundings by making the right choices to protect the environment and be sensitive to the urban heat-island effect.
