New Data for our Changing Market
    
The end of September marks the time for updates on the YouInParkCity.com website neighborhood data. Every six months we refresh the data charts in the middle of each neighborhood page showing the number of homes for sale (at the start of the period), number of homes sold for the past 6 months, high and low prices for the neighborhood and the price of the average sale.
 
Take a look now at your favorite neighborhood and note the current data. New data will be done for all neighborhoods by the end of October.  We will have comparative numbers available as well as more in depth analysis of neighborhoods and individual subdivisions and price points on request.
 
In the meantime here is an interesting statistic. Of over 100 properties that sold in the month of September, with the exception of new construction, property sold at an average of 12% below the original asking price.
 
 
BEST BUY Picks Moving Well

  sold signIn last month's issue of the YouInParkCity.com Newsletter we introduced the addition of our Best Buys page on the website. We are proud to let everyone know that we have been picking them very well. Over half of the properties we have identified on this page have contracts pending or have been sold since we put them up. This not only shows that we are good at identifying strong values in the marketplace, but also that if you are in the market for a truly great buy you have to act quickly.

Changing Seasons
aspens changing Leaves have begun to change color here and it appears that the peak of the fall colors is only a week away. With the change in the seasons here, so too changes the real estate market. General trends in the Park City marketplace tend to change from single family primary residences to vacation and second home property as we move away from summer and into winter.  Winter brings more people to Park City which puts more potential buyers in our real estate market, but it also can make homes and condominiums harder to see as these potential Buyers are likely staying in a rental that may also be for sale.
