Message From the President

Building Materials Price Volatility Remain a Concern - Take Two!

In looking back on previous messages I discovered that last February 2005 I focused my message on the volatility in materials prices, which directly impacts current building projects. Well, unfortunately, things have not improved since the writing of that message. At the risk of sounding redundant I would like to address this situation once again.

I am sure I do not need to remind you of the high costs of fuel and petroleum based products. In our business we have experienced a dramatic increase in all construction related steel products from reinforcing steel, wire mesh, pre-engineered steel building material and its' related components, lighting fixtures, wire, electrical equipment, steel studs, ceiling grid, HVAC and plumbing components, sheetrock and plywood, just to name a sampling. In addition, cement based products will experience a 12%-17% rise at the first of the year.

The volatile energy and natural resources needs of our nation and overseas commitments have caused Munger Construction to take a hard look at how we price and bid work. Up to this point we have absorbed price increases that occur during a construction project and tried to do business as usual. We cannot continue this practice any longer.

Munger will continue to provide detailed price estimates, refusing to compromise on quality at any cost. We can provide fixed labor pricing. However, we feel we need to have the ability to review material pricing during the course of the project to avoid what has the potential to be substantial losses. Material will be billed at the current market price plus our agreed upon overhead and profit mark- up. We do not like doing business this way but the alternative may be losses that will impact our ability to remain in business.

This message does suggest a bit of "gloom and doom" and for that I do apologize. However, we are not a company that focuses on negative forces working against us, but rather on what positive measures we can take to continue to provide quality and functional design-build construction projects. Munger construction takes pride in the quality of our work and our competitive prices and we are always available to discuss your construction needs.

  • Country Paint and Hardware - Townline

    Country Paint and Hardware is a local and independently owned True Value Hardware Store located on Route 80 in North Branford, CT. Owner, Earl Norwood, is dedicated to maintaining the old style, service oriented hardware store while offering a complete selection of items to meet the needs of today's consumers.

    With an ever-increasing inventory of paint and hardware the need for additional space became a necessity. After much long range planning, Munger Construction was contracted to provide a 15,000 square foot facility consisting of retail space, warehouse space, and a full basement storage level.

    The retail space at the front of the building was developed to house Townline Wine and Spirits liquor store, previously located at the end of the hardware store. By moving the liquor store to the new building additional retail space for Country Paint and Hardware became available. The remainder of the new facility is now used for warehouse and storage space.

    The challenge of this project was to design a facility to meet the needs of modern retail and hi-bay storage while continuing to project the "Country" image desired by the owner. The topography of the land lent itself nicely to accommodate a full basement. This required extensive concrete construction and creation of a heavy load floor system to support the warehouse above the basement level.

    The new building features a painted Varco-Pruden Buildings metal roofing system, stone veneer, decorative columns in the front area, and the landmark cupola, lit up at night for all to see. Together, Country Paint and Hardware and Pat Munger Construction succeeded in creating a versatile facility of functionality and style.

    Next time you need the services of a complete hardware store stop by Country Paint and Hardware. If you need it, they will have it or will get it for you. That's their trademark!

  • Guilford Veterinary Hospital

    Work continues to progress at the Guilford Veterinary Hospital, on Saw Mill Road in Guilford, CT. This project was close to a year and a half in the making. After struggling with an out-of-state designer, local architect, Gary Tierney, Design Two, brought a floundering project to reality. Together, Design Two, and Munger Construction worked out construction details, assisted in pricing and financing and met code compliance in all areas.

    The project consists of two new additions and remodeling of the interior of the existing building. Guilford Veterinary Hospital needed more space and an updated facility to accommodate their ever growing and changing practice. The challenge for Munger Construction has been to complete construction tasks while allowing the veterinary practice to remain open and fully functioning.

    Currently both new additions are complete and the veterinary practice is operating from them while extensive remodeling occurs on the existing building. We are well on our way to finishing this state-of-the- art facility for pets and pet owners to enjoy.

  • The corporate office at Munger Construction continues to be a hub of activity. In September 2005 we officially hired Shaun Dwyer as a member of our estimating and construction team. Shaun worked as an intern for us for two semesters while attending Wentworth Institute of Technology in Boston, MA. We congratulate Shaun on his graduation from Wentworth and we welcome his energy and enthusiasm.

    October marked the 13th year that Steve Mansfield has been with Munger Construction. Steve's experience and wealth of knowledge have made him a highly valued member of the Munger team. His meticulous attention to detail has earned him a reputation for excellence as our chief estimator. 13 is truly "lucky" for Munger Construction and we congratulate Steve on his dedication to the company.

    Continued growth, paired with ongoing stability keep our corporate office running smoothly. Thanks Shaun and Steve!

  • Emloyee Spotlight
  • For the past 7 years the Munger Team has been fortunate to have Pete Kruglik on board. Pete came to us on July 9, 1998, bringing a variety of construction experience with him. He is competent in many aspects of the building trade and particularly enjoys using his skills for metal stud framing, sheetrock taping and hung ceilings.

    Although Pete likes to joke around he takes his job very seriously. He is constantly tuned in to pleasing the customer and ensuring that the job is progressing along to their satisfaction. He is dedicated to providing quality services and maintaining the integrity of Munger Construction at all times.

    Pete and his wife, Gina, live in Northford with their five wonderful children, ages 4, 5, 7, 8, and 11. Pete is actively involved in his children's youth basketball, baseball and softball programs throughout the year. He devotes a great deal of time and energy to spending quality time with his family. In his free time (what free time??) Pete enjoys salt-water fishing in Cape Cod.

    Pete is a loyal employee with a high regard for his job here at Munger Construction. We are fortunate to have Pete as a dedicated member of our team. Thanks Pete!

  • Yes, winter is rapidly approaching and that inevitably means snow and ice build-up in your gutter systems. A certain amount of heat loss occurs around the roof edges of any building. This creates melting from the underside, beneath the snow and ice layers. As this water has nowhere to go it backs up against the roof, often resulting in major water damage.

    One solution to this is to install gutter heat tapes. Heat tape systems can be installed for manual plug- in when needed, or can be activated on a timer or sensor to keep gutters and downspouts free of clogging snow and ice, thus reducing the risk of water damage due to ice damming.
