Message From The President
Building Trusting Relationships
When contemplating my "President's Message" for
this issue of our newsletter my thoughts kept
returning to the integral relationships Munger
construction maintains with our
sub-contractors. As
we have been bidding a great deal of projects
recently it becomes increasingly important to
work
together as a team with our valued
sub-contractors.
It takes a skilled and knowledgeable
sub-contractor
to understand the design/build process. The sub-
contractors we have chosen to team up with are
extremely competent in this area as well as
being
experts in their field.
Munger Construction strives to develop mutually
beneficial relationships with our
sub-contractors. We
are loyal to our subs and do not jeopardize our
relationships by jumping to unknown
sub-contractors
simply because they attempt to entice us with
lower
prices. In return we expect that our subs
will not
take advantage of us. We have confidence
that our
sub-contractors are providing us with the best
possible prices without compromising value and
quality.
Throughout the years we have attempted to
build a
team of sub-contractors that are consistent from
project to project. Many of our repeat
customers
have commented to us that seeing the same faces
creates a secure level of comfort.
Much of a general contractor's success is
relative to
the quality of sub-contractors working with
them. I
would like to personally thank each one of
our valued
sub-contractors for their continued efforts to
maintain strong and trusting professional
relationships
with Munger Construction. You are appreciated!

| Recent Success Story |
| |
The Perfect Party is an independently
owned
party goods retail outlet located on East
Main
Street (Route 1) in Branford. Currently,
Munger
Construction is just finishing up a 9,700
square foot
new facility to house Perfect Party. In an
effort to
better service customers, owners Susan and
Vipul Giopani decided to expand their
business
into a larger facility. The Giopanis wanted
to stay in
the Branford area and were pleased to secure a
prime location almost directly across the
street from
their previous business site.
The new location for Perfect Party sits
behind the
Dunkin Donuts and Burger King restaurants.
In an
effort to increase visibility and provide
identification
the building includes a landmark tower. The
height of
this tower is of considerable importance to
ensure
that customers can locate the new building
easily.
The project consists of a Varco-Pruden Building
System that provides flexibility of
building/roof design
and economy. The exterior is a stucco finish
with a
variety of bright colors to enhance the
aesthetic "curb appeal" and project the "party
image."
The interior provides an expansive party goods
display area with a second floor mezzanine
offering
additional space.
Perfect Party opened in its new location in
February.
The next time you are planning a party look
for the
landmark tower and colorful building on
Branford Hill
and stop by The Perfect Party for all your party
needs.

| Work In Progress #1 |
| |
North Haven Auto Body, located on 281
Washington Avenue, is currently expanding
for
the third time.
Under the direction of owner, Robert
McSherry, the
business has grown to become one of the most
highly respected auto body repair shops in
the New
Haven County.
The current expansion will be adding over 8,000
square feet of high bay service space, parts and
paint storage, employee facilities, and
private office
space for the owner. The goal of this
project is to
develop an efficient flow throughout the auto
body
repair process.
Additionally, a new roof system will be
installed over
the original, 1950's, 5,000 square foot
section to tie
in the addition to the existing building and
provide
attractive curbside appeal. Keep and eye out
for
this as the exterior work progresses in the
next few
weeks.

| Work In Progress #2 |

Star Supply is a major supplier of HVAC
equipment
and supplies. Currently they are located on
State
Street in New Haven. Having outgrown their
existing
location and realizing that physical
restraints did not
allow for adding on to their current building
in an
economical fashion, they purchased 100 Gando
Drive
in New Haven. This location was
previously the
place of business for G and O Radiator.
(hence the
name Gando Drive).
Star Supply will occupy over 100,000 square
feet of
the building, while a tenant will occupy the
balance.
The project consists of major renovations to the
building including refurbishing approximately
85,000
square feet of warehouse space and constructing
approximately 20,000 square feet of new office,
showroom, and training areas.
The new facility will be state-of-the-art,
both in
aesthetic design and functionality. Munger
Construction is working closely with Ratner
Architects, PC on all aspects of this
project.
We are
honored to have been chosen by the owner of Star
Supply, Larry Cohen, to construct this
facility.

| Employee Spotlight |
| |
Construction Manager, Michael Cormier,
has
been an invaluable part of the Munger team since
June 1993. Michael brought extensive
construction
experience with him including running his own
framing
contracting business and working in the field of
residential construction.
Michael runs an exceptional construction
project. His
keen sense of organization and ability to
secure the
maximum productivity from all people involved
in the
project without "slave-driving," makes him
efficient
and respected by all people he comes in contact
with. His ability to create and maintain a
safe and
smoothly run job site is commendable.
Michael deals with all aspects of running a
job with
confidence. President, David DeMaio comments
that
he rarely hears from Michael regarding any
issues on
a construction project other than requests for
manpower. Michael's calm demeanor enables him to
move forward and solve problems that arise
without
letting anything "ruffle" him.
Michael lives in Westbrook with his wife and two
teenage sons. He has been actively involved in
coaching his older son in baseball at the
Little League
and, most recently, Babe Ruth levels.
Michael also
enjoys dirt bike and quad riding with his
younger son.
When asked what he likes to do in his free
time he
responded jokingly, "I live and breathe Pat
Munger
Construction." Actually this isn't far from
the truth.
However, IF Michael has any free time he
enjoys playing golf.
Customers "love" Michael, sub-contractors and
fellow
employees respect him, in fact anyone who
comes in
contact with Michael is immediately taken
with his
warmth,
competence and overall sense of well being.
We are
fortunate to have Michael as part of the Munger
Leadership Team! Thanks Michael! You are truly
appreciated!!!

| Tech Tips |
| |
A fall through an unguarded skylight usually
results in
death or serious injury. OSHA requires that
employers provide fall protection as stated in
Regulation 29 CFR 1910.23 Guarding Floor and
Wall
Openings and Holes, and Regulation 29 CFR
1926.501
Duty to Have Fall Protection.
Skylight screens are after-the-market fall
protection
devices designed to meet these OSHA
regulations.
The guardrail and screen style fall
protection systems
do not penetrate the roof or skylight curb
membranes, thereby maintaining the integrity
of the
roof warranty.
The standard guardrail is electro-galvanized
steel
tube. Stainless and aluminum tube are also
available
if specific corrosive applications require
their use.
The standard skylight
screen is made from 304 SS wire mesh with
stainless
steel hardware, Hot dipped galvanized mesh is
also
available.
Both systems are easy to install. Munger
Construction has installed skylight fall
protection on a
variety of buildings before. If we can help
