Message From The President
Munger Values Employee Longevity
In the last newsletter I addressed the many long-
standing customer relationships fostered
throughout
the past 40+ years. When speaking with many
of our
repeat customers a reoccurring comment was that
customers truly appreciate seeing the same faces
consistently on the Munger job sites. Customers
develop a comfort level with the job
supervisors and
other Munger employees working on their
construction
projects and they are always pleased to be
able to
work with them again on other projects.
Following up on this theme I did a little
research on
the longevity of Munger employees and found the
following information regarding the 27 people
employed by Munger Construction:
- 5 - 10 years with Munger Construction-9
people
- 10 or more years with Munger Construction-6
people
Over half of the current employees have been
with the
Munger Team for 5 or more years. This
represents
the high level of commitment Munger employees
have
consistently demonstrated. I feel it is also
notable to
recognize vice president of
estimating/construction
management, Steve Mansfield and construction
manager, Michael Cormier who will have 15 and 14
years respectively with Munger Construction
in 2007.
I consider myself extremely lucky to have
such an
experienced, loyal group of employees. From the
laborer through the management levels, Munger
employees consistently demonstrate their
dedication
to the company. Longevity of company employees
ensures a well-grounded operation. There is
little
need to re-train new individuals, both in the
field and
in the corporate office, and because
employees know
the routines they require less supervision.
This, in
turn, frees me up to do other necessary tasks.
In my past messages I have highlighted long-
standing repeat customers and valued sub-
contractors. I now add my trusted employees
to this
list of people who deserve recognition and
appreciation. As "Captain" I know the Munger
Construction "ship" is steady and can stay
the course.

| Recent Success Story |
| |
Dougherty Oil Company is a
successful,
family owned, small business that has
been serving
the New Haven area and shoreline
communities for
several generations. Current owner,
Bryan
Dougherty, recently embarked on a
new business
venture by securing Munger Construction
to build a
5,500 square foot (SF) facility to house
the day-to-day
operations of their fuel oil and heating/air
conditioning
business. The new facility is located at
31 Acorn
Road in Branford, CT.
Before new construction work could
begin, demolition
of an existing, old, 1,000 SF, wood frame
building
occurred. The new Varco Pruden (VP)
metal building
includes 1,200 SF of office space,
including a
conference room, lunchroom, three
private offices,
and a reception area. The remainder of
the space is a
shop area including shop bay space for
the oil and
service trucks to be housed inside.
Special features of the new facility
include a pleasing
exterior with masonry on the front of the
building and
an attractive color scheme utilized
throughout the
facility. The shop area includes radiant
floor heat,
which heats the concrete slab as a
mass. The radiant
heat warms things evenly and is easily
maintained,
with a minimal amount of energy used.
Munger Construction took care of the
entire new
construction project for Dougherty Oil,
from site
planning to completion, including final
landscaping.
Dougherty Oil opened in its new facility in
December
2006. We appreciate the confidence
Dougherty Oil
placed in Munger Construction and we
wish them
much success in their new facility.

| Work-in Progress #1 |

Moyer Landscaping Services,
located in
Deep River, CT, specializes in
quality
landscaping services including
stonewalls, patios,
irrigation systems and swimming pools.
In an effort to
accommodate their growing business,
Moyer
Landscaping Services is building a new
12,000 SF
facility. This facility will house their
landscape
business and include space for tenants
to customize
for their own unique needs. The facility is
a Varco
Pruden (VP) metal building with masonry
knee walls,
standing seam metal roof, and radiant
slab heat.

Another work-in-progress is the
extensive renovation
to an existing building on Twin Lakes
Road in
North Branford, CT. Engineering
Specialties, Inc. ESI
is a Branford based business that
manufactures
stamped metal products/parts for the
automotive
industry. ESI purchased this existing
building and
contracted Munger Construction to
renovate the entire
40,000 SF facility to house offices, and
manufacturing
and warehouse operations.
This is a particularly challenging project
as the
building is in a state of disrepair.
Electrical and
sprinkler systems need to be brought up
to code and
the existing framing has deteriorated.
Exterior work
includes renovations to the entire exterior
office space,
new metal roofing, EIFS stucco system,
state-of-the-
art windows, and decorative columns and
trims.
Interior work features state-of-the-art,
energy efficient
lighting, and gas-fired radiant heat
systems.
One unique aspect of this project is that it
is a joint
design and financial venture between ESI
and the
power company. The entire building will
be set up on
a generator system allowing for the
power company to
request that ESI goes on generator
power during
times of high-energy use (ie heat waves
in the
summer). This will allow the power
company to divert
the energy ESI is not using, to other
needy
customers. Munger Construction is
excited to be a
part of this innovative approach to energy
conservation.

| Employee Spotlight |

David Cacace came to Munger
Construction 6
years ago on March 26, 2001.
Although young and relatively
inexperienced in the
construction field, David came with
enthusiasm and a
strong desire to learn the building trade.
Through
countless hours of hard work and
dedication he has
grown into a very valuable employee.
It readily became apparent that David's
niche is in the
area of concrete and masonry work. He
took a liking
to this aspect of the construction trade
and has
become quite knowledgeable and skilled
at handling
our concrete foundation form work and
panel
systems. David works closely with Tom
Bellonio, our
skilled mason on staff, to perform all
aspects of
masonry work.
David and his wife Stacey live in East
Haven, with their
two young sons, ages 2 years and 6
months. When
not working or spending time with his
family, David
enjoys salt water fishing, and an
occasional game of
golf. What David REALLY enjoys
however, is playing
bocce on his bocce team in New Haven.
That is
where you will most likely find him on a
summer
evening.
David is a friendly, enthusiastic,
individual who has
become a definite asset to the Munger
Team. We are
proud of his growth and
