Unique Home Buyers Expo Features Free Workshops |
There are lots of Housing Expos advertised, but none like the Housing Partnership's Home Buyers Expo at County College of Morris on Saturday, April 17 from Noon to 4 p.m. Free admission - free parking - and free workshops! Plus the opportunity to visit 30 exhibitors, including representatives from more than 20 Banks and Realtors, plus HUD, USDA, HMFA and other housing experts. Because the Housing Partnership is a United Way Agency there will be no sales pressure at the Expo. This is the 17th Annual Expo held by the Partnership. Affordable Units Announced for Mountain Lakes |
The Housing Partnership is administering the sale of eight income restricted units for the Borough of Mountain Lakes in the Park Place Development at Morris Avenue and Fanny Road. The units range in price from $73,874 to $158,843 and include one, two and three-bedroom units. The gross maximum household incomes permitted are: (1 person) $30,630, (2) $56,009, (3) $63,010, (4) $70,011, (5) $75,612 and (6) $81,213. There is a requirement for home buyer education, Step by Step to Home Ownership, presented monthly by the Housing Partnership. Home Ownership Preservation Efforts |
Bad things happen to good people, and the result is that many people are facing the possibility of foreclosure. The Partnership, in collaboration with Money Management Inter-national and Legal Services of Northwest Jersey, is holding free pre-foreclosure workshops, "Keeping the Dream of Home Ownership Alive," each quarter in 2010. Sponsorship is provided by Hudson City Savings Bank. The seminars provide home owners with information about the foreclosure process, foreclosure prevention options and how to avoid rescue scams. According to participants, the workshop "gave me a clear understanding of foreclosure procedures, steps and time lines." Another indicated that the presenters "educated me on the process and provided me with options." The next workshop is scheduled for April 22 at the Sparta Presbyterian Church. Home$mart - Learning the Tax Benefits |
Ronald DeFilippis, CPA presented "Tax and Economic Advantages of Home Ownership" to a group of new home owners at the Partnership's February Home$mart Workshop. Over 20 participants were on hand for Ron's information-packed workshop. Topics included Marginal Income Tax Brackets, Real Estate Tax Deductions, Mortgage Interest and Points Deductions, IRA/SEP withdrawals for down payment, Energy Credits and Capital Costs and the First Time Home Buyer's Tax Credit. Ron will also be a featured presenter at the Home Buyers Expo on April 17th. IRS representative Coral Gandiaga contributed additional information regarding the various tax credits that are available for the 2009 tax filing season. Home$mart, presented quarterly, features a variety of topics, from home maintenance to insurance, for new home owners.
