After obtaining your client's permission to use him/her as a referral, use www.411.com/find_neighbors to access a list of their neighbors names, addresses, age ranges and even their phone numbers.
  
When you pull this list out it immediately starts your client talking about the neighbors they know.  If it is a closely-knit neighborhood you're likely to walk away with 5 - 10 great referrals.
