Youth L.E.A.D. 

The Youth L.E.A.D. class learned about public safety in Independence.  After their leadership training they observed and participated in some of the police/fire academy exercises.  The class then was able to view some of the historic fire engines and even ride in one.  Independence Police Department gave a demonstration of their Canine Unit.  Nick Hadley ended the day as always with a stock market review as well as a financial fitness preview.

 New Member: Hawthorne Place Apartments 

 

Hawthorne Place Apartment Homes managed by Preservation of Affordable Housing (POAH.org)

 

Hawthorne Place in Independence offers housing and much more. Its mix of one-, two- and three-bedroom apartments and townhouses including washer-dryer hook-ups, cable television and high-speed internet connections. There are private patio areas and a total of 13 children's playground in our community. The David Stanley Community Center at Hawthorne Place offers training classes, a resident garden and a satellite clubhouse of the Boys' and Girls' Club of Greater Kansas City. Professional management services, including 24-hour emergency response, are offered by Preservation Housing Management (PHM).

    

POAH's primary mission is to purchase large, multi-family properties and refinance them for long-term affordability. POAH has already rescued and refinanced close to 6,800 apartments in 52 developments in 9 states and the District of Columbia.

Background: Between 1965 and 1990, $60 billion in federal funding was invested in privately-owned, affordable rental homes for families, the disabled and the elderly.  These homes were built in big cities, small towns and rural areas across the country. They were multi-story high-rises and single family bungalows. But all were built according to the same premise: that the government would provide funds to underwrite construction and operating costs, and in return, owners would promise that rents would be affordable to low income families and seniors on fixed incomes for the duration of the fixed financing period. Now more than four decades have passed, and the financial notes which built this housing are reaching "paid in full" status.  With the expiration of each financing agreement, the leverage for keeping rents affordable is lost.

POAH seeks to intervene and forestall such losses, preserving this valuable and fragile asset for future generations. POAH also uses its preservation transactions to demonstrate how creative thinking and innovative financing can combine for the best outcomes. To the professionals at POAH,  a deal is not just a deal.  Navigating the complicated and highly regulated world of affordable housing finance is POAH's proven route toward the goal of preserving and protecting these valuable and vulnerable homes for the future for those in need.
