Greetings!
Everything we do to the land within the Lake Tahoe Basin can positively or adversely affect lake water clarity. Human impacts, such as run-off from buildings and roads, and erosion from recreation trails and ski resorts, can seriously harm Lake Tahoe's legendary cobalt-blue water clarity and cause water quality deterioration.Sixty-three streams flow into Lake Tahoe and are the invisible threads that connect the Lake to our homes and us. Everything we use or produce in the watershed -- sewage, fertilizers, pesticides, motor oil, and animal wastes -- can be carried into the Lake.
The Tahoe Regional Planning Agency was formed in the 1969 for the purpose of preserving our most valuable asset - Lake Tahoe. As their mission statement proclaims "Our mission is to cooperatively lead the effort to preserve, restore and enhance the unique natural and human environment of the Lake Tahoe region now and in the future."
The TRPA has recently updated their plan overview to provide a blueprint for the Tahoe Region's sustainable future. This proposal hopes to help individual & collective community evolution in their relation to ecosystems and promote an effective transportation network all in an effort to restore and maintain a healthy and economically sustainable basin. They plan to do this by integrating ecosystem restoration with redevelopment activities that will encourage mixed-use town centers where people can live, work and thrive; a healthy environment will be created for people and the environment alike.
Policies underway include:
- Retaining the established regional growth control systems that have stopped overdevelopment and preserved open spaces.
- Creating a more efficient planning system that integrates TRPA requirements into the plans and permits of other government agencies
- Encouraging property owners to transfer development rights from sensitive or outlying areas to existing town centers with the goal of restoring these lands.
- Eliminating regulatory barriers to environmental redevelopment of rundown buildings.
- Simplifying burdensome regulations for homeowners while achieving threshold gain. *
- Integrating with the Regional Transportation Plan to support sidewalk & bike trails project that reduce automobile dependency and increase walkability and safety.
- Continuing to deliver restoration projects under the EIP that achieve erosion control on roadways and restore forests and wetlands. Priorities include:
- Accelerating water quality restoration and other ecological benefits by supporting environmental redevelopment opportunities & EIP investments.
- Focusing TRPA's resources more on regional planning by integrating rental and local regulations into coordinated area plans.
- Simplifying and streamlining the permit review process.

Market Update - April 2012 | |
April sales stats are a bit lack luster following "March Madness" with the most noteworthy occurrence being the drop in percentage of distressed sales. Foreclosed and short sale properties amounted to 25% of the total sales as compared to 42% and 43% in the previous two months. Overall sales were down a bit from 108 sales in March to just 90 in April. But also worth mentioning is that the list to sale ratio for April was basically100%. Does this mean sellers are becoming more real in their pricing, or is the lack of inventory playing a part?

Highest priced home or condo sold: Martis Camp brought in the highest priced sale for April at $3,300,000. 10754 Avoca Circle is conveniently located directly adjacent to the Camp Lodge and practice field. This home brings contemporary flair to the mountains and boasts 4 bedrooms & 4.5 bathrooms with beautiful sun-drenched views of the Pacific Crest. Many fine finishes as you would expect and the furnishings were included.
Lowest priced home or condo sold: 11850 Glenshire Dr. was a distressed sale and a distressed home in need of much work. Located on a busy street with 2 bedrooms and 2 bathrooms, this home is what we call a contractor's delight! Nice mountain views and a short walk to the Truckee River, hey what do you want for $80,000
The list to sell ratio on the median was 100%. In other words, the homes sold within 100% of the list price! The median list price for this period was $399,925 and the median sale price was $399,475. Using the median price tends to take the extreme highs and lows out of the picture as it is based on the sale of the house in the middle of the pack. The average days on the market were 122.

| Screaming Hot Deals | |
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .(by the way if when you click on the link you get nothing -- they have already gone under contract).
1) We think that 1009 Snow Crest Road in Alpine Meadows is priced very competitively at $599,000 for a 4 bedroom 2 bath, 1572 sqft home. Location is prime, being adjacent to USFS lands and it includes a 2 car garage!!
2) This Short Sale located at 11450 Cinder Cone Drive in Martiswoods Estates comes with one full acre of land. The 3 bedroom 2.5 bath home boasts 2376 sqft. This home would have easily sold for $800,000 2 years ago. Banks loss will be the new buyers' gain!
3) Over on the west shore of Lake Tahoe is this little surprise -- also a short sale. Located at 6600 McKinney Creek Road is a tidy little 3 bedroom 2 bath home and a super reasonable listing price of $298,000. With the money you save, you could even paint it!!
The best feature of this property is the neighbor -- ask us about it.

| Worst Deals on the Market | |
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we alone feel are not going to sell anytime soon. Remember, this newsletter is purely and solely our opinion - there is nothing here that indicates that it is ANYTHING but our opinion.
1) Yes Squaw Valley is a prestigious address and yes, this home is located in a really nice setting BUT couldn't they just do something about the curb appeal? 209 Trails End is located at the end of the Winding Creek subdivision and boasts 4 bedrooms, 2.5 baths and even a 2 car garage but at a price of $413.42 per square foot, you would expect a little bit more bling. 1033 days on the market about says it all. Originally priced at $995,000 and reduced in April to $850,000.
2) 7900 Highway 88 ? is that somewhere near here? - check out the link it looks heavenly. A log cabin perched in the middle of 40 acres. Who knows maybe $1,500,000 is not too much for this place but how would we know? If you like it, let us know, we will refer you to someone in Kirkwood. -- what's it doing on our mls?
3) Okay, 14678 Alder Creek Road in Tahoe Donner has come back on the market for the 2nd time. It is a short sale and its $292,352 price looks like a great entry level 2nd home until you realize that the HOA will not let it close until the $11,000 in back dues is paid up AND the buyer pays to pave the easement to the neighbor. This looks like a pig in a poke to us!

BEWARE - TIME SHARE SCAMS!!

Lots of people have time shares that they have purchased over the years. For some people it just works better that they are able to trade their vacation spots over the years instead of buying a single family vacation home and going there every year for vacation. No problem. They definitely serve a purpose in a certain market.
Sooner or later the owner of a time share reaches a stage in their life when he no longer wants or is able to travel to and from the time share they own. At this point they decide that they want to sell them. Unfortunately these types of properties are so abundant that they are somewhat difficult to sell. To a potential buyer, they look like a good deal but the carrying costs are considerable -- sometimes $200-$300 per month. This is a lot of money, especially for a senior living on a fixed income.
Enter the scammer . . . You get the phone call in the evening -- "Mr. Smith, do you want to sell your time share? We can sell it for you in 90 days. All you have to do is send us a check for $2000 to cover the initial advertising costs. Here is the address to mail your check to. Just as soon as we receive the check, we will begin advertising your property and get you a buyer!" Mr. Smith, a gullible, older and trusting soul proceeds as the scammer directs him and whoosh -- the $$$ is gone and so is the scammer. We have seen this scenario first hand -- amongst family members. It works, and there really is no recourse!
Apparently these scammers target people who advertise condos for sale but they also get a hold of lists of timeshare owners. So beware -- if someone contacts you offering to sell your timeshare for you -- don't send them any money!!!!
Some people work so hard at not working . . . why doesn't this scammer spend his/her time doing something legitimately?

Required Boat Inspections for Lake Tahoe Use |
Did you know that in order to put your boat into Lake Tahoe you are required to have an inspection? Yes, that's right. In order to avoid the introduction of invasive species such as Zebra Mollusk, the TRPA has instituted this practice. to make sure you are prepared when you bring your boat to the lake, check out the information here to find out where the inspections are performed and who must be inspected.
By the way there are some pre-planning activities you need to take before you arrive at the inspection so be sure to read the instructions so you won't be delayed. Boat needs to be clean and dry.
