Some important information surfaced this week about changes in the lending industry.   Rather than try to paraphrase what our trusted lender Teresa O'Dette told us, here is the information first hand from her:

In a continuing effort to protect consumers and reform banks, the Dodd-Frank Wall Street Reform and Consumer Protection Act was enacted April 1st, 2011.  In addition to controlling how credit card companies charge late fees, limiting executive compensation, and controlling bank bailouts, a small section of the bill also restricts how mortgage brokers and loan originators are compensated for doing a loan.  It's this section of the bill that, while well-intentioned, will ultimately cost consumers more to finance their home and remove the advantages for consumers that competition in the lending industry naturally creates. 

 

The general idea is to make sure that the loan originator has the best interest of the consumer in mind when pricing the loan and offering a rate and fee combination.  The unintended effect however, will be higher rates and increased costs to the consumer. 

In essence, the rule prohibits a loan originator from receiving compensation from fees paid by the consumer.  The loan originator can only be compensated by the mortgage broker and according to a predetermined percentage of the loan amount, essentially preventing the loan originator from negotiating and, in some cases, being able to compete and offer the customer a better deal.  As a consequence, lenders will have to protect themselves with higher rates and costs so that they can meet the terms of this new rule.  We saw that on April first as rates increased .25%. 

 

While the government may have had the best of intentions, this section of the new regulation will ultimately hurt the consumer by driving up the cost of obtaining a home loan.  That said, we will continue to do our best every day to make sure we provide our clients with the most competitive rates and terms available.  At the end of the day, while the new regulation badly misses the mark we will continue to serve each and every client to the best of our ability.  Our philosophy and culture is to treat each client like part of our family, treating every loan as if it were for a brother or sister.  Our goal is to ensure that our client's home financing meets their long and short term payment and equity objectives - that doesn't change with new regulations.

Market Update - March 2011
March has come in like a lion with 94 residential sales up from last month's count of 58. Interestingly enough, the ratio of total sales to distressed sales has risen quite a bit. Of those 94 sales, 40 of them were either short sales or REO's or 43%. Even more noteworthy were the amount of REO's compared to short sales: 28 bank owned sales compared to 12 short sales. This mirrors the news we are all getting that the banks do not really seem to be favoring the short sale end of the distressed market.

Highest priced home or condo sold: Buyer got a $695,000 discount off the listing price of $6,995,000 by paying cash for a 8800 square foot palace located on Lake Tahoe in Tahoe City. Originally priced at $7,995,000 it was on the market for 220 days.

Lowest priced home or condo sold: Somebody got a sweet little Tahoe Getaway for the price of $54,900 AND they took it off the hands of Freddie Mac (double benefit I'd say). 432 square feet located in Kings Run Condo association and it was originally priced at $94,900 176 days ago. Something to be said for the value of a low-ball offer, no?

The list to sell ratio on the median this month 98%. In other words, the homes sold within 98% of the list price. The median list price for this period was $444,000 median sale price was $437,000. Using the median price tends to take the extreme highs and lows out of the picture as it is based on the sale of the house in the middle of the pack. Looks like Sellers are listening to the market and pricing their properties reasonably. The average days on the market were 118. Total volume of residential properties (not unimproved lots) this month was $55,187,278.

 

 

Screaming Hot Deals
 
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market.  So, for this month, come and get 'em before they are gone. . . .(by the way if when you click on the link you get nothing -- they have already gone under contract)
  
1) This immaculate 3 bedroom upper level unit in the popular Hidden Meadows condominium complex of Tahoe Donner is a super value at $329,000. Light and bright with pine vaulted ceilings, granite kitchen counters, and beautiful river rock gas fireplace. 1340 square feet with 3 bedrooms, 2 bathrooms and one car garage.  12698 Hidden Circle #4 won't last long at this attractive price!
2)  People often ask us if we could identify a piece of property that would "pencil out" if they purchased it and rented it out.  Up until this point in time, the answer to that request has always been "no way."  This little listing however could fit the bill.  15431 Archery View in Devonshire has 3 bedrooms, 2 baths and a garage.  I think it would rent at a minimum of $1200 a month.  The price on it is $222,500 (Bank owned).  If you put 20% down, you may just be able to recover the monthly payment (less taxes).  We don't think it will last long.
3) Don't be fooled by the age of this home, after a $100,000 renovation this updated home at 14265 Hansel Ave. sparkles with a beautifully remodeled Chef's kitchen, heated flooring and so much more.  Spacious great room with pine vaulted ceilings and large deck that backs to greenbelt. 4 bedrooms plus bonus room all packed into a comfortable 2,232 sq ft. offered for $698,000. We like it!

Worst Deals on the Market 
 
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service.  Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients.  The MLS is full of stagnant, poorly priced homes so we thought we would concentrate this month on those we feel will be around for awhile that are located over on the North Lake Tahoe Side, so for this month, here they are:

1)  10851 Whitehorse Road in Devonshire has been listed in one way or another for about 4 years.  It is finally a bank owned REO and it seems that even they can't give it away (the seller is even offering an extra 1/2 percent commission to the buyer's agent).  Here is a case of a home that is overbuilt and over improved for the area.  The biggest house in a  neighborhood (2824 square foot, 3 bedroom 4 bath) where even the bargains aren't selling, this  Again, the property followed the market down and it is anyone's guess where it will finally sell at but at $469,900, we think it is still a bit off the mark. 
2)  Can you imagine a 650 square foot home located up on Donner Summit with a price tag of $425,000?  255 Lake Mary Road has 1 bedroom, 1 bath and I am not sure that a lender would even see it as fit to loan on.  Yes it is located on Lake Mary which gives it some charm and value but we're thinking that the seller is not too motivated.  197 days on the market at the same price.  Course it could be August before you can tour it with all of the snow up there this year.
3) Here is an example of a home where the owner dumped $100,00 into it, but unlike Hansel above, they will never get it out. The house just doesn't flow. 11115 Sitzmark Way is listed as "Architectually Unique" but that  is just a nice way of saying functionally obsolete or dysfunctional floor plan. They gave up the garage for a laundry room that you must go through to get to a bedroom. A large kitchen, but a livingroom without room for a couch just doesn't make sense. Sorry Mr. Seller we think you are going to have to say good bye to that 100k investment.

It is hard to believe it but my good friend Melinda's firstborn is now old enough to be the proud owner of her first home!!  She and her husband and little girl moved into their home in Sacramento the first week in April after purchasing it as a short sale.  In case you are wondering, no we do not represent people in the Sacramento area BUT we have an awesome colleague by the name of Gayla Mace at Lyon Real Estate who does and apparently the Frenches were very happy with her.  We consider the Frenches our clients too, just because we couldn't help them first hand, they seem pretty happy with us being able to help them from afar!!

2011 Amgen Bike Tour Begins at Lake Tahoe!

   Amgen is fast becoming recognized around the world as one of the premier cycling events. 2006 was the first Amgen Tour of California and has become the most successful sporting event in California in terms economic benefit to the State. With 2 million spectators in past years, it has claimed global recognition and a level of competition that draws the some of the worlds most renowned and respected riders. The tour will begin Stage one at South Lake Tahoe and finish at North Lake Tahoe's Northstar at Tahoe. Stage two will begin at North Lake Tahoe's Squaw Valley USA and finish in Sacramento. The tour will continue on for a total of 8 days and cover 800 miles winding up in Southern California's Thousand Oaks.  We are excited to have Lake Tahoe host the start of the tour allowing us to show off our 72 miles of scenic shoreline, and the opportunity to share some down home hospitality with the many of the out area tourists that will arrive with pockets full of money to spend in our local businesses - it can't help but be good for our local economy.

Ever wondered why "Easter" Sunday is not a date certain like Christmas is always on December 25th?  Sometimes I forget the reason so I have looked it up again.

In western civilization,  Easter is a moveable feast and according to wikipedia "The First Council; of Nicea (325) established the date of Easter as the first Sunday after the full moon . . .following the northern hemisphere's vernal equinox".  The vernal equinox, or the first day of spring, is March 21, so Easter can occur as early as  March 22 and as late as April 25.  This year  Easter is April 24th.

 

In my research, I also discovered an interesting connection between Christianity and Judaism. Christianity's celebration of Easter is closely connected with the Jewish celebration of Passover which, according to wikipedia is:  "a Jewish holy day and festival. It commemorates the story of the Exodus, in which the ancient Isrealites were freed from slavery in Egypt". These holidays occur at around the same time every year.    According to the online dictionary Ask  "the French  word for  Easter is Pâques, which incidentally is the same name used for the Jewish holiday of Passover."
