We are really excited to be able to brag about a wonderful project that we have taken on. A subdivision of 82 lots with great southerly exposure and all underground utilities, Donner Crest is one of Truckee's premier residential neighborhoods. It is located just off Northwoods Boulevard across from the outstanding Coyote Moon golf course.
The subdivision was completed in the fall of 2005 and currently has some nicely appointed homes constructed. Adjacent to the lower part of Tahoe Donner, where the impact of snow is not so overwhelming and with its location midway down Northwoods a homeowner has the advantage of "first one out" on a winter ski day.

With only 25 developer owned lots remaining, this community has proven its value. A great location to build your "cabin in the woods" - or purchase an existing new home. The developer has fully capitalized the property and therefore has the ability to offer some super buyer friendly financing.

Market Update - January 2011
|
January showed a sales count of 59 residences. The fact that we had a lot of snow in December, coupled with the historic disinterest of buyers in home shopping in the time between Thanksgiving and Christmas accounted for this pace. Of those 59 sales, 20 were distressed properties or 34% of sales. The increase in this percentage shows that only the real "shoppers" were out looking. The inventory saw very little increase over the Months of November and December thus making choices few for those hearty buyers. Sales of properties over 1 million dipped considerably this month with a total of 6.

Highest priced home or condo sold: Cash paid for an opulent 4 bedroom, 4.5 bath condominium of 3076 square feet located at 1850 Village South Road in Northstar's Village. Priced originally at $3,995,000, the buyer got a discount of almost a hundred thousand by picking this one off within 47 days on the market. Talk about a decisive client!! Well, it was the penthouse you know - how could anyone resist?
Lowest priced home or condo sold: When was the last time we saw a sold price of $49,000 in the Truckee area? This little lodgette, number 112, at 11589 Snowpeak Way in Tahoe Donner would have fetched $94,000 a few years ago. Yes, it is just a place to lay your head but how at $250 per night for a hotel room in Truckee, you would only have to stay 196 glorious days before you paid for your room here.
The list to sell ratio on the median this month 97%. In other words, the homes sold within 97% of the list price. The median list price for this period was $399,000 median sale price was $390,000. Using the median price tends to take the extreme highs and lows out of the picture as it is based on the sale of the house in the middle of the pack. Looks like Sellers are listening to the market and pricing their properties reasonably. The median days on the market were 86..

| Screaming Hot Deals |
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .( by the way if when you click on the link you get nothing -- they have already gone under contract) 1) 15200 Donner Pass Road is a nice little cabin with an awesome view of Donner Lake. Located just across the street from public piers, you are paying a fraction of the price of a Lakefront with all of the benefits of one. $359,000 for this sweet little thing. It has everything you need with 3 bedrooms and 2 baths, new gas and water lines, new heater, and and up to date woodstove. 2) here's a sleeper for you. 11787 Sierra Ave . A total of 28 acres, made up of 3 lots, one of which has a beautiful, custom home, located close to Truckee but with so much surrounding property you would never know you were there. The 4041 square foot home was built in 2006 with fine and distinctive finishes. The two included lots that are vacant measure 12.9 acres and 7.7 respectively. Buy it all for an unbelievable price of $1,800,000. 3) this short sale located at 12224 Greenwood Court is now such a good deal we are scrambling to find a buyer. $339,000 for 3 bedrooms, a loft and a huge garage. Located on a nice corner lot in Prosser Lakeview Estates, it would make a great full-time residence or vacation home. With 2200 square feet, that works out to $154 per square for those of you who are counting.

| Worst Deals on the Market | |
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients. So for this month, here they are:
1) Rapidly become the longest listing alive, this beautiful home in Lahontan has been on the market 1015 days. 8805 Lahontan Driveis still priced too high at $454.55 per square foot. Built in 1999 with only 2849 square feet, this 4 bedroom home will be on the market for another 1015 days unless the seller gets serious. 2) 660 Balsam Lane in Lake Tahoe's Pineland subdivision appears to have some very unmotivated sellers. It came on the market 940 days ago at $520,000 and with its latest asking price at $439,000 it looks like it will never catch up with the market. Cute little cabin of 1080 square feet. According to the mls the property is ski leased currently so what we want to know is why don't they just take it off the market until the lease it up? Obviously they really aren't interested in selling. Move over and make some room for the sellers who are MOTIVATED. 3) last but not least, here is a perfect example of why you should NOT list your home in Truckee with an agent from Sacramento!! 12694 Peregrine Drive in Tahoe Donner is a nice 1922 square foot home built in 1994 but it hardly qualifies for the price of $599,900. Its peers have sold over the past 6 months at a per square foot price of between $213 and $306. If this agent knew his/her market like those of us who live here do we think it would be a best buy instead of a worst one. At this price, this listing will be around and will eventually follow the market down. High fives all around! When Jim walked through our door; he and wife Michelle, were looking for a vacation getaway in Truckee. Someplace where they could bring their daughter Elsie with friends and family and enjoy the great outdoors. We found them an awesome home with lots of room for company in Tahoe Donner. | Winter Shopping |  | |
Buying a house during the winter in snow country could be a good idea. While most people do their home shopping in the summer months when the flowers are in bloom and it is easy to get around, you might consider just the opposite. What would that home be like in the winter months when the snow piles up? How will the snow shed from the roof and will it affect your walkways? You might want to consider which side of the street you are on and how much light your home will get when the sun is lower in the sky. Will your driveway stay icy or will the sun help melt it away? A north facing driveway could stay iced over for the entire winter and if it is sloped it could mean trouble. You might not think about insulation as much in the summer, but what a difference it will make in the winter. What kind of heating does the home provide? Do you want a wood burning or gas stove and where will you store your firewood? Flooring could also affect your home differently in the winter, that nice cool tile in the summer can be down right cold in the winter. Carpet will be warmer under your feet, but at the entryway it can stay wet during the winter months. An airlock entry could be the solution and what a nice feature to keep the cold out. Exterior stairs during the winter months can be downright dangerous, particularly when grandma comes to visit, are they exposed or protected? When spring arrives where will the snow go? Will it pool under the house or drain away? Is your street going to wait all day for the snow plow to show up or are the streets cleared regularly. A few things to consider when buying a home in snow country will make all the difference between a comfortable and relaxing vacation or one filled with chores and cost you $$ down the road.

Sometimes it is nice to have a couple of strong backs around when there are physical projects to be done. Maybe your son and his friends don't live here anymore -- or maybe they are too busy skiing to help. Here are two fellows who are ready, willing and able to put some back muscle into anything you have. Uriah and Uriel Mitchell work for a local landscape company in the summer but winter time it is difficult for them to find work. Since one of the boys is Kappy's son-in-law, this little advertisement comes in the form of shameless promotion. | Happy Valentine's Day! |  | |
Although we all know that February 14th is traditionally a day to celebrate romantic love, how many of us know much about its history? The original Holiday was actually Saint Valentines Day and referred to a couple of totally unrelated men who both had the name Valentine. The thing that these men had in common was that they were both early Christian Marytrs circa AD 269 and AD 197. The date was actually noted in the Christian calendar as a holy holiday up until 1969 when the date was actually removed from the General Roman Calendar by Pope Paul VI.
Interestingly enough, the romantic link to Valentine's Day seems to have been originated by the one and only Geoffrey Chaucer: "For this was St. Valentine's Day, when every bird cometh there to choose his mate" a line written in his Parlement of Foules (1382). This poem was written by Mr. Chaucer to honor the first anniversary of the engagement of King Richard II of England to Anne of Bohemia.
