The 10 Worst Mistakes First-Time Homebuyers Make
1. Not Knowing What You Can Afford Make a budget; list all of your monthly expenses (excluding rent), including vehicle costs, student loan payments, credit card payments, groceries, health insurance, retirement savings and so on. Don't forget major expenses that only occur once a year, like any insurance premiums you pay annually or annual vacations. Subtract this total from your take-home pay and you'll know how much you can spend on your new home each month. If you end up looking at homes that are outside your price range, you'll end up lusting after something you can't afford, which can put you in the dangerous position of trying to stretch beyond your means financially or cause you to feel disappointed with what you actually can afford. You may learn that you need to work on reducing your monthly expenses and/or increase your income before you even start looking. 2. Skipping Mortgage Qualification What you think you can afford and what the bank is willing to lend you may not match up, especially if you have poor credit or unstable income, so make sure to get pre-approved for a loan before placing an offer on a home. You could be wasting everybody's time if you sign a contract and then discover later that the bank won't lend what you need. 3. Failing to Consider Additional ExpensesOnce you become a homeowner, you'll have additional expenses on top of your monthly payment. Unlike when you were a renter, you'll be responsible for paying property taxes, insuring your home against disasters and making any repairs the house needs (which will occasionally include expensive items like a new roof or a new furnace). 4. Being Too Picky
Put everything you can think of on your new home wish list, but don't be so inflexible that you end up continuing to rent for longer than you really want to. First-time homebuyers often have to compromise on something because their funds are limited; busy street, outdated decor, repairs to the home, or forgo that extra bedroom. Of course, you can always choose to hold off on your purchase - you'll just have to decide how important it is for you to become a homeowner now rather than down the road. 5. Lacking Vision
Even if you can't afford to make small changes now, it might be worth it to live with some imperfections for a while in exchange for getting into a house you can afford. If the home otherwise meets your needs in terms of the big things that are difficult to change, such as location and size, don't let physical imperfections turn you away. 6. Being Swept Away Don't get caught up with seller upgrades. If you're on a budget, look for homes whose full potential has yet to be realized. Also, first-time homebuyers should always look for a house they can add value to, as this ensures a bump in equity to help you up the property ladder. 7. Compromising on the Important Things Don't get a two-bedroom home when you know you're planning to have kids and will want three bedrooms. It's true that you'll probably have to make some compromises to be able to afford your first home, but don't make a compromise that will be a major strain. 8. Neglecting to Inspect
Before you close on the sale, you need to know what kind of shape the house is in. You don't want to get stuck with a money pit or with the headache of performing a lot of unexpected repairs. Keeping your feelings in check until you have a full picture of the house's physical condition and the soundness of your potential investment will help you avoid making a serious financial mistake. 9. Not Choosing to Hire an Agent An agent can save you time, money and help you avoid making emotional mistakes. They can provide market statistics and comparable sales to help you make informed decisions and guide you through the piles of paperwork. 10. Not Thinking About the Future It's impossible to perfectly predict the future, but paying attention to the information that is available to you now can help you avoid unpleasant surprises down the road. Some questions you should ask about your prospective property include: *What kind of development plans are in the works for your neighborhood in the future? *What are the zoning laws in your area? *If there is a lot of undeveloped land, what is likely to get built there? *What direction are neighborhood values moving? *If you're happy with the answers to these questions, then your house's location can keep its rose-colored luster. | Market Update - July 2010 | The North Lake Tahoe-Truckee market seems to
have rebounded from a low of 62 sales in June to 88 sales during the month of
July 2010. Of those 88 sales of single
family and condo's, 23 were distressed
properties or 26% of sales. If you have been following our monthly
updates, you will be aware that this number has gradually decreased since the beginning of the year when the distressed
portion of the market was a whopping 43%. We keep hearing that there will be more distressed sales coming but
thus far that hasn't happened. The fact
that all of these standard sales have happened tells us that the Sellers are
listening to the market which was set by the distressed sales.

sold: A 8.8 acre parcel containing a
5640 square foot home which was built in 2006. This 5 bedroom, 5.5 bath home, located at 6280 RiverRoad in Squaw Valley went for $1,100,000 less than its asking
price of $5,950,000. Guess the seller
looked at the fact that the buyer brought ALL CASH and decided to take the
offer seriously. This is when making a
"low ball" offer makes sense.
Lowest priced home or condo
sold: Just to reiterate the old
saying "cash is king" the lowest priced home went for all cash too. A little bank owned home located in Portola
went out at $45,000 (asking price $55,900). Somebody just got a nice little place. Who says that there are no deals out there?
The list to sell ratio on the
median this month 98%. In other words, the homes sold within 98% of
the list price. The median list price
for this period was $440,000 median sale price was $420,000. This median sale and list price
continues to inch down. Using the median price tends to take the extreme
highs and lows out of the picture as it is based on the sale of the house in
the middle of the pack.

| Screaming Hot Deals |
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .( by the way if when you click on the link you get nothing -- they have already gone under contract) 1) 16359 Skislope Way in Tahoe Donner has enough room in it to house a ski club. 6 good sized bedrooms and 3.5 baths will accomodate a small army. It doesn't get much more economical than $218 per square foot and that is what this place pencils out at. $699,000 for around 3200 square feet. Added to the package is creekside living on a super private lot. 2) We aren't real sure about the pricing because things rarely turn over up in Kingvale but if you are looking for a sweet winter sturdy cabin to get away to, this is it. 51516 Red Fir Drive was built by the owner's grandfather in the 1930's and has been maintained meticulously over the years. It is set between 2 bridges, alongside the Yuba River and the icing on the cake is that it has 2 parking space, less than a 1/4 mile away. $399,000 -- I ask you, is solitude worth this much? I think it just might be. 3) 245 Lodge Drive in quiet and quaint Chamberlands on Lake Tahoe's westshore is our pick this month because it is so sweet and Tahoe-Like. 3 bedrooms, 1.5 bathrooms and in the architectural style of "Old Tahoe" this property includes amenities, the most important of which is access to private beaches. All of this for a modest price of $495,000 -- just reduced from $550,000, we think that this seller is serious about finding the market.

| Worst Deals on the Market | |
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients. So for this month, here they are:
1.Hand-Crafted "Real Log" Masterpiece is how this home at 11415 Sitzmark Way is billed. Priced like a masterpiece at $649,999 and being one are two different things. From the steep driveway to the dated carpet and the well used condition of the home, everything screams "overpriced" on this 3 bedroom, 3 bath home in Tahoe Donner. Yes the lot is nice but you need an elevator to get up the driveway to enjoy it. 2.Sorry to pick on Tahoe Donner this month but with the competition being so steep you would think that this property at 13825 Pathway would be priced more aggressively than $525,000. Access is really a problem here -- located at the end of an easement and on a dirt road to boot, it must make it hard to keep open in the winter. The price is right for the size and bedrooms, but there are too many strikes against it -- needs to have a "screaming hot deal price" to sell this baby.
3. If you like camping you will love this little cabin. 85 S Yuba Drive comes complete with out house and a ladder up to the bedroom loft. No indoor plumbing so don't plan on showering. You will lull yourself to sleep with the drone of big rigs screaming by on the Interstate. I hope you don't sleep walk because the decking is down right scary! Even at this price, this one is a stinker. Record Low Interest Rates
|  | The water cooler talk around the industry these days are the incredibly low interest rates. People are trying hard not to notice the awesome rates in fear that once noticed they will disappear. Yesterday it was reported to us at our sales meeting that 30 year conventional loans had reached a low of 4.375% with no points! If you want a 15 year mortgage, your rate may be as low as 3.75% with 1 point (upfront charge that is equal to 1% of your mortgage). These numbers bear some looking at for sure. Maybe you were thinking of purchasing a home or maybe just a refi of your current home. The availability of low mortgage financing is definitely contributing to the upsurge in purchases over last year. Buyers who are able ARE coming out of the woodwork and taking advantage of the great prices and the great financing that is available. Those who wait, will quite possibly miss the boat!! Bowl I need to let everyone know how proud I am to
live in such a wonderful community here in the Sierras. I was reminded of this over the past month
since my daughter and I used so many facilities, vendors and professionals to help us with the
wedding arrangements for Montana
and her husband Uriah Mitchell. We had
many guests from out of town and it was so fun showing off. The Truckee Donner Parks and Recreation Department should be commended for providing a beautiful setting
at the Truckee River Regional
Park's Riverfront
Barbeque where we held the rehearsal dinner. The staff was so helpful and although there was a raucous party going on
up top at the larger venue, we never noticed the noise where we were located down
by the river. What a wonderful place to
have an old fashioned picnic. Our wedding was held on July 24, 2010 at Sugarbowl Ski Resort. That establishment put on a
great event from beginning to end. The
accommodations were wonderful, the staff super attentive, and the Wedding
Coordinator Meghon Shrewsbury is nothing short of an angel. We were able to put the lion's share of the
organization into her hands and relax and enjoy the wedding party ourselves. And speaking of enjoying - everyone who attended the wedding
did and couldn't get over how beautiful all of it was - once again, you should
be proud of yourself Truckee!! Thank you.

| Relay for Life |  | A Successful Relay for Life

Real Estate once again participated in the Truckee Relay for Life to
help raise funds for the American Cancer Society. Our small town raised
over $65,000 and the number is still rising! These funds will go
directly towards cancer research, education and programs to support
patients and their families while fighting this disease. As always it
is a fun, emotion filled and exhausting while our team keeps at least
one person walking on the track for 24 hours straight - because cancer
never sleeps. There is music, food and crafts to enjoy throughout the
event. The JK Real Estate booth had silent auction items that raised
about $1,000 in addition to the individual money raised by each team
member. We are grateful to all of you that supported our efforts and
those who came out to visit us during the event. If you missed out,
don't worry we'll be there again next year!

| Happy Friday the 13th! |  |
Yes, it happens at least once but never more than 3 times a year. The 13th day of the month falls on a Friday. Our modern day culture continues to propagate a myth which associates this day with "bad luck." According to Wikipedia, the fear of Friday the 13th is called friggatriskaidekaphobia, frigga meaning "Friday" and dekatreís meaning the number "13." Apparently some 7 - 21 million Americans are hobbled by this phobia, preventing them from doing much of anything on this date. It is not a joke to them.
