LIVING WITH FIRE IN THE LAKE TAHOE BASIN Jennifer and I recently attended a class on Best Management Practices. While we were attending this class, we were given some information on fire safety in the Tahoe Basin. Since I finished reading it, I believe I will try to pass on some of the highlights here. First of all, this information is specific for the Tahoe Basin. While this is true, the common sense aspect will apply to properties in the Truckee area also. I was surprised to hear that fire is a normal and healthy occurrence in a forest. Some fir trees like Jeffrey and Ponderosa require the conditions present after a fire to germinate and grow. But the type of fire should occur in the form of a low-intensity fire on the average every 5 to 18 years. During these forest fires, the low brush is naturally culled and the smaller trees are burned making the remaining forest healthy and thinner. Prior to the 1900's this type of fire was common. With the advent of the 1900s, there was a period of blanket logging in the basin which forever changed this natural forest. After the logging, there existed a brand new forest, whose trees and vegetation were all growing at the same rate. This made for a crowded, unhealthy environment. This is the situation we are faced with today. The Angora and Gondola fires at South Lake Tahoe are recent examples of the type of fire that WILL occur in the Tahoe Basin. For it is not IF a fire will occur but WHEN. The point of this whole expose is to remind us and our clients what steps we and they can take and/or look for when they purchase, build or maintain a home in the Tahoe Basin. According to the Lake Tahoe Basin Fire Protection Agencies, homeowners can reduce the wildfire threat by paying attention to the following 4 zones: 1) Access Zone - make sure that your home is located within reach of a fire fighter - make sure that the road you live on is passable by fire trucks and that the address numbers on your home are clearly visible. Homes that are located at the end of a driveway that exceeds 150' need to have a turnaround for fire trucks. 2) Defensible Space Zone - this is a phrase that we are all very familiar with but each home's required defensible space - that area around the home that does not add fuel to an approaching fire, but serves as a buffer - is different, depending on a lot of factors. Be sure to check this website to find out what your home will need: www.livingwithfire.info/tahoe ; 3) The Built Zone - include things that are critical to making your home fire safe when it is built. Some items might be installing metal screens on just about every vent opening on the house so that sparks cannot enter and considering installing non-flammable decks and roof tops to avoid combustion from flying embers; 4) The Interior Zone - refers to having a plan for evacuation with your family; installing working smoke detectors, carbon monoxide detectors and fire extinguishers. As we enter another summer we all need to take stock of where we stand with wildfire threat reduction. I am relatively certain that the people who lost their homes in the Angora Fire of 2007 had themselves pretty well convinced that it "couldn't happen to them." Let us learn a lesson from the community's horrible experience including the loss of 242 homes. These losses can be mitigated if we educate ourselves and follow through with that is prescribed. |

Sales of homes and condos in the Truckee North Lake Tahoe
areas were off this month, receding from 93 properties last month to only 73
this May. The distressed properties
(bank owned REOs or short sales) amounted of 20 of these or 27%. Once again, the Tahoe Donner area posted the
most sales at 17 homes and 6 condos. Not

condo sold: Unit #211 at Donner Lake
Village came in at $62,000,
after 57 days on the multiple listing service. This 364 square foot lodgette was bank owned
and located at the west end of Donner
Lake. Convenient for Lake
lovers, and with one bedroom, maybe just enough for this buyer who paid ALL
CASH! The list to sell ratio on the median this month lowered to 98%. In other words, the homes sold within 98% of the list price. The median list price for this period was $449,000
median sale price was $440,000. This
median sale and list price does seem to continue to inch down. Still
lots of opportunities out there for bargain hunters!!

| Screaming Hot Deals |
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .( by the way if when you click on the link you get nothing -- they have already gone under contract) 1. 10358 Donner Trail. this 4.57 acre parcel located within the Town of Truckee is such a steal at $250,000. The utilities are underground and all at the property. Lots of building sites and it even includes a partial topo map and some preliminary drawings on the residence that was planned. Do the math, that's $55,000 an acre -- how much better can it get?
2. 14982 Glenshire Drive just hit the market yesterday. We think of this property as a "Country Ranch" style home, sitting on an acre of level, usable land obscured by mature trees providing privacy and shade. 3 bedrooms and 2 bathrooms with a 4 car garage, this 2,300+ sq. ft. home has a comfortable and relaxed feeling. It competitively priced at $465,000 and we think this one is a great deal.
3. If you are looking of a piece of Lake Tahoe history 9898 Lake Street is a rare opportunity. This lakefront property rests on one of the most beautiful beaches located in the lovely neighborhood of Brockway just steps from the Nevada Stateline. This once upscale hotel has 7 lakeview bedrooms each with their own private bathroom. With 1.7 acres, 300 ft. of lake frontage and truly spectacular views, we can't really say that it is a bargain price at $7,950,000 but if you can afford to look in this price range, this is truly a special property.

| Worst Deals on the Market | |
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients. So for this month, here they are:
1. Another classic case of pricing the home too high to start with and the results are 331 days on the market (when the average is currently running at 106 in Tahoe Donner) and still no sale. The price may be right now at $799,000 on 11715 Oslo Drive in Tahoe Donner but the market is unforgiving of out of the gate overpricing. Added to that, this beautiful 5 bedroom 4 bath home is being marketed by an out of area agent who really does not have a presence here. How could he/she know??? It will take some super sleuthing for a buyer to find this house.
2. Yes it's newer, yes it's beautiful -- just not SOLD!! 3675 Lacrosse Drive in Carnelian Heights has a dear price tag on it of $1,250,000 for 3558 square feet. Another huge 5 bedroom home with wonderful finish work. Original asking price of $1,750,000 but we are afraid that this home -- built in 2008 will have to get down below $1M to sell - too much competition we think.
3. 1322 Castle Court in Tahoe Vista has had the pleasure of being on the multiple listing for 951 days -- not a record, for sure, but embarrassing to say the least. I think it must be getting to feel like the girl at the high school sock hop that never gets asked to dance. Seriously, it is not the houses fault, this location warrants some attention but we don't think it is priced right yet. 4 bedrooms and 3 baths, dated and with no garage. When someone finally wakes up with the right price, it will get snatched up.

More Options on Mortgages
|  | I was reading an article recently from the New York Times that spoke to a different conventional loan. For those of us who really want less than a 30 year mortgage but can't quite afford to make the payments on a 15 year instrument -- there is now an altermative. I was drawn to this article as I am close to retirement and would LIKE to have a mortgage-less future someday. I am one of those people who always seems to need something that is "in the middle" of things. You know, like I need an 8-3/4 size shoe, not a size 9 and not a size 8-1/2. I suspect that I am not alone. The article gave the following illustration: a borrower took out a $1 million loan 4 years ago at the rate of 5. 875% and his payment would is $5,915. That same borrower could now, assuming his credit was good, qualify for a 20 year mortgage at 4.75%. Adding the cost of obtaining the loan of approx. $5000 to the new loan, the monthly payment would be $6,139 or $224 more than the current 30 year fixed. If the borrower were to refinance into a 15 year mortgage at today's current rates, the payment would be $7,251 which is $1276 more than the 30 year payment.
There are more benefits in switching to a 20 year mortgage -- the house would be paid off earlier, lots of interest would be saved and even if you sold the house after 5 years you would have quite a bit more equity in your home. This is the time of year that we are all doing the same thing -- looking at our homes and seeing what a toll the winter weather has taken on them. This week I have planned a couple of improvements to my home in view of the fact that 1/2 my family is coming to visit in July for my daughter's wedding. The first thing I will be doing is getting my windows washed INSIDE AND OUT. My window washer of choice is Ed Grey who has been in the Truckee area, doing this work for about as long as I have -- about 30 years. Ed is reasonable, quick and reliable. On July 17-18 once again JK Real Estate will be participating in the American Cancer Society's Relay for Life fundraising event. This will be our 3rd year working together with the ACS to raise funds to fight all types of Cancer. Money raised will go directly to fund research, education and programs that aid those who are battling this disease every day. This is a 24 hour family friendly event with music and fun for all.
