The Science of Purchasing Foreclosures.


If you read the Market Update below, you will notice that 41% of our sales this past month are what are known as "distressed properties."  Since this number is large and appears to be still growing, we thought it might be beneficial to remind you what is involved in buying a distressed property.   We know we have referred to this information before but I think it continues to be a timely reminder.

According to a May 5, 2010 article in CNNMoney.com, there are 3 stages of foreclosure:  1)  pre-forclosure (commonly referred to as short sales), 2) sheriff's auction, and 3) REO (real estate owned by the bank) sales. 

When you purchase a pre-foreclosure (short sale), you will need to negotiate with the seller as well as the bank to purchase the home.  Negotiation is most difficult with the bank because it is time consuming.  The bank only works 5 days a week and not on holidays.   Other than the long waiting time, you still have the opportunity to do thorough investigations but it is highly unlikely that the seller -- who is loosing his home  -- will do any repairs.  The bank doesn't yet own the home so they will not be responsible either.

The sheriff's auction comes if the attempt at the pre-foreclosure sale (short sale) has failed.  The clock has run down and the home goes to the court house steps where the trustee sells it at auction.  This type of purchase will get you the lowest price on a home but it is fraught with peril.  Usually the subject home is not available for inspection and what you buy is what you get -- repair bills and all.  In an area such as ours in the mountains, with extreme weather this could mean that something catastrophic such as broken pipes or snow damage has occurred.  This type of purchase is better left to the professionals -- contractors or investors who do this as part of making a living.

After the sheriff's auction, if no one bids on the property, the bank then owns it and they generally fix it up and put it on the market with a real estate brokerage.  This is probably the safest and best way to purchase a foreclosure property as you will have the opportunity to inspect and decide based on those inspections if you want to proceed with the purchase.  This type of sale is generally "as is" though since the bank has probably already done all it is going to do getting the house ready to sell. 

The other thing that happens with these REO sales, and we have seen it happen here, is that the bank puts a ridiculously low asking price on a home which generates lots of excitement amongst potential buyers.  They get caught up in a bidding frenzy and by the time the winning bid is opened, the house has been purchased at a not such a good deal price as was originally expected.

Market Update - April 2010 
The weather was sketchy, but the sun must have flushed a few buyers up here.  Sales of homes and condos in the Truckee North Lake Tahoe areas picked up a bit.  During April 93 homes and condos changed hands. The distressed properties continue to play a big part as a record 41% of these sales were either bank owned sales (REO's) (20) or Short Sales (19).  The leader of the pack again was the ever popular Tahoe Donner with 22 home sales and 5 condos sold.  Lake Tahoe's Westshore a distant second with 8 homes and 2 condos.  Glenshire seems to be the hardest hit by the market - out of  7 sales there this month, 6 were distressed sales.   From the Tahoe MLS: the solds from April 1 - 30, 2010:

Highest priced home or condo sold:  3795 Belleview Ave. a lakefront in Homewood  had its namesake: a "beautiful view" and sold at $5,450,000 - CASH, after only 3 days on the market.  Owners got their asking price here.  This is a perfect case of the square footage having nothing to do with the selling price. This place was tiny at only 2724 square feet, built in 1952 with 4 beds, 4 baths and a 2 car garage.  It must have been one of those "have to have" purchases -- $2000.73 per sqft.  Hummmmm.
 
Lowest priced home or condo sold:  Unit #427 at the Resort at Squaw Creek, was bank owned and went out at $164,900 after 2 days on the market.  The buyer paid cash on this one too.  Only 641 square feet but all sorts of luxury at your fingertips the location in Squaw Creek makes this a tidy little package.
                                                                                                            
The list to sell ratio on the median this month lowered to 94%.  In other words, the homes sold within 94% of the list price.  The median list price for this period was $479,000 median sale price was $450,000.   

Screaming Hot Deals
 
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market.  So, for this month, come and get 'em before they are gone. . . .(by the way if when you click on the link you get nothing -- they have already gone under contract)
 
1. Hansel and Gretel would have loved to settle into this house at 12165 Bernese Lane in Tahoe Donner.  Vaulted pine ceilings, 3 bedrooms, a 2 car garage on a nice level lot.  All of this in a real clean little package for only $450,000.  You shouldn't need crumbs to find  this one!! 
 
2. We can't figure out why this house in Verdi, CA is still on the market except that perhaps agents don't think about this area when they are showing property to people who like the low snow load areas. 885 Pine Cone Drive is a lovely home which includes a separate in-law quarter over the garage.  The finish work is impeccable and with so many sweet touches, it is a favorite of ours.  2000 square feet on a 1.02 acre parcel with great views at an unbelievable per square foot price of $187.50.  If you want to be close to Reno for shopping but still only a 20 minute to Truckee, this might be the house for you.  Priced well at $375,000.

3.  We like this clean little house that is listed by our fellow agent Jamie Schou.  We can't figure out why it hasn't gone to sale.   When was the last time you saw a 1500 square foot house in the Sierras for $150,000?  Of course it IS a summer cabin but what a nice place to spend the summer or for the hale and hearty, even a long toasty winter weekend after a quick snowshoe trip in. Check out the house at  49025 Luken Way on Donner Summit.  The Donner Party never had it so good. Hurry this one is going to foreclosure.

Worst Deals on the Market 
 
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service.  Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients.  So for this month, here they are:
 
1.  This one falls in the category of "what was that agent smokin?"  I am not sure why this agent has priced this house about $200K over what it should be listed at.  12465 Pine Forest is a lovely home located in a wonderful neighborhood (mine as a matter of fact), but at $356.25 a square foot when the average price per square foot of similar homes in this area closed at $220.46 per square, the hopes of it selling anywhere near there are next to nothing.  Another one of those listings that keeps on giving -- nice long listing . . . .

2.  We checked out this listing last week on the Alpine Meadows/Squaw Valley tour.  We call it the Steps Home.  There must have been 50 steps (we ran out of breath while counting) up the side of the hill to access 1727 Upper Bench and for the price $640,000 we don't think anyone will think it is worth the inconvenience.  Nice house but no garage and we can't imagine how the groceries will get there.  Think this will be around for a while too. 

3.  Boy, are we glad this isn't our listing.  Can you imagine 1103 days on the market?  That's 3.02 years this listing agent has carried this beautiful but apparently over-priced, 4919 square foot home has home at 9745 Brockway Springs Road.  Originally listed at $6,950,000 and currently reduced to $4,975,000 and has been that way for a few months and still no takers.  Maybe the seller should listen to the agent (and the market).

More Good News on the Housing Front

According to Lawrence Yun, National Association of Realtors Chief Economist, last months favorable affordability conditions (meaning homes are for sale that more people can afford) and the home buyer tax credit worked together to increase the amount of pending sales in the U.S.  The Pending Home Sales Index (PHSI)*, based on contracts signed in March, rose 5.3% to 102.9 from 97.7 in February, and is 21.1% above March 2009 when it was 85.0, this follows an 8.3% increase in February.  To be clear, we are talking about contracts written, not closings which typically follow 2 months later. 

Different areas of the country have more positive results than others.  Read more about those areas here.

Mr. Yun said that he expected these numbers to decline after the expiration of the Tax Credit.  On a positive note, however he projected that the second half of the year would rebound if the economy can provide more jobs and as buyers see home prices stabilize. 

*The PHSI is an indicator which is based on the data from Multiple Listing Services (MLSs) and large brokers.  The index provides advance information on future home-sales activity and offers more solid information on changes in the direction of the market than any of the other indicators currently available, according to NAR.

Celebrate "Decoration" Day

Originally known as "Decoration Day" the U.S. Federal Holiday now known as Memorial Day was instituted after the Civil War in order to honor the Union Soldiers who died during the war between the states.  After World War I, this honor was extended to include all men and women who died in any war or military action.  Currently the holiday is celebrated on the last Monday of May.  Let's all take a moment to appreciate those that died to keep us free and enjoying the best country in the world.
