Truckee's Showcase Recreation Center is Now in Full Swing
 
In December of 2009, the new $18 million Truckee Donner Parks and Recreation Department's facility opened its doors for the first time.  Located at the corner of Highway 267 and 89 north, accessed by one of Truckee's newest round-a-bouts this property has climbing walls, basketball courts, and excerise equipment.  There are also meeting rooms and classrooms, dance studios, even an outside picnic area - all of this for local residents and visitors to enjoy.  The icing on the cake is an elevated running track. Now we residents have options during the winter - not just treadmills.  The cost for residents to use the equipment and facility is $20 per month or there is a drop in fee of$3 per use (if you are 62 years old or over, it is only $15 per month or $1 per use). Seems pretty resonable to stay fit.
 
 The TDRPD facility boasts 40,000 square feet. It will have the capacity to hold 1,000 people if you wanted to throw a big party this will be the place to go!!  The really surprising thing is that according to a Sierra Sun article, the project came in about $6 million under budjet. The plan is to have an aquatic center within the next 5 years.
 
 The center has been a long time dream of General Manager Steve Randall who has been our go to man since 1985. Perhaps Steve could show our Federal or State Governments how to work within a budget!
 
 The old recreation department center located on Church Steet in downtown Truckee, is slated to become the Truckee Center for Performing Arts. As its name says, the plan is to remodel the current building and build a theatre to showcase talent in the Truckee community, including concerts and plays. The money saved from the under-budget construction of the new recreation center will be used as seed money for this project.

Market Update - February 2010 
Last month we found ourselves looking back to compare with the previous year, it's only natural; but from here on folks we can only look to the future, and the future is looking bright at least for now. Even though February is a short month, sales were up over the previous month to a total of 69 sales of residential properties. Distressed sales down from 43% in January to 32% in February and the median price is creeping upward. Wake up buyers - with inventory dwindling and talk of interest rates to begin to rise now could be the time.

Highest priced home or condo sold:  Our highest price sale in February was a home located at 1735 Grouse Ridge Road in the presigious Big Springs area of Northstar. Exquisite views from almost every room and all of the finishing touches you would expect from this multimillion dollar home. As often is the case with these high end homes, it was an all CASH deal for this 6 bedroom, 5.5 bathroom home in a spacious 5,780 sq. ft of living space
 
Lowest priced home or condo sold: Another CASH deal was made for this condo located in the lakeside complex of Chateau Chamonix in Tahoe Vista. Cute and cozy at 723 sq. ft, this 1 bedroom, 1 bathroom condo is all about location on a  beautiful Lake Tahoe sandy beach. Built in 1973, but well maintained and clean with on site management and pool. 
 
The list to sell ratio on the median was 92%.  In other words, the homes sold within 92% of the list price.  The median list price for this period was $525,000 median sale price was $482,000, up from last month even though our list to sell ratio is down just a bit from 95% last month.
 
There you have it folks, whatever your needs and/or price range there is something for you, and we can help you find it!
Screaming Hot Deals
 
In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market.  So, for this month, come and get 'em before they are gone. . . .(by the way if when you click on the link you get nothing -- they have already gone under contract)
 
1. This fantastic home has it all; a super layout with 4 bedrooms (2 master suites), 3 full bathrooms, a separate family room and 3 large decks to enjoy the beautiful forested setting. 12049 Bernese Lane is a super Tahoe Donner location with easy access and a nice level lot. This is our favorite!
 
2.  The market has been hard hit in Glenshire, but there are some deals to be had. This Bank owned home at 15102 Glenshire Drive offers 1360 square feet of living space with 3 bedrooms, 2 bathrooms and a two car garage on 1 acre of land. You can have horses on this property too. It will require some TLC, but hey what do you want for $249,900!   
  
3.  This month it seems the best buys are in Truckee;
10789 Silver Spur Drive in Ponderosa Ranchos on a beautifully landscaped acre is now listed for $649,000. 3 bedrooms, 3 bathrooms, rec room with wet bar & refrigerator, covered deck with spa and 3 car garage for under $300 per square foot. Sounds like a fun place to hang out to me.

Worst Deals on the Market 
 
These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service.  Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients.  So for this month, here they are:
 
1.  At what point do you decide that a home is priced beyond what the market will bear? This home at 51086 Conifer Drive listed for $315,000 is located on the Summit in Pla Vada. Perhaps they should consider that after 800 days on the market and no price adjustment, that just maybe it is time to re-think. A little 2 bedroom, 1 bathroom fixer upper built in 1976 is a project that no-one seems willing to take on. Too many others to choose from.
 
2.  It is hard to find much of quality around Lake Tahoe for under $300,000 so you might think this condo in a lakefront development  listed for $265,000 should be up in our Screamin hot deals.  But let's take a closer look; turns out this is a motel stock co-op in the conversion process to a condo. Come for a visit but you can't stay for long - it's for vacation use only. After 932 days on the market, it seems there are no takers for this one bedroom unit at The Franciscan located at 6943 North Lake Blvd.#44 
 
3.  They may just have to give this one away. 15096 Berkshire Circle in Glenshirehas has a problem with functional obsolescence. In other words it has a horrible floor plan. Even at $230 per square foot, if a house makes no sense, what are you going to do with it? Evidently that is what the buyers have been saying for the past 555 days this home has been listed. At $480,000 this 3 bedroom, 2 bathroom home still makes no cents!!

They have lived in the Village Green Mobile Park for many years but Chuck's work in the Cortez Gold Mine in Nevada meant that he had to leave his bride in Truckee while he was away in the mine. Finally they are together again and Chuck is a happy man to have Margie close by where he can get home to her each night. It's no wonder, because Margie loves to bake. Lucky Chuck comes home to the sweet smell of fresh baked breads, cakes and cookies. Margie was at home baking up a storm while Chuck posed for this photo.  It sure feels good when we can help nice people like the Kellermans get their business done and move on with their lives. Truckee Downpayment Assistance Program Update

The application period for the Town's new First-Time Homebuyer Down Payment Assistance Program closed February 5, 2010. The Town held the random selection process on February 18th at the Town Hall. Twenty seven applications were received and all twenty seven were in the random selection process. This process established the order to process the received applications. The Town has committed approximately 1.5 million dollars that will fund a minimum of twenty loans across three different household income categories.
 
The program operator has begun processing applications in the order established by the random selection process and into household income category to determine eligibility for the program. As eligibility is established applicants are provided a letter of eligibility and have 120 days to make the home purchase and close escrow. The home purchased must be within the Town limits of Truckee and meet all other program criteria.
 
 Applications will be processed and down payment assistance loans made until the allocated funds are exhausted or applications are processed.
