Let's face it, its Lake Tahoe's picture perfect crystal water with granite boulders set against a backdrop of Pine & Sequoia forested mountains that brings flocks of tourists to visit and enjoy the bounty of outdoor activities that the High Sierra has to offer. Imagine if the Lake began to lose its clarity and algae started to cling to the rocks along the shoreline. Would our national treasure continue to hold its charm and would the tourists return?
Everything we do to the land within the Lake Tahoe Basin can positively or adversely affect lake water clarity. Human impacts, such as run-off from buildings and roads, and erosion from recreation trails and ski resorts, can seriously harm Lake Tahoe's legendary cobalt-blue water clarity and cause water quality deterioration.Sixty-three streams flow into Lake Tahoe and are the invisible threads that connect the Lake to our homes and us. Everything we use or produce in the watershed -- sewage, fertilizers, pesticides, motor oil, and animal wastes -- can be carried into Lake Tahoe.
The TRPA was formed in the 1969 for the purpose of preserving our most valuable asset "The Lake". As the mission statement proclaims "Our mission is to cooperatively lead the effort to preserve, restore and enhance the unique natural and human environment of the Lake Tahoe region now and in the future." This is essentially done through land use regulation and best management practices. The procedure for which this may affect the property owner is that a parcel of land within the Lake Tahoe watershed basin is given an IPES score (Individual Parcel Evaluation System) grading your property on slope & soil type relative to parcel size to determine erosion hazard and runoff potential thus dictating the allowable area of coverage. This would determine the allowable size of a newly constructed house or if a property owner wishes to make a room addition, add a deck, garage or driveway it would be subject to the TRPA issuing a permit determined on the property's IPES score. Additionally all developed properties are subject to BMP (Best Management Practices), which are methods to help developed properties function more like natural, undisturbed forest and meadowland that offer a natural filtration system. These practices are performed through vegetating and mulching soils, infiltrating storm water runoff from impervious surfaces, paving dirt driveways & roads and stabilizing or retaining steep slopes and loose soils.

| Market Update - September 2009 |
Yes, well the trend continues to move forward - our numbers
are up again!! Must be fall because
typically these are the months when people finally decide to make a decision on
a home. Buyers finally decide that they
NEED a home in the mountains before the snow falls and Sellers decide that they
don't want to maintain a home for another winter. Last month's 84 sales of condos and single
family residences ratcheted up this month to a whopping 115!! Typically this trend will continue until
Thanksgiving. Again, we are seeing more REO sales than short
sales this month. Distressed property
sales made up 24% of the solds for this month. Here are the statistics from the Tahoe

Highest priced home or condo sold: a $3,675,000 lakefront home located in Rubicon Bay.
This 1716 square foot home was originally listed for $3,900,000 and on
the market for 144 days, purchased with a conventional loan.
Lowest priced home or condo sold: $75,000 a little 2 bedroom, 1 bath home
located in Floriston, CA.
84 days on the market, all cash and bank owned it was listed for
$111,685. Sounds like pretty affordable
housing!
The list to sell ration on the median was 95%. In other
words, the homes sold within 87% of the list price. The median list price for this period was
$475,000, median sale price was $449,000.

| Screaming Hot Deals |

In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .(by the way if when you click on the link you get nothing -- they have already gone under contract)
1. Bank owned palace in Tahoe Donner located at 14326 Skislope Way. It has 4 bedrooms, 4.5 baths and 3784 square feet for the mere price of $841,500 (I love the asking prices these banks come up with??). I'm sure that this one will not last til print but here goes. 2. Nearly a 1/2 acre unimproved lot in Truckee's upscale Pine Forest subdivision that is priced at $84,900. We think this qualifies as a great deal. Another Bank Owned property is 11237 Comstock Drive. There really don't appear to be any catches here as this subdivision does not have mello roos fees like Grays and (as advertised) has a mere $60 per month HOA dues (no amenities tho). Underground utilities and close to town makes this look like a pretty good long term investment doesn't it?
3. This listing located in Juniper Creek Ranches on the east side of Truckee is so new I am not sure I can share the link. 20 acres for $149,000, we really have returned to days of yore. This parcel would possibly have been listed 4 years ago for $350,000 or more. It claims to be level and have had its septic testing. Bet it won't last long. Want to be away from it all or just buy now and keep for posterity.

| Worst Deals on the Market |

These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose 2 or 3 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients. So for this month, here they are:
1. Okay, I GIVE UP! That's what I would be saying if after 402 days on the multiple listing service, my house was still for sale. Yes, the house located at 11646 Alder Hill Road truly is a unique and beautiful place but even after 406 days, at the same price ($4,500,000) one would perhaps get the picture -- no one is interested!! Why don't you take it off the market so some serious sellers will have a chance? 2. Here's a two-fer for you. Listed by the same agent/owner, both of these properties on River road have been on the market over 600 days. 7894 River Rd., priced at $699,000 and 7952 River Rd., priced at $800,000 both in the Truckee River corridor. This is a nice area for those who like the wildlife and no CC&R's. Also, it is convenient to Alpine Meadows and Squaw Valley but there is road noise from Hwy 89 and sometimes difficulty with the private roads. Obviously, the price needs to come down or maybe 2 for the price of 1?? 3. Speaking of worst deals, not necessarily the same thing but is now a good time to sell a Tahoe Lakefront? There are currently 59 Lake Tahoe Lakefronts on the Market in our multiple listing service, ranging in price from $1,395,000 to $19,500,000. Only 6 Lakefronts have sold since January 1, 2009. I ask myself -- why would you put yourself through this torture -- looking at the competition, that is. Who said timing is everything?

Guest Star - Otto the Frenchman

 I met a very remarkable creature this past month while showing property to his owners Joy and Trevor Schwartz. Meet Otto the French Bulldog. I didn't even know that this breed existed. The really interesting thing is that while I was showing the Schwartzs homes, we looked at a house where another of these dogs lived. How about that -- never seen one and then to meet two in one weekend. What are the chances of that? This puppy makes pig-like noises when he eats -- amazing. Otto is a celebrity as he is the dog featured in the drawing on the website for the San Jose Bark in the Park, an annual event held in San Jose to benefit the local SPCA and canines in general. We are hoping to see Otto up here a lot more, just as soon as we can find Trevor and Joy a place to put down roots. Doesn't he look like someone you would love to have as a neighbor??? Let me know if you have a home in Tahoe Donner that is open, light & bright with 3 bedrooms, 2 baths and a loft (plus a 2 car garage) that you would like to sell. I would love to put The Frenchman, Mom and Dad into a cabin for the winter!!

This is the month that you REALLY need to be on top of it if you are looking for your winter ski-lease. A ski lease is generally a 5 month lease of a home or condo where the tenants take over the utilities including snowplowing on a residence and pay all of their rent up front (for the 5 months). This way the tenants get to use the house (which is furnished by the landlord) all of the time during the winter months. This type of arrangement is ideal for skiers who like to purchase ski passes (and a lot of you did this year because there were some GREAT deals out there). Lots of people go into these leases with more than one family so that the cost is more palatable. That having been explained we wanted to feature here a company called Truckee Reservations who handle ski leases. When your next tax bill arrives you might want to look a little closer at your property assesment. If you purchased your home in 2005 thruogh 2007 your property would automatically be re-evaluated and likely your assessed tax value adjusted downward resulting in a slight reduction in your bill. When was the last time one of your bills actually got smaller? This re-evaluation does extend into part of 2004 & 2008 but if you have further questions call the Nevada County Assessors office at (530) 265-1232
