The Short Sale Legend.... What exactly is a short sale? Well a short sale occurs when a property owner is unable to sell his home at a price to cover his loan amount. He then must go to his bank or mortgage company and ask if they will forgive the difference of what he is able to sell his home for and what is actually still owed on the house. This now puts the bank in a position to dictate the terms of the sale. Currently this process has been painfully slow (we're hoping this will get better) and many deals have gone by the way side while waiting for a response from the bank. There is a lot of work that must be done before a bank will say "OK, you are off of the hook", and beware there may be some tax liability owed on that amount. So why would a property owner choose the short sale route over a foreclosure? Either way the seller walks away with nothing. Well according to Fannie Mae's guidelines to re-establish credit, there may be some benefit there - a bankruptcy will take 4 years, a foreclosure 5 years, but a short sale may take only 2 years. This will allow the property owner a faster track to picking up the pieces and getting a fresh start, while avoiding the stigma of a foreclosure. How does this affect a buyer looking to purchase a home in short sale versus a foreclosed home? There will be more selection of short sale offerings. And because people are still living in the house it is well cared for. As I mentioned earlier short sales will take a lot of patience waiting on the bank as they work they way through the enormous stack of pending short sales to come to a decision of whether they are willing to accept your offer. This is where an experienced agent comes into play. If they have submitted a complete package with supporting documentation on comparable pricing and sale history of the neighborhood basically explaining to the bank that this offer is in their best interest then perhaps your offer will be accepted. They may counter back with a different price or terms. While your offer is sitting there waiting to be reviewed it is possible that another stronger offer may be submitted. Obviously the longer it sits more things can happen. Foreclosed homes now owned by the bank, referred to as REO's, generally move more quickly. These homes may have already moved through the short sale process without consummating a deal or perhaps the property owner never tried to sell the home. They will be sitting vacant and uncared for. Sometimes disgruntled owners destroy the home or strip it of all the fixtures and such. The banks will only make the necessary repairs and price it accordingly to get a timely sale. They are very motivated and realistic at this point, so a good deal may be had. Do keep in mind however, either way you go, don't expect any participation from the bank or sellers on repairs and there will be no responsibility on their part down the road should any problem arise with the property.

Here are the stats for the month of March, 2009. Northstar and the luxury market in Old Greenwood have carried their own weight this month. Surprisingly, there have been a total of 9 homes and condos in Truckee and Tahoe which have sold for over a million. That sleeping giant has finally awakened. Apparently the more affluent recognize a bargain when they see one. Here are the numbers from our Tahoe Multiple Listing Service. Again, unless noted, the properties were sold as standard sales, not short sales or REO's (bank owned properties). Tahoe Donner: 13 homes (2 short, 1 REO); 2 condos Northstar: 2 homes; 4 condos Glenshire, Cambridge, Juniper Hill, Juniper Creek, the Meadows: 2 homes (2 short) Prosser Lake Area: 2 homes Sierra Meadows, Ponderosa Palisades, Martiswoods, Ponderosa Ranchos: 3 homes Lahontan: no residential sales Old Greenwood: 3 homes Grey's Crossing: no residential sales Truckee Proper: 1 home Adjacent to Tahoe Donner: no residential sales Donner Lake: 1 home Donner Summit: 3 homes (1 REO) Westshore Lake Tahoe: 6 homes (1 short, 1 court approved) Tahoe City: no residential sales Northshore Lake Tahoe: no residential sales Kingsbeach & Tahoe Vista: 5 homes, 2 condos (1 REO) Alpine Meadows & Squaw Valley: no residential sales Condos and Homes sold over $1M in Truckee and North Lake Tahoe: 9 Highest priced home or condo sold: $2,950,000 (listed for $3,225,000) after 31 days on the market, a 5000 square foot home, built in 2001 located in Northstar. Lowest priced home or condo sold: $205,000, a REO condo located in Kingswood Village, originally priced at $199,000, sold in 93 days.

In this particular spot, we feature the 3 properties in the multiple listing service that we feel are well priced. These are the properties that we wish we had buyers for because we know they are of such value that they will not last long, even in this market. So, for this month, come and get 'em before they are gone. . . .
1. 11605 Sawtooth Court located in beautiful Martiswoods Estates. $825,000. This house is priced $300,000 below the only other home that has sold in this area since last year. A stately and classic Lindal Cedar home, it truly has the feel of a mountain home. Also included in this sale is a "lift" for a third car in the already oversized 2-car garage. 2. 135 Alpine Meadows Road, Condo #20 is such a sweet little spot. Just made for long weekends, sitting on the deck overlooking the Truckee River. Walk across the street to the River Ranch for lunch or dinner. Shows really well and totally affordable at $399,000. 3. While on the surface this offering at 530 McKinney on the westshore of Lake Tahoe appears to be nothing special, you have to look at the whole package. The home has been totally redone inside and it fronts on the creek and is adjacent to 2 conservancy lots for utter privacy. The price $775,000, truly a hidden gem!

| Worst Deals on the Market |

These are the properties for sale that we feel are the worst priced homes on the market in our multiple listing service. Every month we will choose one or 2 properties which, for one reason or another (usually price) are something we would not be inclined to show our buyer clients. So for this month, here they are:
1. Don't go near this one til the owner cleans it up!! 2063 Bear Creek Drive. Its location in desirable Bear Creek neighborhood in Alpine Meadows, and surrounded by homes with much higher prices, this place will have to have its price lowered before any forward thinking fish will bite. Talk about buying the lowest priced home in the neighborhood. Well maybe but not at this price! $550,000. 2. 10623 Pine Cone Drive in Truckee has a pretty pricey price tag - $340,000 - for such a tiny place - 864 square feet. I know what the sellers want but with the competition out there, the buyers are looking for value for their money. Sorry this is not 2 years ago. 3. Little house in Glenshire, 10527 Royal Crest Drive, I am sorry you are a short sale but this price is not short enough to get the discerning buyer's attention. There are several homes in the Glenshire area for just a smidgen more and they include a garage and a couple of more bedrooms!! Got to go lower. . . . This month we would like to introduce you to the Home Inspection process. Again, our advice is to spend the money to get a professional home inspection. It is cheap insurance. Whether or not the house that you are purchasing is perfect is not the point but that you are aware of everything about the home, including any deficiencies BEFORE you buy. JK Real Estate will be participating once again in the American Cancer Society's Relay for Life. This year's Truckee event will be held July 18-19 at the Truckee High School track. It is an overnight team event that raises awareness of cancer in the community and funds to fight cancer. Throughout Relay for Life, teams commit to keeping at least one member walking the track.....because cancer never sleeps. Funds raised through the ACS Relay for Life support the Society's programs and services. These include: Research, Education, Advocacy and Service including patient and family support services.
