Greetings!
We know that right now economic times are challenging but it is hard to stay negative when we are sitting here in this beautiful "winter wonderland."  Outside my window as I type this, I look across a field of new snow and know that there are many people enjoying many winter sports.  Saturday brings out the cross country skiers, downhill racers, snowmobilers, sledders, snowshoers or just people who like to sit with a cup of joe and enjoy the clean, fresh air up here in the mountains.  This newsletter is designed to keep you in touch with our beautiful area.  I look forward to updating you monthly, not just on real estate but on our beautiful surroundings.  Happy Winter!!

Market Update - January 2009 Stats 
The stats for the month of January 2009 are up and finished.  Things are still slow but looking at the amount of pendings in the MLS, I am hopeful that my report for February will be better.  Additionally, our MLS has just inserted a new field to help identify listings as REO or Short Sale.  This field will be populated over the next couple of months as agents make changes to their listings.  This will really help us agents answer the question that our clients always ask us:  "how many of the houses for sale are short sales and bank owned properties?"  I expect to be able to make some sort of report on this next month. 
 
According to the Tahoe MLS for the time covering the residential solds from January 1st, 2009 to January 31, 2009 are as follows:
 
Tahoe Donner:  9 homes, 0 condos
Northstar:  no residential sales
Glenshire, Cambridge, Juniper Hill, Juniper Creek:  3 homes
Prosser Lake Area:  no residential sales
Sierra Meadows, Ponderosa Palisades, Martiswoods, Ponderosa Ranchos:  4 homes, no condos
Lahontan:  no residential sales
Gray's Crossing:  no residential sales
Old Greenwood:  no residential sales
Truckee Proper:  1 home, 0 condos
Adjacent to Tahoe Donner:  no residential sales
Donner Lake:  1 home, 0 condos
Donner Summit:  2 homes
Westshore Lake Tahoe:   1 home, 0 condos
Tahoe City:  2 homes, 0 condos
Northshore Lake Tahoe:  no residential sales
Kingsbeach & Tahoe Vista:  1 home, 0 condos
Alpine Meadows & Squaw Valley:  1 home, 0 condos

Highest priced home or condo sold:  $2,100,000 in Dollar Point

Screaming Hot Deals
 
In this particular spot, I plan to feature the 3 properties in the MLS that I feel are well priced. These are the properties that I wish I had buyers for because I know they are of such value that they will not last long, even in this market.  So, for this month, come and get 'em before they are gone. . . .
 
1.  Yes it is our listing.  Located at 14803 Northwoods Blvd. in Tahoe Donner, this aprox. 1400 sqft house has it all.  Sun, light, 3 bedrooms, a hot tub and it comes completely furnished.  Best part, only $369,000. 
 
2.  10403 Plymouth in Cambridge, just adjacent to Glenshire.  The square footage commands much more than this is offered at: $559,000.  Located on a perfectly flat 1/2 acre parcel this home boasts 4 bedrooms, 2.5 baths and a 3 car garage.  Built in 2004, the square footage is estimated to be 3200.  It is a short sale but still active.  Looks like a great opportunity for a big family.
 
3.  15171 Wolfgang Road in Tahoe Donner.  This house is priced right at $495,000.  Bright, sunny with views and close proximity to Tahoe Donner's cross country ski area and miles of trails.  The home has 3 bedrooms, 2 baths and a 2 car garage.  I don't think it will last long.

Worst Deals on the Market 
 
These are the properties for sale that I feel are the worst priced homes on the market in our MLS.  Every month I will choose one or 2 properties which, for one reason or another (usually price) are something I would not be inclined to show my buyer clients.  So for starters, here they are:
 
11359 Dorchester Drive in Glenshire.   This home has been on the market for 534 days.  The asking price is currently $595,000, down from the original list price of $675,000.  I am afraid that the price will have to be reduced quite a bit more to get it sold in this market.  It is a well built, 3 bedroom, 2.5 bath home with a 3 car garage.  Close to the school, on a level and sunny lot. 
 
12542 Prosser Dam Road in the Prosser Dam area of Truckee.  The property is listed at $719,000.  It is a 2 bedroom, rather unique home located on approximately 3 acres.  Close to acres of recreation.  Lots of outbuildings, would make a great place for someone who wanted to work out of their home -- no CC&R's!  Let me know what you think that this house will sell for by contacting us here and when it does, the entry closest to the actual sale price will win a gift certificate.
