Infrared Camera Scans
I use a high tech infrared camera as part of the Home Structural Inspection. Infrared scanning allows me to see into the walls, ceilings and floors to find:
  • Roof leaks
  • Plumbing leaks
  • Electrical shorts, and 
  • Value the insulated quality of the home.
The investment on my part for the camera was $30,000, to bring this high level of protection for my clients. 

I also issue a typewritten Structural Home Inspection Report on site at the time of the inspection.

Is your hot water heater safe?

Natural Gas and Propane fired Hot Water Heaters have caused

fires in some homes where flammable liquids such as gasoline and paint have been poorly handled near the Water Heater. Storing these flammable items in the basement where the Hot Water Heater is located represents a potential fire hazard. 

Guidelines for Hot Water Heater Safety

 

  1. Check the flue pipe into the chimney for rot and loose fittings.
  2. Keep the area around the Hot Water Heater clear of boxes or other combustible material.
  3. Make sure the Flame Arrestor on the bottom of the Hot Water Heater is placed properly.
  4. Test the Pressure Release Value to make sure it is working in case of a pressure build up in the Unit.
  5. Hot Water Heaters in the garage should be elevated should be elevated at least 18" inches off the floor. 
  6. Wrapping the heater in an insulated blanket is recommended. Also insulate the supply pipes.

  7. The life cycle on Hot Water Heater is 7 to 12 years, and older units can cost more to operate.
  8. Cleaning the area around the Hot Water Heater will help to extend the life of the unit.
