NEW LISTINGS OUTPACE SALES TO START SPRING CYCLE

An influx of new listings entered the Greater Vancouver housing market in April 2008, while residential sales reduced slightly compared to the same period a year ago.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver totaled 3,218 in April 2008, a decline of five per cent from the 3,387 sales recorded in April 2007, and a 3.8 per cent drop from the 3,345 sales in April 2006. New listings for detached, attached and apartment properties increased 25.6 per cent to 7,010 in April 2008 compared to April 2007, when 5,580 new units were
listed.

Residential sales continue to be strong, but there is a lot more choice on the market today. This is good news for a market that has been defined by record-breaking activity for most of this decade. Despite this seeming re-balance between sales and listings, it took, on average, six fewer days to
sell a home in Greater Vancouver compared to the previous year, with a days on market average of 33 in April this year.


an 'ENCHANTED' AFTERNOON

We have been hosting our Client Appreciation Party for a number of years. Each November we invite all of our clients to an afternoon of fun, gifts and camaraderie. We always have a fantastic time and get great feedback but there is always one question that gets asked - “Have you considered having a family event?”

In response we've decided that in addition to our Client Appreciation party each fall we will now also have a spring event for the whole family and on April 12th we launched our Premier Family Appreciation Event with - An “Enchanted” Afternoon!

Our clients and friends were invited to a private screening of Disney’s “Enchanted” complete with clowns, balloon animals, candy and popcorn.

THINGS ARE CHANGING!

You may have noticed something a little different about this newsletter. The colors have changed and we are in the process of changing over to our new name “The Carpenter Real Estate Group”. Bottom line is business is growing and we want our name to better define who we are and where we are going.

To give you a little history it began quietly a few years ago when we retained John Gilder to handle the back office of our business which allowed us to spend more time face to face with our clients. The time that we gained by getting out and about worked better than we expected but we also realized this meant it wasn’t just Scott & Leslie Carpenter anymore and as things continue to grow we needed to reflect that and so - “The Carpenter Real Estate Group”.

So what does this mean for you? Well, we have updated our marketing materials and our website and changed the address to www.CarpenterRealEstateGroup.com (take a look if you have a moment) and John Gilder who you may have spoken with or seen at our Appreciation events will be taking more of an active role in the business but other than that things will remain much the same for now. Scott is still firmly at the helm and we are committed to providing you with exceptional service.

We would like to thank all of our clients and friends who have supported and encouraged us through the years. You have allowed us to bring our business to where it is today and we look forward to serving you for many years to come.
