Smaller Village Plan Submitted
Corral Village now under 100,000 square feet

Greetings!


We wanted you, a loyal supporter, to be among the first to know. We've submitted a fourth and final site plan for the Corral Village to the county. The new plan shrinks the commercial village to 99,970 gross square feet of buildings and the FAR (Floor Area Ratio) to 23.3%.

We've kept the forward-thinking, groundwater recharge system, the heavily planted frontage berms, 100+ foot setbacks from Highway 68 and Corral de Tierra, and the landscaped parking zones.  We propose to amend the development application to split the 11+ acre site into two parcels: 9.87± acres for the Corral Village at the north end; and 1.12± acres at the south end.  Any future development on the smaller southerly parcel would require its own entitlements.

We have worked hard to come up with a solution that is economically and environmentally sustainable, meets supervisors' concerns about size and visibility, and provides the community with the neighborhood serving shops and services it wants and deserves.  We believe this plan will work and are hopeful that the supervisors will approve it on July 12th.  We'll need you all there to make sure this happens.

  • 99,970 gross square feet of buildings
  • Nine separate village buildings
  • All buildings are single story, except Bldg 3, which is a two-story building at the rear of the village and backs up to the hillside 
  • 23.3% FAR (Floor Area Ratio) 
  • Over 137 foot setback from Highway 68
  • A 100 foot setback from Corral de Tierra Road
  • 30-32 foot wide planted berms along Highway 68
  • 20-28 foot wide planted berms along Corral de Tierra
  • 406 parking spaces as required by county code
  • Landscaped parking zones, with 29% of the parking spaces hidden behind buildings
  • A groundwater rainwater harvesting and recharge system that produces a positive water balance.
Thanks to everyone who has already written to say that they'll be there on July 12.  The supervisors' July 12th hearing starts at 1:30 pm at 168 W. Alisal, 1st Floor, Salinas.  After 40 years of waiting, we're hopeful that we've found a plan that can be approved.  We need you to make it happen.  Please:
