Private project brings public benefits
The proposed Corral de Tierra shopping village will bring the county economic benefits at a crucial time. With a high unemployment rate, challenging county and school budget gaps and the loss of redevelopment incentives, the Phelps' proposal is welcome relief.
Economic studies show that the proposed village will: - Inject $32 million into the immediate local economy.
- Provide 150 construction jobs.
- Create almost 300 permanent jobs, including jobs for local youth.
- Pump up local tax revenues by over $500,000 annually.
- Create space for local entrepreneurs, shops and services.
In addition to quantifiable benefits, the project brings qualitative benefits for the area, the county and the state. The Corral de Tierra provides a gathering place and an informal civic center for the Toro area. And, by approving local shopping and services, the county will promote climate smart growth under SB 375 and reduce vehicle miles traveled (VMT) by nearly 3,500 VMT every day. |
