| SWINE INFLUENZA |
GENERAL ADVICE
As we read and hear in the news more and more about the current swine flu 'epidemic' remember these few pointers in the workplace;
Advise your staff to stay at home if they are sick with flu-like symptoms and send home any employees who are displaying flu-like signs/symptoms.
Stress to all employees good personal hygiene practices - washing hands, coughing and sneezing into a tissue and disposing afterwards.
Should you have further concerns the primary contact point and source for information is the Health Protection Agency

| Residential Property Management |
|
Recent visits and enquiries carried out by Westminster Compliance have revealed that there are a large number of Residential Property Management Companies who continue to turn a blind eye to the responsibility of ensuring that the Residential Block Owners adhere to the obligatory need for a Health & Safety audit of their premises if they are aware that it is seriously out of date or has never been carried out. This reluctance seems to be born out of the fact that they feel vulnerable to having their management contract terminated if the owners feel they are being pressured to spend money when up to now there hadn't appeared the need to do so . Fire regulations and asbestos survey regulations to name but a few do need to be given the respect and observance demanded of them and it could very well be a breach of the Property management company's responsibility and duty of care if they fail to impress upon the owners the level of responsibility that they accept when occupying their elected position of authority. The risk of legal proceedings against the Property management Company are increased if they fail to do this should an unexpected related problem occur. Far better to be safe and carry out these sometimes difficult duties and press for acceptance than value the annual fee received to be above the risk of prosecution. Westminster Compliance continues to promote this matter and any Property Management Company seeking assistance will be most welcome.

Big Fines....Magistrates courts now enabled to issue custodial sentences for offences under the Health and Safety at work act. This is a wake up call for so many as so few realise that they are in breach of these laws. There is so much information and many of us willing to make it easy instead of the headache that many think these laws are.
