The New Jersey Housing Mortgage and Finance Agency is pleased to offer NJHousing.gov, a free housing locator dedicated to helping New Jersey residents locate affordable rental and for-sale housing options. Searching is completely FREE and anonymous. You can search for housing using a wide variety of criteria like size, location, eligibility requirements and pet friendliness. Listings are up to date and offer up to 10 pictures, map links and neighborhood information so you focus only on the properties that fit your needs.

Robert Noble Manor, located at 241 Gordon Street in South Amboy, New Jersey, is a 40-unit apartment complex affordable to low-income seniors 62 and older.
The one-bedroom apartments rent for $675.00 a month plus utilities and there is no entrance fee. The apartments are restricted to tenants earning no more than $35,000 for a single person or $40,000 for a two person household. Section 8 vouchers are accepted.
Residents at Robert Noble Manor benefit from the convenient location which is a short distance from the central shopping boulevard where residents can take advantage of restaurants, shops, medical offices and mass transit. Additionally, the South Amboy Senior Center is a short bus ride away where meals are provided by Meals on Wheels and the Visiting Nurse Association makes regular wellness visits to Robert Noble Manor.
Robert Noble Manor is owned by the South Amboy Renaissance Corporation and managed by Princeton-based Springpoint Senior Living. Springpoint is New Jersey's leading senior housing and care provider, successfully serving seniors for 95 years.

NJHMFA WELCOMES DONNA RENDEIRO, CHIEF OF STAFF!
|
Donna is thrilled to be part of NJHMFA since August. Prior to her current role as Chief of Staff, Donna was the Director of Community Planning at the New Jersey Redevelopment Authority. In this capacity, she provided technical redevelopment assistance to New Jersey's municipalities interested in or actively involved in the redevelopment process.
Donna's previous positions at the State include Acting Executive Director of the Office of Smart Growth, the predecessor of the Office for Planning Advocacy, and Brownfields Policy Director; additionally, she has worked with the Governor's Office of Economic Growth and urban policy. Previous experience includes redevelopment and shared services at the municipal and county levels. Prior to Donna's work in the public sector, she was Vice President at Citibank in chief of staff roles in the credit card division and in branch manager roles in the branch system. Donna has a B.S. in Marketing from Pace University. Donna has been married for 28 years and has two grown children, Rich, 24, and Michele, 21

2011 GOVERNOR'S CONFERENCE ON HOUSING AND ECONOMIC DEVELOPMENT TAKES PLACE IN ATLANTIC CITY

On September 20th, 2011, approximately 1,200 housing professionals, government officials, developers, lenders, nonprofits and consultants gathered at the Atlantic City Convention Center for the start of the 2011 Governor's Conference on Housing and Economic Development hosted by the Department of Community Affairs (DCA), New Jersey Housing and Mortgage Finance Agency (HMFA), New Jersey Department of State (DOS) and New Jersey Economic Development Authority (EDA).
Over the course of the two-day event, conference participants were given the opportunity to learn ways they can navigate today's turbulent economy and advance housing and economic development projects in communities throughout the state.

Excellence in Housing Revitalization, Economic Development and Green Housing Recognized
Four organizations were presented with the Excellence in Housing and Economic Development Awards in recognition of their outstanding work in these development arenas. The award ceremony took place at the 2011 Governor's Conference on Housing and Economic Development at the Atlantic City Convention Center.
"Governor Christie and Commissioner Grifa join me in congratulating this year's award winners and commending them on their creative projects to foster economic growth and provide more affordable housing opportunities to New Jersey families," said New Jersey Housing and Mortgage Finance Agency (HMFA) Executive Director Anthony Marchetta. NEW PROGRAM AIMS TO CREATE AFFORDABLE HOUSING FOR 600 PEOPLE WITH DEVELOPMENTAL DISABILITIES

On Monday, September 26th, the HMFA along with the New Jersey Departments of Community Affairs (DCA) and Human Services (DHS) held a "Meet and Greet" event to launch the Special Needs Housing Partnership Loan Program (SNHPLP). This initiative will assist in the creation of affordable, supportive housing for individuals with developmental disabilities. Approximately 100 qualified developers and providers attended the event to learn more about SNHPLP and to create partnerships with the other attendees to develop supportive housing for developmentally disabled individuals across the State.
"The Special Needs Housing Partnership Loan Program supports New Jersey's obligation under the U.S. Supreme Court's 1999 decision in Olmstead v. L.C., which requires states to provide appropriate, community-based care to individuals with developmental disabilities who have been unnecessarily living in institutional settings," said Commissioner Grifa, Chairman of the HMFA. "New Jersey is committed to responsibly integrating these individuals into community life as much as possible."

DCA & HMFA Celebrate Grand Opening of 70-Unit Affordable Housing Building in Orange
Grand Central at Orange Includes Units for Homeless, Disabled Military Veterans On September 28, 2011, New Jersey Department of Community Affairs (DCA) Commissioner Lori Grifa joined Orange Mayor Eldridge Hawkins to celebrate the completion of Grand Central at Orange, an affordable housing building at 219 South Center Street in Orange. The DCA and New Jersey Housing and Mortgage Finance Agency, a DCA affiliate, committed funding for the project.
"It is very uplifting to see that Grand Central at Orange was completed despite the economic challenges of the past three and half years. To know that my Department helped make this day possible is especially gratifying," said DCA Commissioner Lori Grifa, who is Chair of the HMFA. The Parkview Features Quality Housing and Resident Services for Senior Citizens
New Jersey Housing and Mortgage Finance Agency (HMFA) Executive Director Anthony L. Marchetta joined local, state and federal officials for the grand opening of The Parkview, an 84-unit, four-story building project located at 618 New Brunswick Avenue in Perth Amboy on October 13, 2011. The HMFA, an affiliate of the Department of Community Affairs (DCA), is providing mortgage funding and allocating federal Low Income Housing Tax Credits to the project. "This project took what had been a vacant vocational school and transformed the property into an attractive senior affordable housing community that will positively impact the heart of Perth Amboy," said DCA Commissioner Lori Grifa, who is Chair of the HMFA. Christie Administration Marks Opening of First Supportive Housing Community in New Jersey for People with Multiple Sclerosis
Kershaw Commons at Freehold Provides 30 Fully Handicapped Accessible Housing Units
On October 27, 2011, New Jersey Department of Community Affairs (DCA) Commissioner Lori Grifa joined local officials and project developers to celebrate the completion of Kershaw Commons, a special needs housing community specifically designed for residents with Multiple Sclerosis. The community, located on Applewood Drive, is the first of its kind in New Jersey to be fully accessible to individuals living with MS. The DCA and New Jersey Housing and Mortgage Finance Agency (HMFA), a DCA affiliate, committed funding for the project.
"People suffering with Multiple Sclerosis are often relegated to nursing homes and other institutions because they cannot live on their own. Kershaw Commons has changed that dynamic by helping 30 MS patients live as independently as possible," said DCA Commissioner Lori Grifa, who is Chair of the HMFA. Fred W. Martin Apartments and Shops Feature Affordable Housing Units for People with Special Needs
New Jersey Department of Community Affairs (DCA) Commissioner Lori Grifa, on November 9, 2011, joined Jersey City Mayor Jeremiah Healy, state and local elected officials, and project developers to celebrate the completion of Fred W. Martin Apartments and Shops, a mixed-use development located on Martin Luther King Drive that features 39 affordable housing units, including apartments for individuals with special needs. The DCA and New Jersey Housing and Mortgage Finance Agency (HMFA), a DCA affiliate, committed funding for the project.
"We at the DCA and HMFA are identifying and maximizing our resources to help facilitate many more housing opportunities for our special needs populations. Today's dedication ceremony certainly brings further evidence of that aim, as well as hope and optimism to those who have waited so long for viable special needs housing," said DCA Commissioner Lori Grifa, who is Chair of the HMFA. New Jersey Housing and Mortgage Finance Agency (HMFA) Director of Single Family Programs Jerome Keelen joined local officials and project developers on November 14, 2011 to celebrate the grand opening of Mary Norton Manor, a 24-unit affordable condominium community located in Jersey City. The HMFA, an affiliate of the Department of Community Affairs (DCA), committed approximately $4.6 million in construction and subsidy loans for the project.

Condominium Complex Is a First for Cooper Plaza Neighborhood
On September 15, 2011, New Jersey Department of Community Affairs (DCA) Commissioner Lori Grifa joined City of Camden Mayor Dana Redd, state elected officials, and representatives of Cooper University Hospital to celebrate the completion of The Cooper Building, a housing community in the Cooper Plaza neighborhood and revitalization area of Camden. The New Jersey Housing and Mortgage Finance Agency (HMFA), an affiliate of the Department of Community Affairs, committed approximately $7 million in permanent construction financing for the project. "The completion of this project brings exciting progress to Camden and adds momentum to a neighborhood revitalization effort that began about three years ago. Most importantly, this project provides families with a home they can be proud of," said DCA Commissioner Lori Grifa, who is Chair of the HMFA. DCA & HMFA Celebrate Parkside Senior Ribbon Cutting in Franklin Township, Somerset County
Seventy Units of Affordable Housing Provided to Seniors
New Jersey Housing and Mortgage Finance Agency (HMFA) Executive Director Anthony L. Marchetta, on October 14, 2011, joined local, state and federal officials to celebrate the completion of Parkside Senior, a 70-unit affordable housing facility for seniors located at 25 Parkside Street in Franklin Township, Somerset County.
Parkside Senior, which is part of a larger revitalization project designed to include 140 affordable housing units, consists of a three-story building with 70 apartments for residents aged 55 and over. The second stage in the project is a 70-unit family development with a planned completion date in 2012.

Whitney Crescent to Also Provide Permanent Housing to Youths "Aged Out" of Foster Care
Whitney Crescent, an affordable housing community in Glassboro, is on track for completion in early 2012 thanks to mortgage financing and federal housing tax credits provided by the New Jersey Housing and Mortgage Finance Agency (HMFA), an affiliate of the Department of Community Affairs. Once finished, the community will feature 80 energy-efficient affordable housing units - five of which will be set aside for former foster care youths - on the former site of a blighted apartment complex. "The benefits that come from building quality, affordable housing in previously distressed areas are threefold. These projects reenergize the area, restore pride of place, and encourage people to continually strive to improve their lives," said Department of Community Affairs (DCA) Commissioner Lori Grifa, who is Chair of the HMFA. "I am especially proud that Whitney Crescent will provide young adults who have aged out of foster care a place to call home."

Franklin Township and Camden are Added to Live Where You Work Program
Franklin Township in Somerset County and Camden become the 38th and 39th Municipalities to Partner with Agencies on Program
The HMFA is proud to partner with 39 municipalities across the State in the "Live Where You Work" Program (LWYW), with Franklin Township in Somerset County and Camden being the latest municipalities to join.
LWYW is a special homebuyer workforce incentive program for people who wish to buy a home in the town where they work. LWYW provides low-interest, fixed rate mortgage loans, downpayment and closing cost assistance, and flexible underwriting criteria for the loan qualification process to qualified buyers.
The Live Where You Work program strives to revitalize and build sustainable communities that will provide a greener environment, access to alternative transportation and affordable housing opportunities for residents.
Live Where You Work received the 2009 President's Award for Innovation from the Council of State Community Development Agencies, a national association that supports state efforts in community development, affordable housing, local economic development and state-local relations. The award recognizes innovative activities, policies or programs that have been implemented at the state level and have demonstrated success in solving community needs.
