The summer is nearly here and we are all looking forward to the annual BOMA golf outing. Everyone always enjoys this event and this year we are back at Woodbridge. (You can read more about the event below.) With the longer days of late spring/early summer at hand, we hope all of you are finding time to spend with family and friends.

We at Affineco, and its family of companies, have been very busy preparing ourselves for both our individual certifications (CBSE) and our companies' CIMS-GB (Green Building) certification. We are excited about our final CIMS-GB inspection later this month. We will be the first certified green company we know of in our marketplace and are very proud of it!

Affineco Joins Sustainability Effort

Stamford was ready to meet, having already established its own Sustainable Stamford campaign. Stamford's new mayor, Michael Pavia, once served as the city's Public Works Commissioner and Executive Director of Stamford's Environmental Protection Board. He wants Stamford to be known not just as "The City that Works," but also as a truly green city.

One major piece of the city's effort is its conversion to single-stream recycling, which began in July 2009. Single-stream recycling allows residents and businesses to mix all recyclable materials together in one bin instead of having to separate them according to type. The materials are separated later in the collection process. As the cleaning provider for Stamford's Government Center, Affineco's Melillo Maintenance division is making this new recycling method more efficient.


"We're actually helping them change the system," saidSingle Stream Recycling Paul Senecal, President of United Services/Melillo Maintenance. "We are placing bins to collect all types of recycling at all desks and removing wet garbage from the desks. That eliminates the problem of mixing wet garbage with recycled material. As long as we remove what is wet, all recycled materials--paper, bottles, cans and plastics--can be collected in one bin."

Dan Colleluori is the Supervisor of solid waste and recycling for the city of Stamford. He says single-stream recycling is not only easy to implement, it also generates income for the city. "To date, we have made over $70,000 on mixed recycling because our vendor, Willimantic Waste Paper, carts away recycled materials for free, then gives us 50 percent of the revenue when the material sells on the open market for over $45 a ton," said Colleluori.

Keith Crosby, Vice President of Construction for ADP Services in Norwalk, is the chairman of BOMA's Sustainability Committee. "Many people are confused by the meaning of green," Crosby said. "The purpose of our committee is to defuse the myths and misconceptions and help our members get there. We wanted the challenge to be achievable and we are thrilled Stamford has accepted our challenge."

Crosby indicated the committee is working on engaging other southern Connecticut cities in the sustainability challenge and making it appealing to building managers. "Our goal is to create a challenge that is not only energy based, but also deals with day-to-day building operations," he said. "Part of our commitment is to make building owners aware of the challenge so they will embrace it."

"Being environmentally friendly is important to BOMA," Senecal said. "The sustainability challenge gets BOMA members involved in a fun way. And, as we've learned in Stamford, being green is not only the right thing to do; it also has an economic benefit."

22nd Annual Golf Outing is
June 8

Premier Maintenance President Michael Diamond is chairman of the 22nd annual BOMA Southern Connecticut Scholarship Golf Outing being held on June 8 at the Country Club of Woodbridge.

"This is always a great event and we are expecting a terrific turnout for this year's outing," said Diamond. "Once again we will be drawing names to award a $2,000 scholarship to two BOMA members who have a child in college."

Over the years, the golf outing has become a much-anticipated day out of the office for building owners, managers and other BOMA members.

"It creates camaraderie among colleagues that you don't get from just going to meetings because people are more relaxed. It's less business formal," said Debra Smith, Director of Facilities for Cartus and Vice President of BOMA Southern Connecticut.

"There are always bad golf shots, but it's a nice day to get out of the office and get together with colleagues and other people that are in the same business as you," said Art D'Estrada, Regional Property Manager for Newmark Knight Frank.

The prize for a great golf shot--a hole in one--is a 1967 Mustang Convertible. Good luck to all!

United Services Managers Prepare for Exams

On May 20, eight members of the management team at United Services of America took the Certified Building Service Executive (CBSE) exam offered by the Building Service Contractors Association International (BSCAI). According to United Services President Paul Senecal, only about 1 percent of the building service executives in the southern Connecticut/Westchester market have the certification. Paul's partner, Michael Diamond, is one of those few.

"In our business, our management team is the biggest value-add we bring to the customer so we want to make sure that our managers have the best possible training as a way of demonstrating our expertise," said Senecal.

The BSCAI website says, "The CBSE and RBSM designations signify that an individual has demonstrated the knowledge and skills required to perform competently in the building services profession. Earning the credentials allow you to further enhance your personal and professional knowledge and image to gain the competitive edge you need to succeed in today's world."

In preparation for the exam, Senecal and his top managers met regularly to review their material and take practice exams. It was rigorous but, Senecal says, it demonstrates the company's commitment to the profession. 

With the CBSE over and the team awaiting the results, United's field operations staff is now preparing to take the Registered Building Service Manager (RBSM) test which is also offered by BSCAI.

Senecal says he specifically wanted the managers certified first. "Our theory was to start at the top and lead by example," he said.



Lanartco Performance Tip of the Month

Have you heard the second step to listening is understanding?

If you haven't, that's okay because Lanartco has.

Cornell University Professor Judi Brownell breaks listening into six steps and the one after hearing is understanding. According to Brownell, understanding involves "human information processing" such as vocabulary, language structures, and contexts. Understanding is also affected by our "inner speech." If you are busy judging yourself or others; thinking about something other than what you are doing; or outlining a strategy in your mind during a conversation, that inner chatter is going to interrupt your ability to listen effectively.
