Greetings!
It is hot - the weather and the real estate market. We've had beach weather every day for weeks, and the crowds around town are enjoying the pleasures of summer at the Cape and buying wonderful places to call "home".
This past Sunday, while some of you were having that second cup and others were reading the paper, this is what I saw while on my weekly bike ride: First I rounded the corner and saw over 100 sailboats with great-looking girls and guys getting them ready for the second day of the four-day national 420 regatta. So cool! A mile or so later, I came upon the red swimsuit-clad lifeguards running into the ocean, swimming to the buoy, and running back out during their pre-work dip. They looked awesome! Another wonderful beginning to a spectacular summer day! Instead of sharing a video of the July 4 fireworks, I'd like to share a YouTube clip I found of a July 4, 2011 flash mob at the Orleans Stop & Shop. This got my patriotic shivers going much more than the fireworks. You'll love it!

Our Cape Cod summer's not the only thing that's hot. The real estate market, too, is sizzling, although not predictable. There are lots of well-qualified buyers signing on the dotted line for that piece of Cape Cod sand, and our for-sale inventory is finally decreasing for the first time in years. We've also had the occasional bidding war for the first time in years. Having said that, however, it's not the case that a house coming on the market will necessarily be shown a lot and/or sell quickly. Despite the fact that my most recent two listings sold within three weeks, there was little showing activity on both. I am spending a lot of time being creative in attracting appropriate prospects, and with good results. It's not the case that a listing can just go into MLS, have an ad in the Enterprise, and the phone will ring. The seeds have to be sown far and wide, nurtured diligently, and the yield will be lovely. Here is a sampling of a variety of new listings around town, with my always-honest comments. Entry-Level Beach House
A $200,000 mortgage at current interest rates would cost around $1000 a month, including taxes and insurance. It's surprisingly possible to make that dream of a beach house come true in today's market. (And there's always rental income.) Here is a really cute, affordable possibility.
