primula

(This poem was inspired by Kathleen's last visit to her sister's house, when she snapped the picture of the primula above in the extensive gardens there.)

Primula Versis

Sunshine-rising phoenix
emerges through
humus-rich decayed stems,
fallen ashes of winter's detritus.
Petal-headed clusters awake
greeting day with clouds or not,
then bow in evening twilight at star rise.
In soil warmed and wet, white-root threads
search amid stones, spider eggs, and remainders
of what was earthed thousands of years before and after.
Flora, destined to live as long as life, stands before me.
Beauty is your meadow song, immortal spring herald.
Hark! The primula sings with petals of golden notes renewing the heart's core.
Collect glorious moisture. Stir your fire with sun, dew, birdsong and your-song.
In April's breeze, here, now, and again on leafless stock, proclaim spring's rebirth.
Arise! Arise!

First, the Rockets...

Greetings!

rocketThe real estate market on the Cape is certainly vigorous these days, a dramatic and powerful acceleration. Look at these numbers:
  • The Cape Cod and Islands Multiple Listing Service reports that sales of single-family homes in April were 44.14% higher than in April 2011(!!!). Those sales represent transactions that came together in January and February.

  • The number of single-family homes placed under contract in April was 25.15% higher than last April.

  • Condos placed under contract in April were 53.13% higher than in April 2011.
Prices have not yet started to rise appreciably, and of course mortgage rates are still in the cellar, so this may be the point of no return for great value in a purchase. If buying a new home is in your future, I encourage you not to wait any longer. I know this sounds like real estate "blah blah", but read those numbers again. They tell an indisputable story.

Below are my picks for homes new to the market that offer something special. I'm focusing on North Falmouth in this newsletter, because it's a charming area; easy on and off the highway for off-Cape travel; has delightful shops, galleries, and restaurants; boasts gorgeous beaches (both public and private); and the homes there have always held superior value. Read on...

#21200025

58 Weston Road, North Falmouth

 $265,000

58 Weston

We start off with the lowest-priced house in New Silver Beach, also on one of the largest lots in that neighborhood, and priced under its assessment. In addition, the house is very cute, in great condition, and the stated interior square footage does not include the breezy porch. The icing on the proverbial cake is that it is at the end of a small dirt road, and overlooks conservation land. For this price, it doesn't get much better!

#21203456

23 Adamian Drive, North Falmouth

 $345,000

23 Adamian

This is not such a cute house, but it's got three bedrooms and two bathrooms on a quiet side street close to the white, powdery sand of Old Silver Beach. Needs an imaginative touch inside, but the price is reasonable for where and what it is.

#21203736

22 Old Main Road, North Falmouth

 $379,000

22 Old Main

Not sexy but solid, this is a 4-bedroom, 2-bath, bright home, with a fabulous oversized garage and an easy walk to the North Falmouth Elementary School, the village, and the bike path. Another great price for this location!

#21204730

22 Streeter Hill Road, North Falmouth

 $444,500

22 Streeter

Brand-new to the market, this cute house is the third in The Knolls to be for sale in the last few weeks. (We described the other two on Chambers Hill Road in the last newsletter.) Super location, appealing house, reasonable price!

#21204227

132 Wild Harbor Road, North Falmouth

$449,900

132 Wild Harbor Road

Here's a house I would consider for myself. What I like about it is the generous, cathedral-ceiling public space which separates the main bedroom suite from the other two bedrooms. Wonderfully functional floor plan, 7/10 of a mile from Megansett Beach, and a little over one mile to Old Silver.

#21204569

47 Millstone Road, North Falmouth

$475,000

47 Millstone

A classic North Falmouth cape at the end of charming Millstone Road, this house needs only a fresh update to accommodate new owners. Set across the road from the bike path, it's the ideal location for walking the dog or taking a spin down to Woods Hole for a latte.

#21204116

22 Old Mystic Circle, North Falmouth

$589,000

22 Old Mystic

Lightly lived-in and just renewed cosmetically, here's another home at the end of a cul-de-sac within walking distance of Old Silver Beach. The asking price is higher than the previous homes; that's because it's substantially larger and doesn't necessarily need to be updated. Take a look!

#21202858

108 Cairn Ridge Road, East (North) Falmouth

$719,000

108 Cairn Ridge Road

Are you wondering how a house can be in both East and North Falmouth? This house is in Ballymeade Estates, a gated golf course community off Route 151, just east of Route 28 (MacArthur Boulevard). It is in East Falmouth, but it's closer to North Falmouth Village than it is to anything in East Falmouth. Residents who maintain a post office box use the North Falmouth Post Office, and so their address is North Falmouth. I felt that since so many of the residents in Ballymeade identify themselves as North Falmouth residents, I could include this house here. It's outstanding in every way and competes better than most in its price category. Look inside...

#21202899

17 Willow Nest Lane, North Falmouth

$729,000

17 Willow Nest Lane

Almost as beautiful as the house above but at the end of another North Falmouth cul-de-sac, this is the quintessential family home. Lots of rooms for kids and other family members to do their "thing"; a gorgeous, level backyard that abuts conservation land; and in outstanding condition, this home stands alone in delivering the goods as is.

#21007446

159 Chester Street, North Falmouth

 $1,575,000

159 Chester

No question, it costs money to have your own beach and dock. The house is nice too, but the price of this property is largely because of the private sandy beach and the shared 30-foot dock from which you can sail or motor to anyplace in the world. Boat owners, take note!

#21204021

46 Point Road, North Falmouth

$2,595,000

46 Point Road

A modest home on a grand cul-de-sac, this is all about the views: at the end of Nye's Neck and facing south and west over Wild Harbor and Buzzards Bay, this is why the word "spectacular" was coined. Some would consider this a tear-down, some not, but regardless, the views are indisputably priceless.

#21204060

68 Waterside Drive, North Falmouth

 $2,950,000

68 Waterside

Okay, so here's another breathtaking North Falmouth setting. This faces Megansett Harbor and Scraggy Neck, has its own beach, and could very easily be the star of a movie. Fun to show and fun to see!

#21203884

393 N. Falmouth Highway, Unit 1, N. Falmouth

$289,000

393 N. Falmouth

Built in 1999, the Beechwood complex is one of the first condo developments that was built in North Falmouth. With two bedrooms, two baths, and 1,100 sf, this is cute, functional, and convenient to the beach and the bike path.

#21204381

464 N. Falmouth Highway, Unit 8, North Falmouth

$419,900

464 N. Falmouth

Spiffy and spacious, this 1,900 sf townhome is the answer for the homeowner who just wants to enjoy living at the beach without home maintenance concerns. Like many of the properties already featured here, this too is on the bike path and near Old Silver Beach. Look inside!

#21108500

21 Pine Street, Unit 2B, North Falmouth

$459,000

 21 Pine Street

I've featured this complex of 8 townhomes before, but since this is the only new construction in condos in North Falmouth, it is worth another look. Six have been sold, so there's still some opportunity for the downsizer or second-home owner who wants the comfort of new construction in an exceptionally convenient location. Take a look!

And Now, the Bells...

Erin & Dave
Next month my trusted social media assistant, Erin, is marrying her honey, Dave.

Join me in wishing them the blessings of a beautiful and meaningful wedding and a long life of happiness and fulfillment together!

Erin has managed the wedding planning with the same talent and aplomb that she manages her work - there is not a detail left undone, right down to writing some of their own original music and vows.

I promise to share wedding photos in the next issue!

In the meantime, look at this video if you're in the mood to laugh your socks off!
