Story of the Month
A recent sale has a particularly appealing backstory: my client has owned his house for 17 years. A single guy (with Buddy, his dog), he's an engineer. He's gone to work most days for all these years, come home and walked the dog, and got up the next day to repeat it. Sounds like a predictable guy in a predictable life, right?
Well, guess what predictable guy is doing - he sold the house, bought an RV, divested himself of most of his material possessions, upgraded some skills so he can work "on the road", and is setting off to the wild blue yonder, maybe the Grand Tetons. But definitely some place that makes his heart sing.
Can't you just hear all of us cheering him on, doing what some of us wish we could do?
He did admit to some second thoughts after the offer came in and was accepted. But wherever he lands, for however long, he will have had a grand adventure that will always be in his heart. Even if he doesn't spend the rest of his life out wherever, he will have done it - sold his stuff, packed up and moved on to follow a dream. It takes courage, lots of planning, and some good fortune.
Our spirits are with you, Eric. May the miles be swift, and your destination be all you hope for. Beauty for the soul, nice people for everything else.
The photos below are Eric Swiech's. Enjoy his views of the Cape and Plymouth - and maybe we'll have some of the Grand Tetons to share soon, as well.

Greetings!
![Abbey](http://ih.constantcontact.com/fs030/1103600105847/img/385.jpg?a=1109542197619) We're having a real spring - something we don't usually have, because the wind blows over the water that still retains the winter cold and keeps us as much as 20 degrees cooler in spring than the Boston area. So when the marathoners were battling 90-degree temperatures on Monday, we were in the 70's - couldn't have been nicer.
Windows are open, bikes are tuned, and the beaches are busy. My grandgirls, 6 and 4, went into the water at Old Silver Beach on Sunday, certainly a new record for first "dip" of the season in our family. But then, it was similar to Maine ocean temps in the summer, which they're used to, so they didn't think it was as big a deal as I did. All this nice weather, along with continuing low interest rates, have brought buyers eager to secure their piece of heaven. The market is brisk, especially in the low end and high (high!) end. Here are my choices for the best of the new listings. Look them over, call to book a tour. I love showing great homes to great buyers!

#21202388
21 Nickerson Street, East Falmouth
$289,000
This is Granny's cottage, well-maintained and with a gorgeous hidden beach at the end of the street. Needing only cosmetics, this is a great buy!
#21201861
30 Braeburn Ct, East Falmouth
$299,900
![30 Braeburn Ct](http://ih.constantcontact.com/fs030/1103600105847/img/338.jpg?a=1109542197619)
Surprisingly spacious and comfortable, and on an expansive corner lot, this may be the only nice house in town with three bedrooms, two baths, and a garage in move-in condition under $300,000.
#21201870
112-B Silver Beach Avenue, North Falmouth
$289,000
#21201868
112-A Silver Beach Avenue, North Falmouth
$319,000
This is an unusual opportunity for an extended family or friends to buy homes together. One cottage is behind the other, although it has its own lot and access. At New Silver Beach, with its soft sand and blazing sunsets, this is your quintessential beach house property - one or both.
#21203207
92 Worcester Ct., Falmouth
$468,500
A classic Colonial in the Heights, near the beach and near Main Street. With a brand new septic system just being installed, this is a location that a LOT of people love.
#21202038
10 Chase Road, West Falmouth
$485,000
Here's another location that a lot of people love, but this one is in West Falmouth near the bike path. Smaller rooms, lower ceilings, but lots of charm make this one of those classic West Falmouth capes.
#21202903
44 Chambers Hill Road, North Falmouth
$498,000
The current owners of this home must watch a lot of HGTV. The house looks great! They've made the most of a sloping lot, capturing some charming outdoor spaces; and they've made the most of the inside, too. Not a thing needs to be done, and a reasonable price makes this an appealing offering.
#21201196
54 Falmouth Heights Road, Falmouth
$499,000
This is a house for either the investor who wants to maximize summer rental possibilities, or the Martha's Vineyard commuter. Surprisingly spacious, with four bedrooms, three baths, 2,805 S.F., and in lovely condition, it's across the street from the Island Queen. The downside is yes, it's busy. The upside is great space, a lovely backyard, and an exceptionally convenient location. And it's under $500,000!
#21202209
65 Hill and Plain Road, Hatchville (Falmouth)
$649,900
For the buyer looking for an in-law apartment or a separate at-home office, this is one of the few houses that has it already. In beautiful Ballymeade, with pool, tennis, and golf, and on a large private lot, it's an easy solution that works for all.
#21203174
3 Gunning Point Avenue, Falmouth
$690,000
Sensational waterfront, little house, somewhat overpriced (in my opinion), been on the market a long time. Just waiting for that right buyer!
#21202668
267 Blacksmith Shop Road, Falmouth
$899,000
Is your dream to have camp at home? If so, this is the house for you. It's in a neighborhood, but secluded and private. The house itself is spacious, with every amenity, and nicely decorated. The carriage house/pool house is a hoot - there's an upstairs "rec room" overlooking the pool, and guest space and storage as well. You just start having fun looking at it, imagine what fun it would be it if were your own house!

Lochstead
Click on the image or address link below for more information about each home, or look for other homes on the Property Search of my website.
Lochstead is a community built in the 1980's on crystal-clear Coonamessett Pond. With a pool, tennis, sandy beach, kayak and canoe storage, and the Manor House providing weekend dinners during the summer, this is a unique neighborhood within Falmouth. The basic homes are around 2,000 S.F., with no basement. The lots are large and the "look" is wooded and informal. Many of the homes have been expanded, so current prices range from the high $300's to the mid $700's. Here is a sample:
#21201937
186 Coonamessett Circle, East Falmouth
$395,000
#21200957
23 Manor Lane, East Falmouth
$405,000
#21202637
44 Coonamessett Circle, East Falmouth
$749,000

#21201949
27 Woodrise, Unit 27, Falmouth
$239,000
Great location downtown and just off the bike path, and probably the best price in town.
#21201793
110 Dillingham Avenue, Unit 217, Falmouth
$355,000
This is an age-restricted (62+) condo community with optional evening meal and just a couple of blocks from Main Street.
#21202187
3 Keel De Sac, Unit 3, Falmouth
$524,900
The Boatyard is on the harbor, super location.
#21202342
80 Ships Watch, Unit 102, Falmouth
$549,000
Treetops is in Woods Hole and has a pool and private Vineyard Sound beach.
#21202145
46 Gunning Point Avenue, Unit 2, Falmouth
$565,000
In a converted mansion in Gunning Point, an expensive west-side neighborhood, this has distant water views.
#21200980
26 Thomas Lane, Unit C, Falmouth
$579,900
![Thomas Lane](http://ih.constantcontact.com/fs030/1103600105847/img/352.jpg?a=1109542197619)
You've seen this before, it's still spectacular - and still for sale. Just one block from the beach and a few from downtown, and with sensational views over Vineyard Sound to Martha's Vineyard, this is a unique and fabulous townhome.

Wow of the Week!

#21203346
123 Penzance Road, Woods Hole (Falmouth)
$14,850,000
This is the OMG house of the week - maybe the decade. I love this house! On Penzance Point, which is a private community extending into the harbor at Woods Hole, the location couldn't be better. Set high, with views east, south, and west, and with 400 feet of private beach on Buzzards Bay on one side and a private dock into Eel Harbor on the other side, this house and property is just outstanding.
The house itself has been perfectly renovated (including the same granite that I just chose for my own house), it's just the right size to accommodate family and friends but not be overwhelming, every room has breathtaking views; and it has a two-bedroom, two-bath guest cottage on the beach that I could easily live in for the rest of my life. Not to mention the basement gym, equipped, lit, and functioning for anybody's best workout.
Don't think that you have to be a serious buyer to see this house with me - just call, we'll go! Here are more pictures:
