Edgartown Light Sunrise 2011

Edgartown Light,

by Nadine Krasnow

Greetings!

tulipIf the calendar and the weather weren't telling us that spring is on its way, the real estate market certainly would.

It's been so busy since the beginning of 2012 that I'm having difficulty scheduling some weekend appointments for my Buyers with listing agents, because the agents are so busy, they have difficulty finding time to show their own listings. I guess this is a good thing - unless you're one of their Sellers.

In this newsletter, I'm featuring some interesting new waterfront listings; a couple of houses from what anecdotally appear to me to be the most energetic segments of the market; and a couple of houses that have been on too long, have had successive price reductions, and are now below what I think is their actual market value. I also have an article that should be of interest to all Cape homeowners on the high cost of property insurance and some new efforts to address that.

Take a dip and enjoy!

#21105253

62 English Street, East Falmouth

 $449,900

English Street

This is direct waterfront in a reasonably private setting, at a reasonable price. With 1,600 SF, 3 bedrooms, and 2 baths, it definitely needs work - but it's also definitely worth it!

#21201501

46 Captain Davis Lane, East Falmouth

$749,000

Captain Davis

Charming, charming, charming! This sweet house fits 3 bedrooms and 2 baths in 1,596 interior square feet and with 220 feet on Israel's Cove. Renovated to be open and airy, the deck runs the full length of the house. The view (across the water) is protected because it is 300 Committee land. The price is high, but the setting is unique.

#21200757

22 Salt Hay Road, Waquoit (Falmouth)

$899,000

Salt Hay

With three levels overlooking Hamblin Pond, and an association dock on the street, this post and beam contemporary offers open space and great views.

#21201279

146 Saconesset Road, West Falmouth

$1,900,000

Saconesset

Fabulous west side location, steps from private Saconesset Hills Beach, and with expansive southerly and westerly views over the marsh and the open ocean of Woodneck Beach, this home offers a remarkable setting and glorious views. The interior finish is a little vanilla, but think of it as a blank slate you can work with.

#21201182

147 Fay Road, Woods Hole (Falmouth)

$4,995,000

Fay

For almost $5 million, you'd think that this house would knock your eyeballs out. Don't get me wrong, it's very nice. It has high ceilings, French doors, and clerestory windows across the entire back - which is where the deeded beach and knock-your-eyeballs-out view are. The view and the setting are beyond the cliche of spectacular, and this has tremendous value. Also, the house two doors away sold last year for just under $4 million and has since been knocked down to make way for a gor-juss new house.

#21201096

21 Falmouth Heights Road, Falmouth

$179,900

Falmouth Heights

Okay, it really is 653 SF on .1 acre, but it's also asking only $179,900 and it's in the center of town. Pretty much the biggest bang for the buck!

#21201698

106 Shoreland PA, Unit 24-4, East Falmouth

$289,000

Shoreland

The only condo in today's newsletter, this offers a lot of living space for the money. The main living level has great volume with cathedral ceilings and 2 bedrooms well-separated from one another. The bonus is the finished lower level, which adds 2 more bedrooms, a bath, and a family room. Falmouthport has a pool, kayak, dock, walking trails, clubhouse, and a large, well-established association. This is a good value.

#21201629

11 Edgewater East Drive, East Falmouth

 $369,000

Edgewater

Attractive home in super condition, across from boat dock and .8 of a mile from association beach, pool, and new clubhouse. This home received the Seacoast Shores award in 2011 for the most beautiful gardens in the neighborhood. Truly turnkey, in a nice setting and asking substantially less than present owners paid for it.

#21200073

 14 Journeys End, East Falmouth

$379,900

Journeys

Another really appealing house in outstanding condition, but without waterview or immediate access.

#21200395

47 Harris Hill Road, East Falmouth

$449,900

Harris Hill

A 10-year young neighborhood, Harris Hill has the benefit of consistent homes and a nice neighborhood feel. Homeowners are a mix of families and retirees. This house offers great space, nice yard with professional putting green, and carefully maintained condition. I've sold two other homes here recently, and everybody seems to really like the neighborhood.

#21202270

69 Fox Lane, West Falmouth

$475,000

 Fox

As a former homeowner on Fox Lane, I can attest to the pleasures of proximity to Old Silver Beach, access to the 54 acres of conservation land behind the house, and the comfort of a small, self-contained neighborhood. This house could use some updating, but the location and charm make it worthwhile.

#21201906

83 Queen Street, Falmouth

$549,000

Queen

Different on the outside but totally redone on the inside, and in that sweet spot between Main Street and Surf Drive Beach - AND on a private way - this is another great value!

#21200955

150 Metoxit Road, Waquoit

$650,000

Metoxit

Impeccable, sensible, and private, this home has peek views of Waquoit Bay, an inground pool, and is part of an association that includes walking trails, dock, pool, and tennis. A veritable resort!

#21201581

19 Grasmere Drive, Falmouth

 $749,000

Grasmere

When I toured this house last week, kids' bikes were waiting at the neighborhood entrance circle for their owners to come home from school. This is another self-contained neighborhood in the center of town. The house is very charming inside and out, not a thing needed.

#21201069

10 Overhill Road, North Falmouth

$860,000

Overhill

Cape Cod Life magazine voted Nyes Neck the Cape's premier location - and with good reason! In North Falmouth and with soft, sandy beaches, this truly is a tucked-away, heavenly haven. The house is different, but will work for some, and can be adapted for others.

#21201597

38 Saddleback Lane, East Falmouth

$889,000

Saddleback

Ballymeade is Falmouth's only gated golf course residential community. The homes tend to be large, the lots at least an acre, and many abut generous conservation land. The look is very appealing; the houses young, interesting, and often meticulously maintained - as is this. This is just really beautiful and overlooks the private Golf Club of Cape Cod.

HOT

#21202025

11 Narragansett Street, East Falmouth

$324,000

Narragansett

Can't link to the listing for this house because it's already under agreement after only a few days on the market, having had multiple offers. It's a half mile from Bristol Beach, needs a ton of work, but has the potential of Little Pond views in three directions. Apparently many people recognized this.

#21201182

147 Fay Road, Woods Hole (Falmouth)

 $4,995,000

Fay

You read about this house above ("Waterfront"), but you may be as surprised as I was that last Saturday, the first day on the market, there were five (!!) showings.

NOT...but should be

#21106495

53 Krikor Drive, North Falmouth

$474,999

Krikor

This home is one of those unfortunate examples of a house that came on the market originally at too high a price. The price has been reduced, and reduced again - and then reduced yet again. It's really a nice house in a lovely neighborhood near Old Silver Beach, and now priced lower than it should be.

#21103148

15 Sunrise Lane, East Falmouth

$539,000

Sunrise

A year-old home, this also came on the market at a price higher than it should have been. It didn't sell at the time, and so was rented for a year and is now back on the market at a significantly lower price - which now offers tremendous value.
