Greetings!
 I don't know about you, but I'm loving this winter that isn't really winter. It just makes everything so much easier and more pleasant. I'm happy that I don't have to be bundled up in multiple layers. I'm happy I'm not shivering all the time. I'm happy my heating bill is lower than last year. And I'm happy not to have to shovel the driveway every other week.
The weather seems to be affecting the real estate market also, in a positive way. Last winter, although we did not have much snow here in Falmouth, Boston and MetroWest were buried and buyers from there were not thinking about the summer. This winter has been busy, and people are snapping up their new beach houses. Come with me as I show you some of the homes new on the market that I'm excited about!

This is absolutely the least expensive house currently on the market that you would actually live in. It's in a super location, just a block south of Main Street, and on the way to Surf Drive Beach. I usually don't recommend such small associations, but this is so well-located and well-priced that I think the trade-off is worth it.

Lessons from the Field
 Since the last newsletter, I've been experiencing what my clients experience: moving from one home to another, with all the excitement and challenge that means. As I mentioned a couple of months ago, a really nice couple came along one day and asked if I would be interested in selling my home. After some discussion, it seemed like a good idea, but in order to make it work, I had to buy their home.
Although it probably wouldn't have been my choice if I were choosing, it was a cute house that I thought I could be comfortable and happy with, so we agreed to move forward. A key component of the transaction was my ability to stay in the home I sold after the closing while I did some renovations to the new house. We closed on December 2, I started planning the renovations, and suddenly the insurance on both houses was cancelled. Seems that the Fair Plan, which is the only insurer for homes as close to the ocean as ours are, doesn't like it when a home isn't a primary residence (because I was renting back for a couple of months) or when it is unoccupied (because I gutted the kitchen). In my 32 years of being a Realtor, I had not run across this before, nor had any of my agent friends or lender colleagues; so it caught us off guard. I went into overdrive on the renovations, and made the final leg of the move this past Monday. Phew! My observations are: 1) Nutritious meals are impossible during the process; if you can deliver some nice, hot meals on disposable plates, they'll be well appreciated. 2) If your friend who is moving is single, please remember that s/he is operating at a 50% deficit, not having a partner, and help as much as you can. Packing parties are a huge and real help, as are unpacking parties. It's truly overwhelming when you are one person, even if you have divested yourself of significant amounts of stuff. 3) If you're electronically handy, it will be a huge gift to offer your service as a re-connector. Between the unfamiliar surroundings of a new home, the chaos of the first few days with stuff everywhere, and being disconnected electronically, it's the proverbial pits.
