Just anecdotally, I'm noticing the market "putt, putt" is becoming a "chug, chug".
We have sold several properties in the last couple of weeks that have been on the market for over a year; and I have two offers on my Mashpee condo.
Last month I made note here of the Globe article describing people buying homes because of the difficulty of finding great returns on their investments.
Perhaps this is fueling the "chug, chug".

THANKSGIVING
This is the ninth year that Debbie and John Netto are captaining a traditional Thanksgiving meal for more than 1,000 residents. Sharing the duties are Kenneth and Cheri Webber.
Having participated as a cook and server, I can testify that the event is a blessing, and that Debbie and John are guardian angels. I'm thankful that our town has so many people who give so much.
FALL TOWN MEETING
Fall Town Meeting just concluded at 11:35pm Tuesday night with a total of $4,633,061 appropriated. If you want to see democracy in action, go to Town Meeting.
CHRISTMAS
Mark your calendars - Christmas festivities start the evening of Dec. 2 at 5:30pm with caroling at Nobska Lighthouse. I'm Jewish, but I never miss an opportunity to warble in a group of amateurs!
On Saturday, Dec. 3 at 11am, Santa arrives by boat to Falmouth Harbor for a Meet & Greet with the small fry. At 7pm that evening, we have the official "Lighting of the Green" - and that does include a Menorah.
On Sunday, Dec. 4 at noon is our quintessential Christmas parade.
A couple of years ago, HGTV featured Falmouth as one of the best small towns in America for the holiday season. Enjoy with us!

Urgent Need: Falmouth Service Center
| | |
Although I don't volunteer on a regular basis, I've been connected to the Falmouth Service Center in various ways since I arrived in Falmouth over a decade ago.
Under Brenda Swain's leadership, it's become a source that increasing numbers of residents rely upon for fulfilling basic needs for food and clothing; and one of two organizations of choice (along with the hospital) with which people looking for volunteer opportunities want to associate.
Their mission is to ease stress, reduce hunger, and improve the quality of life for our neighbors in need. An important FSC goal is to increase self-sufficiency for clients by helping to build networks among clients and agencies and, of utmost importance, between neighbors.
If you visit, you will see an organization staffed mostly by volunteers, and running like a well-oiled machine, meeting needs. (Please contact the Service Center if you want to volunteer.)
The scope of needs being met in 2011 is large; but the number of people needing assistance grows quickly, too. They have already received more than 100 requests for Thanksgiving baskets above their record of 894 last year.
Your support with turkeys and other food (especially cereal) to fill their pantry shelves is critical to their getting through the next several weeks with enough to feed all who need their help.
Please help them help others, and respond to this request as generously as you can.
And when we're giving thanks next Thursday, let's include "Bren" and her crew in our gratefulness for the work they do for so many.

Greetings!
Does anyone else think that Thanksgiving is arriving way too early this year? Swimming in the ocean with the sun shining and the air at 80 degrees on Columbus Day (!) - well, that must have been the Columbus Day that was the day after Labor Day. The happy red gerania that were still greeting my visitors by the front walk last week - that had to have been September. Biking around town and paddling on the pond on a blissful 65-degree day also last week - that couldn't have been later than early October. (And we here on the Cape didn't get the snow that everyone north and west of us got.) I love Thanksgiving - the crisp air; the traditional food; the aromas of turkeys roasting and pies baking; the fact that, regardless of religion, ethnicity, or where you are from, everyone in the U.S. celebrates this in much the same way. "We gather together to ask the Lord's blessing" - or we just gather together and are thankful: for our freedom to choose, for our loved ones, for lives being lived with care and appreciation. We think of our loved ones who are ill, and those whose presence is in our hearts. Much of my appreciation is for you, my readers, my "A-team", for your generous words this past year. You've kept me going and motivated to write and design a newsletter that I hope is fresh, interesting, and worth reading. Every time someone tells me that s/he enjoys this work of my heart, each person has a different reason for liking it. I love it! So keep reading, my friends, and if you'd like to pass this along, please do. If not, please at least keep telling me what resonates with you, and what doesn't. I love hearing from you!

I Didn't Get Married
(but maybe I did)...
In the last newsletter, there was a teaser to stay tuned for a big announcement. Some of you told me that you were speculating about what it could be. So, no new babies, no new husband, but yes...a new office!
After an excessive amount of due diligence (five months), I accepted an offer to affiliate with Sotheby's International Realty. The office is in West Falmouth, and I have a long and warm friendship with most of the agents there. I had the privilege of getting to know the new manager, Gregg Wagner, and felt that he is one of the few colleagues that I can not only enjoy knowing, but also learn from.
It was a hard decision for me to give up my cherished independence, and without a crystal ball, in the end it was a leap of faith that my professional life will be improved in ways that matter to me because of this affiliation. Fortunately, I am able to retain Falmouth Fine Properties as my brand, so you won't see much that's different. For me, the quality and quantity of resources that are available to me through Sotheby's is very exciting, and will be of tremendous benefit to my clients.
Plus, I'm already having a lot of fun! The first week was in Miami Beach for the Sotheby's annual networking event at the Fontainebleau Hotel; and the second week was in New York for the Impressionists art auction. Now I'm home and trust me, my nose is firmly affixed to the proverbial grindstone!

Homes, Old and New
Click on the image or address link below for more information about each home, or look for other homes on the Property Search of my website.
Old and new, big and small, expensive and not... of the 60 or so Sotheby's office listings, there are choices for everyone. If you click here, you'll see the office listings at a glance. I'm highlighting my favorites:
#21106082
15 Corrine Drive, East Falmouth
$369,000

This is a super comfortable and appealing 4-bedroom, 2-bath home in a nice residential neighborhood. With 1,805 interior s.f., garage, and fenced-in level yard, this has pretty much everything buyers ask for.
#21103444
39 Notre Dame Lane, Mashpee
$435,900

Shows like a showhouse! With 3,000 interior s.f., a gorgeous half acre of gardens and lawns, abutting conservation, path to Peter's Pond, AND on a cul-de-sac, this is the "IT" house of the week!
#21108700
176 Waquoit Highway, Waquoit
$629,000

Opportunity knocks! I think this is the great undervalued property currently on the market in town. The asking price - remember, this is just the asking price - includes an extra buildable waterfront lot, according to the listing. This HAS to be worth AT LEAST $250,000, right? That would leave $400,000 for a 5-bedroom, 5-bath, charming waterfront home, still with an acre and a half or so of land. However you slice it, there is a large upside dollar potential with the purchase of this property. Call me, I want to show it to you!
#21109280
371 Davisville Road, Davisville
$789,000

I looove this house! As a matter of fact, I love it so much that I featured it in this newsletter even before I was with Sotheby's. It's all about the location, the land, the pool, and the barn - and the half mile from uncrowded Menahaunt Beach, the longest continuous beach walk in Falmouth. Built in 1790 and delightfully updated, it's classic Davisville-quiet, charming, pretty.
#21105945
5 Bayberry Road, West Wareham
$2,650,000
Now we're in the movie star category of homes. This could have been the setting for The Great Gatsby. In a little known but very exclusive section of West Wareham, next to the Little Harbor Country Club, this magnificent home has 13 rooms (8 bedrooms, 7 baths) on 2 acres of privacy and with 175 feet of soft sand to call your own. In more well-known summer destinations, this could easily be two to three times the price. Let's go see it - I promise you'll be enchanted!
#20806917
165 Wings Neck Road, Pocasset
$3,995,000
Pictures may be worth 1,000 words, but not in this case. The photo does not do justice to the breathtaking views from the spectacular, recently-built home. Take my word for it, it's special. And because it abuts conservation land, it benefits from a good-sized parcel that is not included in the assessment. The interior is distinguished - that's all I can say (except that it is the highest quality and most tasteful interior on the water on the Upper Cape, in my humble opinion).

If you want to be almost next door to fabled Old Silver Beach and not spend much money, this is the one for you!
#21104962
61 Sandcastle Drive, Unit 4, Davisville
$399,000

Waterfront! Dock! Indoor and outdoor pools! Two tennis courts! 2 bedrooms, 2.5 baths, one-car garage. Awesome!
#21107825
31 Red Cedar Road, Mashpee
$475,000

Stunning and sophisticated end unit at Mashpee Commons and South Cape Village.
#21105160
6 Westmoreland Drive, Unit 2, West Falmouth
$695,000

Fieldstone Place, beautifully designed and superbly built in the heart of West Falmouth Village.
#21105178
597 West Falmouth Highway, Unit 7, W. Falmouth
$715,000

The best of all worlds - Westwind Cottages are free-standing condos also in the heart of West Falmouth Village. Under construction now, beautifully designed and built by the developers of Fieldstone Place (above), this is a unique opportunity to have a brand new home in an A-1 location.
#21002944
28 Cape Codder Road, Unit 201, Sippewissett
$849,000

Yes, those blazing sunsets happen - night after night. This ultra-luxurious, 2,005 s.f. condo faces west over Buzzards Bay at beautiful and exclusive Gunning Point.
