JazzFest Falmouth

The first weekend in October was JazzFest Falmouth.
Friday night was Jazz Stroll, and jazz ensembles were playing outside and inside all over downtown. It was wonderful to be out amid happy people enjoying great music, great food, and a great atmosphere.
Saturday night, I went to the Stan Strickland Quartet at Highfield Hall. It just couldn't have been better.

Will any of us ever forget what we did Columbus Day weekend of 2011? If you were anywhere on the Cape that glorious weekend, it was the gift of a summer surprise, including swimming in warm ocean waters. I treasure my September swims, and keep informal tabs on the date of my last swim, but I don't remember 80-degree days in mid-October. How lucky we are to be in such a beautiful place during this spectacular weather!
I had the good fortune to be on the Vineyard that weekend for a photography workshop with Peter Simon. It was a photogenic place at the best time of year, and I got a few good shots (see left sidebar). My favorite times and places were sunset at the fishing derby at Wasque Point on Chappaquiddick Island (which, if you're a fisherperson, is what you live for all year); sunrise at Edgartown Light; and an afternoon and sunset at Gay Head that honestly for me, was better than the Grand Canyon. The scale was better. The Grand Canyon is, well, so grand! It's hard to take pictures that capture the vista, and so many others have taken way better pictures. But Gay Head on Columbus Day 2011 couldn't have been more beautiful. If you haven't been lately, go now. The Vineyard at this time of year is really scenic.
The other fun thing I did was to eat at all The Black Dog eateries on the Island. After all, this is the birthplace of the brand that has come to symbolize the Vineyard to those in the know. Homemade doughnuts in the morning, delicious wraps in the afternoon, scrumptious scallops for dinner, and always great coffee! I also scoped out the current Black Dog stuff, just in case they have their warehouse sale again this January. This is a true warehouse sale - once a year only, for a weekend, in a warehouse in Wareham (some unintended alliteration here), with stuff in boxes. But my family looooves the quality of The Black Dog apparel, especially sweatshirts and tee shirts, so this is bargain-hunter's nirvana - super quality at a fraction of the regular price. Sign up on their website, and I'll see you in line in January. (Hey Dan, you are going to have this sale this year, aren't you?)

So - real estate... The market around here continues to be unpredictable, but overall, a bit stronger than 2010. Certain houses will come on the market and sell within 2 weeks for a very strong price. Other homes - nice, well-priced - have nary a visitor.
Some of the more expensive homes are selling because those buyers are frustrated with anemic stock market returns and appear to be putting their resources into a home that they can enjoy.
The Globe had an interesting article on October 2 that had a graph showing the rise in cash sales in MA from 2005-2011, from 15% to 34% - not insignificant. Some of these buyers obtain financing after the closing, but buying for cash can eliminate some stress, speed up the closing, and sometimes be a valuable bargaining factor.
If you don't have the cash, banks are eager to lend, and rates haven't been this low in decades. Someday, we'll look back on this and congratulate ourselves if we took out a loan or refinanced. I remember vividly when rates in 1980, a year after I started in real estate, went up to 19%. Painful!

First, Second, Last
That's the market - here are the homes. A friend of mine from my book club commented that some of her friends are beginning to think about selling the big homes they bought when they retired here and would like to downsize to something more manageable and in-town.
As I was describing some of these homes to her, I realized that this is the "First, Second, Last" kind of property: it suits the first-time buyer, the second-home buyer, and the last-home buyer. We've got some good choices!

This is a favorable price for this location, and with 4 bedrooms, 3 baths, and 1,424 sf., it's a manageable size. Convenience stores, restaurants, cleaners, and hair salon are all an easy walk. One other home on Pebble Lane that is for sale is #52 at $359,000 (#21106542).
