I hope you are enjoying our extended summer as much as I am!

 

Sometimes I gauge the success of a day by how many showers I take. It's only noon now, and I've already had two, one after an early-morning run and one after exercise class (see 241 Fitness below); and I'm looking forward to at least one more after what could be my last swim of the season at Old Silver Beach. Last evening I paddled around the pond at sunset. It was just the ducks, the swans, the heron, and me - couldn't have been nicer.

 

(I do fit in some work among all this physical activity! But this is why I love living here. It's so conducive to being out and active - and it's beautiful besides.)

 

The good weather is affecting real estate activity unpredictably. Some days I have no one at my open houses, other days lots of enthusiastic visitors. Interestingly, they're showing up without agents. I wonder what that's about. Are my colleagues missing the boat with prospects? Or are buyers feeling not serious enough to contact an agent? Hmmm....

This week I'm featuring homes that have had substantial price reductions in the last week or two. This indicates that the seller is serious and might consider an offer. With interest rates at historic lows, as well as really attractive asking prices, this is a powerful opportunity for buyers. Here's a selection:

This is not "The Naughty Lady of Shady Lane" in the song popularized by Dean Martin in 1950s. Shady Lane in Falmouth is a private road that ends at crystal-clear Crooked Pond, and is across from one of my favorite places, Coonamessett Farm. First on the market at $389,000 in April, the price was reduced only a bit to $375,000 on Sept. 11. But on Sept. 24, it was reduced $30,000 to $345,000, so the timing and the substantial drop in price indicates that the sellers are ready to deal. For anyone who wants great water access, this probably is the best in town in this price range.

This is possibly the best potential "steal" currently on the market. Here's the price history:

  • Purchased in June of 2004 for $555,000
  • Came on the market on Sept. 2, 2011 for $499,000
  • Reduced to $450,000 on Sept. 5
  • Reduced to $445,000 on Sept. 14  
  • Reduced to $399,000 on Sept. 19

For whatever reason, this seller (who is also the Broker) seems to be really motivated to sell. The home is sited down a long driveway and on over two acres of land. It's a country house, with lots of wood inside and woodsy views outside, and near Old Silver Beach. Call me, and let's go see the "Deal of the Month"!

With lots of original detail and a lovely setting, this home came on the market in July for $675,000, and was reduced on Sept. 19 to $650,000. Although assessments are not always indicative of selling price, with an assessment of $547,100, this is another potential good buy.

Here's a lovely, smaller home in "The Cliffs", a super neighborhood near Old Silver Beach, but with its own private beach association. This house has 3 bedrooms, 2.5 baths, and 2,242 interior sq.ft., with a waterview that, in my humble opinion, is so-so, not ga-ga. Reduced from an initial asking price of $849,900 in May, to $799,900 in June, it just dropped an astounding $100,000 to $699,900! I know there's lots of activity there now because it offers value, and buyers recognize that.

Teaticket Park Fundraiser

 

Last Friday, our spaghetti supper fundraiser for the new Teaticket Park (10 acres stretching from Joe's Driving Range on Rte. 28 to the Teaticket Elementary School) was a sold-out success, with over 200 attendees.

The project is sponsored by The 300 Committee, and the conceptual plan has been designed by Stephen Stimson Associates in Falmouth. It's going to be a treasured haven for everyone in town, and we are excited that the Teaticket-Maravista area, which is one of the more densely populated neighborhoods, will be the beneficiary of this wonderful space.

FitnessBusiness Spotlight: 241 Fitness

 

I LOOVE my exercise class! Led by the gorgeous, strong, and fit Ally and Wendy, work has never been so much fun. Their routines, relentlessly energetic and diverse, are never boring - and never easy, either. Classes are morning and evening, so you don't have that excuse for not exercising.

 

In addition, Wendy and Ally are two of the nicest people in town -and they're funny, too. How they move around, keep time, watch out for all of us, and make jokes simultaneously is beyond me. A side bonus, but one that brings me great pleasure, is seeing their friendship in action.
