Traditionally, July 4th marks the official beginning of "the season". For sure, the people have arrived! The fireworks in Falmouth the night of the Fourth were fabulous. It's really fun to live in a place that everybody comes to for good times and good friends.

This week I'm highlighting homes and condos under $500,000. There's a nice variety - take a look!   
7 Croyden Drive

Cuter Than It Looks

 
   
Although this picture is not the most inspiring, 7 Croyden Drive is really cute for the money ($219,900). At just over 1,000 sq.ft., with three bedrooms and one bath, it's on a small, dirt, side road off Seacoast Shores Boulevard. The yard is spacious and lovely, there is a carport to protect your car, and a really nice deck. The rental history is great. This is a wonderful opportunity to buy that second home at a really attractive price.
293 Acapesket

Million-Dollar Neighborhood

  
Going up in price, the next home I'd like to highlight is 293 Acapesket at $294,000. For $80,000 more than Croyden Drive, you get way more cheer, a neighborhood that includes million-dollar homes, and true move-in condition. For me, the bonus is that this house backs up to conservation land. This affords privacy at no extra cost. This house is also just over 1,000 sq.ft., with three bedrooms but two bathrooms.
  
Shady Lane

The Sparkling Coonamessett River

Shady Lane is a small street that dead ends at the Coonamessett River. There's a sweet, small beach and kayak launching place at the end of the street, just for the homeowners. Coonamessett Farm, with pick-your-own fruits and vegetables, Jamaican Grill Night, and a breezy cafe, is just across Hatchville Road.  At $389,000, 57 Shady Lane is a country club without dues.  
  
121 Queen Street has an unbelievable asking price of only $399,800 - unbelievable, that is, for this downtown location. The house is small, needs some work, but we almost never see anything in the $300's here.
Bowermans

Saconesset Hills Area

  
10 Bowermans Lane at $399,000 is one of the least expensive houses near Saconesset Hills. With 2,000 interior sq.ft., it offers a lot of space, sought-after neighborhood, and at $40,000 under assessment, great value.
  
74 Heather Lane at $450,000 is one of North Falmouth's best buys. It's a wonderful house, a wonderful

Spectacular Old Silver Beach

neighborhood, at a reasonable price.  
  
At $469,000, 1 Acorn Drive is a short half-mile to much-beloved Old Silver Beach. Again, house, location, and price are all attractive.   
  
29 Tara Lane at $479,000 is an up-to-the-minute Colonial in wonderful condition in North Falmouth. The present owners renovated it through 2008-2009

and the results are superb - including the best mud room/pantry I've seen. The neighborhood is North Hill, with the bike path down the road and the beach about a mile away. The asking price represents a loss to the sellers of what they paid and what they put in - but an opportunity for a buyer.

Menahaunt Marvel

 This one is a WOW: 49 Hanson Circle at $485,300 is gorgeous! It's a young Colonial, beautifully built and with exceptional upgrades. The kitchen could hold its own in any price range, the yard is beautiful, and it's in a neighborhood of similar custom homes. Menahaunt Beach is one of Falmouth's longest and least populated. Here you can really take that long, romantic walk on the beach, or you could dig for clams on the backside. At under $500,000, this is a lovely house that offers great value.       
  
Deer Run

Ocean Peek

At $499,900, 69 Deer Run is $103,000 below assessment. The house is a little boring, the backyard is shallow, but you do have a peek of the water, easy boating access, and a North Falmouth location. The difference between the asking price and the assessment is meaningful, so anyone looking for a deal should put this at the top of the list.

The townhouses on Carlson Lane are, in my opinion, among the best located in town. Tucked away off Palmer Ave, the bike path goes in front and it's an easy walk to Main Street. This unit, 51-5 Carlson Lane, has three bedrooms, two baths, and 1,684 sq.ft.; at $389,000, it's a terrific value.

Many of you know of my 16-year career opening and operating retirement communities. In the time since I concluded my last consulting position in Hanover, NH, I've found that people frequently ask for my advice for themselves or an elderly parent, and I've often spoken publicly on the topic.
  
I am passionate about protecting the consumer from people who want them to buy their product or service regardless of the individual's need. Because of this, I've decided to formalize my knowledge and commitment to the consumer as a new consulting business called Next... with a tagline of Senior Transitions.
  
This in no way affects my real estate practice, but just utilizes my unique understanding of the elderly, their challenges, and some good solutions in a productive way. The website isn't ready yet; I'll let you know when it is. In the meantime, click here for the short version.
