In the spirit of Passover and Easter, the theme of this newsletter is new beginnings. We have some interesting homes new to the market to highl ight, a new associate in my office to introduce, and a happy piece of news to share:
Last week when I was at the Cape Cod & Islands Association of Realtors' office, I discovered that I am the #1 real estate agent in Falmouth in 2011 for closed transactions.
I want to thank all of you who are so generous in speaking well of me, in sharing my newsletter, and in understanding that I can't do this without your referrals. Location, Location, Location
Yes, what they say about location is true - and one of the finest locations in Falmouth is the area south of Main Street to the Vineyard Sound beaches. One of the earliest neighborhoods in Falmouth to be settled, it is very charming, with a pleasing diversity of older homes, and leafy green streets of mature trees and landscapes.
Any home in this area is an easy walk to both the shops and restaurants of Main Street, and the sandy shores of Surf Drive and Falmouth Heights Beach (and to the Island Queen and the ballfield where The Commodores show their ball-playing skills). It's ideal! Real estate tends to be pricey here, with good reason, but there are still homes for the average buyer.

200 Mill Road is a lovely, classic ranch on one of Falmouth's prettiest streets and fronting on idyllic Siders Pond. The gracious backyard goes right to the water's edge. It's a dream!

41 Linden Road, $349,900 |
41 Linden Road is an old-time village Cape. It's small (1,106 sq.ft), but it's only one block from downtown, and an easy walk to Surf Drive Beach. The price is amazing, at only $349,900!

26 Deacons, $599,000 |
26 Deacons is directly on Falmouth Harbor. It, too, is small (1,000 sq.ft.), but if you like watching the boats, you probably can't get any closer than this. A little pricey at $599,000, this reflects a reduction from the $700,000s. Maybe it's a bargain?

25 Gerloff Road, Lot 19, $429,000 |
The last featured property is 25 Gerloff Road, Lot 19, asking $429,000. This is a one-in-a-million building lot of just under an acre of level land, and is easy to build upon. We have very little land left in Falmouth. Most of the lots have some kind of an issue - this one really doesn't.

Introducing My New Associate

When I re-opened Nadine Krasnow Real Estate (which soon became Falmouth Fine Properties) in October of 2009, it was not my intention to build a large office. My thought was just to have a little fun in a small real estate office in a charming town. I feel very fortunate that this vision has morphed into a viable business - and I am having fun!
Last fall, I had the good fortune to meet Sheryll and Douglas Reichwein as buyers. As a matter of fact, I thought so highly of them and their inn, The Beach Rose Inn in West Falmouth, that I featured them and the inn in this newsletter! Well, one thing led to another, and I'm very pleased to share the news with you that Sheryll has become the first (maybe the only) associate of Falmouth Fine Properties.
Sheryll impressed me by the careful way she listens, her spot-on responses, and her reliability and calmness in meeting the relentless deadlines of a real estate transaction. She and Douglas were acting on behalf of his mother in California. There were the usual issues of the sale of her home there, and moving a person and her entire life cross country. Sheryll and Douglas were gracious, mature, imaginative, and the consummate problem-solvers - qualities that make a superb real estate agent.
